MINUTES OF A REGULAR MEETING
OF THE CITY OF TEMECULA
DIRECTOR OF PLANNING
MAY 6, 2004
A regular meeting of the City of Temecula Director's Hearing was called to order on Thursday,
May 6, 2004, at 1 :30 PM, in the Main Conference Room, located at 43200 Business Park Drive,
Temecula, California. Principal Planner Don Hazen presiding.
Also present were Associate Planner Dan Long, Special Projects Engineer Annie Bostre-Le,
Assistant Planner Christine Clary, Associate Planner Cheryl Kitzerow and Minute Clerk Adria
McClanahan.
Item No.1:
Planninq Application No. PA04-0075 A request for a Tentative Parcel Map for
finance purposes to subdivide a 1.97 acre site into two industrial lots of .98 and
.99 acres respectivelv.
Principal Planner Don Hazen called the meeting to order at 1 :36 PM.
Associate Planner Matt Harris presented an overview and staff recommendations of the project.
Associate Planner Harris stated that project was consistent with City guidelines and policies and
recommends approval.
Prior to opening the Public Hearing, Principal Planner Hazen requested clarification as to why
the access to both lots was on Parcel 2. There was a single driveway off of Bostic Court relying
on a reciprocal easement for access to Parcel 1. The Principal Planner's concern was whether
or not the City of Temecula would be protected if there was a revocation of the easement
without the City's consent.
Associate Planner Harris addressed the Principal Planner's concern by stating the necessity to
achieve a certain width at the front setback line. The only way to achieve that width was to
bend over the property line.
Principal Planner Hazen verified the Public Works department's Conditions of Approval with
Project Engineer, Annie Bostre-Le. Public Works had conditioned the project to have a joint use
easement for ingress/egress to both parcels, once the Final Map records.
Principal Planner Hazen opened Public Hearing at 1 :39 PM.
Property owner, Don Slater, of Catalina Investments, 5110 E Crescent Drive, Anaheim, CA;
92805, was granted a five minute recess to review the Conditions of Approval.
Principal Planner Hazen re-opened the Public Hearing at 1 :45 PM.
Property owner stated that he has reviewed and accepted the Conditions of Approval. He also
questioned when he would receive the Assessor's Parcel number and what the process
entailed.

Principal Planner Hazen informed the property owner that he would receive the Assessor's
Parcel number when the final map records.
Project Engineer Bostre-Ie informed Mr. Slater that upon submittal of the final map, the
application process would take approximately six months.
Property owner requested an approval letter for the Tentative tract map. Principal Planner
Hazen assured the property owner that the approval letter would be mailed within 1-2 days of
the Director's Hearing. '
No further requests to speak were presented.

Principal Planner Hazen closed the Public Hearing portion on this item at 1 :47 ('M

There being no further business, meeting was adjourned at 1 :45 PM.
