MINUTES OF A REGULAR MEETING
OF THE CITY OF TEMECULA
DIRECTOR'S HEARING
AUGUST 31, 2006
A regular meeting of the City of Temecula Director's Hearing was called to order on Thursday,
August 31, 2006 at 1 :30 p.m. in the Main Conference Room, located at 43200 Business Park
Drive Temecula, California. P~incipal Planner Steve Brown presiding.
Also present was Associate Planner Christine Damko and Minute Clerk Cynthia Lariccia.
Principal Planner Brown opened the Public Comments portion of the Hearing to allow members
of the public to address items that are not listed on the Agenda. Seeing no one, the Public
Comments portion was closed and the first item on the agenda was introduced.

Item No.1: Plan nino Aoolication PA06-0185 a Tentative Parcel Mac to subdivide 5.29 acres
into four lepal garcels with a minimum lot size of 1 acre and 1.75 acres. locateq
on the north side of Santiaoo Road. west of MarClarita Road.
Associate Planner Damko gave an overview of the project with staff recommendations. The
proposed project meets the standards of the Subdivision Ordinance and the Development
Code. The project site is zoned Low Density Residential with a minimum lot size of one acre.
Access is provided off of Cresta Verde Court and Bel Monte Court, which are existing improved
roads. The project has been reviewed by the Fire Department to ensure that access is
consistent with the health and safety standards. The project is exempt from further
environmental review per CEQA Section 15315, Class 15, Minor Land Divisions.
Principal Planner Brown opened the Public Hearing and asked the applicant to identify herself
for the record.
Charlene Kussner, Gallery Reserve Partners, LLC, 31618-1 Railroad Canyon Road, Canyon
Lake.
Principal Planner Brown asked the applicant is she had an opportunity to review the Conditions
of Approval and if she was in agreement with them.
Ms. Kussner stated she had reviewed the Conditions of Approval and agreed with them.
Principal Planner Brown asked if there was anyone present wishing to speak on the project.
As no one came forward to speak in opposition or support of the project, Principal Planner
closed the Public Hearing and approved Planning Application No. PA06-0185 subject to the
Conditions of Approval
