MINUTES OF A REGULAR MEETING
OF THE CITY OF TEMECULA
DIRECTOR'S HEARING
MARCH 3D, 2006
A regular meeting of the City of Temecula Director's Hearing was called to order on Thursday,
March 30, 2006 at 1 :30 p.m. in the Main Conference Room, located at 43200 Business Park
Drive Temecula, California. Principal Planner Don Hazen presiding.
Also present were Associate Planner Veronica McCoy and Minute Clerk Cynthia Lariccia.
Item No.1: Plannina ADDlication PA05-0330 a Tentative Parcel MaD to establish industrial
condominium units on a 1.6 acre lot resultina in five condominium units in an
existina buildina. located at 41636 EnterDrise Circle North.
Principal Planner Hazen convened the meeting at 1 :30 p.m.
Associate Planner Veronica McCoy presented an overview of the project and staff
recommendations. The proposed Tentative Parcel Map will create 5 condominium units and will
not create new lots or change existing lot sizes. The condominium units would be configured to
match the suites identified in the Development Plan previously approved by Planning
Commission on June 13, 1998. Project is categorical exempt from further environmental
review.
Principal Planner Hazen opened the Public Hearing at 1 :34 p.m.
Applicant Paul Gupta, 41636 Enterprise Circle North, concurred with the Conditions of Approval
and had no questions.
Principal Planner Hazen closed the Public Hearing at 1 :35 p.m.
Principal Planner Hazen commented that, due to the Final Map Waiver the City is not tying any
requirements prior to recordation of the map. Therefore, Condition 7 will have a text change to
state, "The following shall be submitted to and approved by the Planning Department prior to
issuance of a Certificate of Compliance."
Principal Planner Hazen approved Planning Application No. PA05-0330 subject to the attached
Conditions of Approval.
There being no further business, hearing was adjourned at 1 :36 p.m.
