OF THE CITY OF TEMECULA
DIRECTOR OF PLANNING
January 23, 2003
A regular meeting of the City of Temecula Director of Planning was called to order on Thursday,
January 23, 2003, at 1:30 PM, at the City of Temecula Main Conference Room, 43200 Business
Park Drive, Temecula, California. Principal Planner, Don Hazen presiding.
Also present was Associate Engineer, Annie Bostre-Le, Associate Planner, Matthew Harris and
Minute Clerk, Lisa Kau.
Principal Planner, Don Hazen called the meeting to order at 1:33 PM.
Item No. 1:
Planning Application No. PA02-0331, A Tentative Parcel Map (30786) to
subdivide two existing parcels totalinq 3.85 acres into three single-family
residential parcels located in the Low-Density Residential (L-l) zone on the south
side of Pauba Road and approximately 2,000 feet west of Margarita Road.
Associate Planner Matthew Harris presented the staff report. Principal Planner Don Hazen
opened the public hearing at 1:35 PM. Mr. Mark Brencick, representing Landmark Consulting,
9555 Genesee Avenue, Suite 200, San Diego, CA, agreed to the conditions to of approval with
a few minor changes. He would like to add, "If a Home Owner's Association is proposed" to the
beginning of condition number 8c. Associate Planner Matthew Harris agreed to this addition.
Mr. Brencick also requested to delete the word public from condition number 18 so that the
condition will read, "Private roads shall be designed to meet City road standards", and also
change the road widths in condition 18a from 32 to 28 so that the condition will read, "Minimum
road widths of 28-ft. paved with 60-ft. right-of-ways or easements". Associate Engineer Annie
Bostre-Le agreed to the changes. Principal Planner Don Hazen closed the public hearing at
1:40 PM.
Principal Planner Don Hazen approved PA02-0311 subject to the conditions of approval with the
above-mentioned changes and adjourned the meeting at 1:41 PM.
