MINUTES OF A REGULAR MEETING
OF THE CITY OF TEMECULA
DIRECTOR OF PLANNING
MARCH 25, 2004
A regular meeting of the City of Temecula Director's Hearing was called to order on Thursday,
March 25" 2004, at 1 :30 PM, in the Main Conference Room, located at 43200 Business Park
Drive, Temecula, California. Principal Planner Don Hazen presiding.
Also present were Associate Planner Stuart Fisk, Associate Planner Dan Long, Special
Projects Engineer Annie Bostre-Le and Minute Clerk Kathy Simpkins.
Item No.1:
Planninu Application No. PA03-0636 A request for a Tentative Parcel Map for
condominium purposes for an existinq 202.000 square foot
manufacturinq/distribution and office facility on 11.06 acres.
Principal Planner Don Hazen called the meeting to order at 1 :35 PM.
Associate Planner Stuart Fisk presented an overview and staff recommendations of the project.
Associate Planner stated that project was consistent with City guidelines and policies and
recommends approval.
Principal Planner open'3d Public Hearing at 1 :38 PM.
Applicant Patrick Samrnens of Bay West Equities stated that he has reviewed and concurs with
conditions.
No further requests to speak were presented. Principal Planl1er closed the Public Hearing
portion on this item.
Principal Planner Don Hazen approved PA03-0636.
Item No.2:
Planninu Application No. PA03-0458 A Development Plan and Conditional Use
Permit for a 4.774 square foot financial institution includinq two drive-up lanes.
Associate Planner Dan Long presented an overview and staff recommendations on this project.
Planner stated that applicant had received a revised set of plans. The following conditions were
amended, modified or deleted as necessary: 9, 11,33,37,42,44,49, 50, 57.
Principal Planner open'3d Public Hearing at 1 :39 PM.
Resident Bruce Higgins, raised question as to start date and traffic flow. Planner Long stated
that a start date has net been set for the project. Public Works Engineer Bostre-Le stated that a
stop light is planned.
No further requests to speak were presented. Principal Planner closed the Public Hearing
portion on this item.
Principal Planner Don Hazen approved PA03-0531.
