PROJECT DESCRIPTION
Planning Application No, PA05-0356, submitted by Ms, Rebecca Perry, consists of a proposal
for two (2) new wall signs and the approval of outdoor patio furniture and umbrellas for her
business, The Wine Sellers, located at 28480 Old Town Front Street, Suite D (The Hitching
Post), within the Tourist Retail Core (TRC) District of the Old Town Temecula Specific Plan,

ANALYSIS
The applicant is seeking approval for two (2) wall signs .for her new business, The Wine
Sellers, located in The Hitching Post Center in Old Town Temecula, .
The primary wall sign is 4' X 5' (20 Square Feet) in size located on the parapet facing Old
Town Front Street. It is constructed of sandblasted wood with hand carved elements painted
with selections from the Sherwin Williams Preservation Palette, The colors used are Classical
White (SW 2829) with hand rubbed black and gold shading, Roycroft Copper Red (SW 2839),
and three dimensional grapes and leaves painted in aged purples and green tones similar to
Rookwood Dark Green (SW 2816) and Renwick Heather (SW 2818),
The secondary wall sign has dimensions of 2' X 10' (20 Square Feet} and is on an elevation
adjacent to Sixth S1reet. It is made of sandblasted wood with copper metal leaves and hand
carved wood grapes and includes the same Sherwin Williams Preservation Palette paint colors
as the primary wall sign,
Each of these signs meets the size, location and design requirements of the approved sign
program for The Hitching Post Center and the sign regulations and design guidelines of the Old
Town Specific Plan,
The outdoor patio furniture selected by the applicant for the dining area includes tables and
chairs constructed of fabricated black metal and market style umbrellas with teak posts and
shades made of heavy-duty fire-resistant burgundy colored fabric, As required by the Old
Town Specific Plan outdoor furniture design guidelines, the style proposed is high-quality,
durable and natural looking, The furniture is also consistent with the architectural style and
colors of the adjacent building faQade,
RECOMMENDATION
Staff is recommending that the Old Town Local Review Board approve the proposed wall
signs, patio furniture and umbrellas for this new business in Old Town T~mecula,

Planning Applications PA03-0447 (Victorian) and PA05-0111 (Shire)
The conditions of approval for the Craig Way Queen Anne Victorian Development Plan (PA03-
0447). which was approved by the Planning Commission on November 17, 2004, state that the
Development Plan expires on November 17, 2006, The building construction plan check
process is well under way and staff anticipates that the applicant will be able to begin
construction before the Development Plan expiration date,
The Shire building Development Plan modification (PA05-0111) was approved on May 27,
2005, The applicant has returned signed Conditions of Approval for the project since it was
approved, but staff has not otherwise heard from the applicant since approving the project. This
approval will expire on July 13, 2007,
