MINUTES OF A REGULAR MEETING
OF THE CITY OF TEMECULA
DIRECTOR'S HEARING
MARCH 9, 2006
A regular meeting of the City of Temecula Director's Hearing was called to order on Thursday,
March 9, 2006 at 1 :30 p.m. in the Main Conference Room, located at 43200 Business Park
Drive Temecula, California. Planning Director Debbie Ubnoske presiding.
Also present were Assistant Planner Harmony Linton and Minute Clerk Cynthia Lariccia.
Item No.1: Plannina Acclication PA05-0358 a Tentative Parcel Mac with a Final Mac waiver
establishina 20 office condominium units. currentlv in construction. on a 4.72
acres lot. located on the west side of Business Park Drive between Rancho Wav
and Rancho California Road.
Planning Director Ubnoske convened the meeting at 1 :30 p.m.
Assistant Planner Harmony Linton presented an overview of the project and staff
recommendations. The proposed Parcel Map will establish 20 condominium units on 4.72
acres. The Planning Commission approved 17 buildings under Planning Application PA04-0728
on March 30, 2005. The condominium units would be configured to match the suites approved
where buildings are currently under construction. Staff has determined that the proposed
project is consistent with the Development Code and Subdivision Map Act and believe that
findings for the Tentative Parcel Map can be made. Project is categorical exempt under CEQA
per Section 15315 for Minor Land Division and is consistent with City ordinances, standards,
guidelines and policies.
Planning Director opened the Public Hearing at 1 :32 p.m.
Applicant David Krzywicki, 27708 Jefferson Avenue, Suite 204, Temecula, concurred with the
Conditions of Approval.
Planning Director Ubnoske closed the Public Hearing and approved Planning Application PA
05-0358 subject to the attached Conditions of Approval.
There being no further business, hearing was adjourned at 1 :33 p.m.
