ANALYSIS Planning Application No. PA23-0481 is a request for a Conditional Use Permit by Evita Figueroa to operate a volley club facility for practices, clinics, and training at 42232 Rio Nedo. The proposed facility will function inside an approximately 6,400 square foot warehouse section of the existing building. Zoning for the existing building is Light Industrial. Per Table 17.24.040 of the Temecula Development Code, 16 parking spaces are required for all the proposed uses (basketball and volleyball court) operating within the building.
