MINUTES OF A REGULAR MEETING
OF THE CITY OF TEMECULA
DIRECTOR'S HEARING
JULY 6, 2006
A regular meeting of the City of Temecula Director's Hearing was called to order on Thursday,
July 6, 2006 at 1 :30 p.m. in the Main Conference Room, located at 43200 Business Park Drive
Temecula, California. Principal Planner Don Hazen presiding.
Also present was Minute Clerk Cynthia Lariccia.
Item No.1: Plannina Aoolication PA05-0332 and PA05-0333 a Develooment Plan for
Product Review for 112 sinale-familv homes in Plannina Area of the Wolf Creek
Soecific Plan and a Minor Exceotion to allow for reduced buildina setback at nine
irreaularlv shaoed lots. located on the east side of Wolf Creek Drive South.
aooroximatelv 3.500 feet south of Wolf Vallev Road.
Principal Planner Hazen convened the meeting at 1 :30 p.m.
Principal Planner Hazen provided an overview of the project. There are three architectural
styles being proposed, Spanish Colonial, Americana, and French Country for Plans 1, 2, and 3
for a total of nine different styles. The staff planner has reviewed the project and recommends
approval indicating he can make the finding for approval for the Development Plan and the
Minor Exception. The project is exempt from further envirqnmental review per CEQA Section
15162 Subsequent EIR's and Negative Declarations.
Principal Planner Hazen opened the Public Hearing at 1 :31 p.m.
Matthew Fagan, 4201 Avenida Vista Ladera, Temecula, appreciated Planner Fisk's assistance,
reviewed the Conditions of Approval, and concurs with them.
Principal Planner Hazen closed the Public Hearing and approved Planning Application No.
PA05-0109 subject to the Conditions of Approval.
There being no further business, hearing was adjourned at 1 :34 p.m.
