HomeMy WebLinkAbout040507 DH Minutes MINUTES OF A REGULAR MEETING OF THE CITY OF TEMECULA DIRECTOR'S HEARING APRIL 5., 2007 A regular meeting of the City of Temecula Director's Hearing was called to order on Thursday, April 5, 2007 at 1 :30 p.m. in the Main Conference Room, located at 43200 Business Park Drive Temecula, California. Planning Director Debbie Ubnoske presiding. Also present were Associate Planner Dana Schuma and Minute Clerk Kathy Simpkins. Item No.1: Planninq Application PA06-0206 a Tentative Parcel Map (TPM 34699 with a Final Map Waiver to subdivide one 4.97 acre parcel into two lots. and a Minor Exception for a minimum lot size reduction from 2.5 acres to 2.47 acres located at 30465 Cabrillo Avenue. Planning Director Ubnoske convened the meeting at 1 :30 p.m.. Associate Planner Schuma presented an overview of the project and staff recommendations. The original application for a Tentative Parcel Map with a Request for a Final Map waiver and a Minor Exception were submitted July 17, 2006. Since that time the applicant and staff worked together to satisfy City requirements for the proposed map and exception. The project meets the minimum requirements for final Map wavier and has been conditioned to record a Certificate of Land Division Compliance to legalize the land division. The project has been determined to be consistent with the Initial Study therefore the project has been deemed categorically exempt per CEQA guidelines. Staff is recommending approval of the Tentative Tract Map 34699 with a final map waiver and the minor exception. The applicant was represented by Jim Bach of Markham Development Group. Mr. Bach stated that he had reviewed the Conditions of Approval and was in agreement. Planning Director Ubnoske closed the Public Hearing and approved Planning Application PA06- 0206 subject to the Conditions of Approval.
