sECIFICATIONS:
T- enant_shall be required to install one (1) sign compromised of internally illuminated
channel letters which are 5" deep with white enamel (CTM Frazee #5320W 'White
White') painted returns. Faces shall be 3/16" acrylic. 3/4" trim cap at edges shall be
the Frazee white enamel color specified above. Allowable sign area shall be one square
foot per lineal foot of lease frontage, nat to exceed 60 square feet per sign. Sign
length is maximum 75% of store frontage, letter height shall 18" unlef landlord
agrees otherwise. Registered logos will be permitted, providin '.Tie symb:,l' is not more
than. 30% of the capital letter height. Letter style,layout, and face color to be selected
by tenant subject to Landlord approval. See schematic Sign A detail.
IGN TYPE "B" Tenant Window Sign

"signable area" shall be permitted. Any required patching shall match existing
construction.
SIGN TYPE "A" Tenant Fascia Sign
Tenant may install, in window panel adjacent to entry door, not more than 144 square
inches of professionally handpainted decal or white machine -cut vinyl graphics in
approved type style. The maximum letter height is 2 The copy for this sign is
limited to business hours, telephone numbers, emergency information, or other
business instructions. See schematic sign detail.
SIGN TYPE "C" Tenant Rear Door Sign
Tenant shall be required to install one (1) rear door sign indicating business name and
suite number. Sign panel to be 1/8" x 12" aluminum painted to match rear door color
with black machine -cut vinyl graphics in approved type style. See schematic Sign C
detail.

The development of the premises shall conform substantially with Paloma del Sol Specific
Plan.
6. The development of the premises shall conform substantially with Exhibit "A approved
with Planning Application No. PA96 -0157, or as amended by these conditions.
7. Landscaping for the premises shall conform substantially with Exhibit "C approved
Planning Application No. PA96 -0157, or as amended by these conditions.
a. Landscaping and beetling shall be installed in conformance with Exhibit "I" (Cross
sections at Margarita Road and SR79 South).
b. No Tess than ten (10) specimen trees, which are no smaller in size than forty -eight
(48) inch box and not less than 14 feet in height, shall be planted adjacent to the
proposed building located at the southwest comer of the project (currently
identified as a Sav-on Drug Store). Said specimen trees shall be included on the
landscape plans for this building and shall be installed prior to Certificate of
Occupancy for this building.
c. Until such time as the proposed building located at the southwest comer of the
project (currently identified as a Sav-on Drug Store) is constructed, the frontage
landscaping on SR 79 South and Margarita Road shall be installed per the
conceptual landscape plan approved by the Planning Commission. Prior to the
issuance of Certificates of Occupancy the ultimate improvements consistent with
Exhibit "C° shall be constructed. (Added by the City Council on January 28, 1997)
8. Building elevations shall conform substantially with Exhibits "D -1, D -2 and D -3 or as
amended by these conditions.
The size and location of all signage for the development shall conform substantially with
Exhibits "D -1, D -2, D -3, E, H -1, H -2, and 1-1-3 approved with Planning Application No.
PA96 -0157, or as amended by these conditions.
a. The wall mounted sign for the Sav-on (drug store) building that faces Margarita
Road shall be located away from the southwest comer of building in the middle
portion of the elevation.
b. The wall mounted sign for the Sav-on (drug store) building that faces State
Highway 79 South shall be located away from the southwest corner of the
building in the middle portion of the elevation.
c. The height of the letters for the wall mounted Sav-on (drug store) signs shall not
exceed four (4) feet for the capital letters or more than thirty (30) inches for the
lower case letters. (Added by the City Council on January 28, 1997)
