HomeMy WebLinkAbout090904 DH Minutes MINUTES OF A REGULAR MEETING OF THE CITY OF TEMECULA DIRECTOR OF PLANNING SEPTEMBER 9, 2004 A regular meeting of the City of Temecula Director's Hearing was called to order on Thursday, September 9, 1 :30 PM in the Community Development Conference Room, located at 43200 Business Park Drive Temecula California. Principal Planner David Hogan presiding. Also present were Associate Planner Matt Harris, Associate Planner Cheryl Kitzerow, Special Projects Engineer Annie Bostre-Le, and Minute Clerk Kathy Simpkins Item No.1: Planninq Application No. PA04-0374 a Tentative Parcel Map to subdivide a 4.87 acre parcel into three lots with a minimum lot size of 1.52 acres. Associate Planner Cheryl Kitzerow gave an overview of project and staff recommendations. Planner Kitzerow stated that the project complies with city standards and meets requirements for CEOA exemption. Planner recommends approval. Principal Planner David Hogan opened Public Hearing at 1 :30PM. Principal Planner Hogan asked if there was a provision made for a Reciprocal Parking Agreement. Planner Kitzerow responded that this had been covered in the Development Plan. Applicant David Locke, of Hall and Foreman agreed with findings and Conditions of Approval on project. No further requests to speak were presented. Principal Planner Hogan approved PA04-0374. Principal Planner Hogan closed this portion of the Public Hearing 1 :33 PM Item No.2: Planninq Application No. PA04-0078 a Tentative Tract Map to subdivide 4.66 acres into three lots for condominium and open space purposes. Associate Planner Matthew Harris gave an overview of this project and staff recommendation. Associate Planner Harris reminded applicant that per condition # 11 in Conditions of Approval, Planning Commission approval is required for separate Development Plan prior to recording of map. This project is exempt from CEOA. Planner recommends approval. Principal Planner David Hogan opened Public Hearing at 1 :35 PM William Lyon Homes representative Matthew Fagan agreed with findings and Conditions of Approval. No further requests to speak were presented. Principal Planner Hogan approved PA04-0078 subject to Conditions of Approval. Principal Planner Hogan closed this portion of the Public Hearing 1 :37 PM. Associate Planner Matthew Harris gave an overview of this project and staff recommendation. Applicant was reminded that per condition #11 of Conditions of Approval, Planning Commission approval is required for separate Development Plan prior to recording of map. This project is exempt from CEQA. Planner is recommending approval. William Lyon representative Matthew Fagan agreed with findings and Conditions of Approval.
