Jefferson Creek Sign criteria
These criteria have been established for the purpose of assuring
an outstanding shopping center, and for the mutual benefit of all
Lessees. Conformance will be strictly enforced. Any installed
non conforming or unapproved signs must be brought into
conformance at the expense of Lessee. In the event Lessor is
required by the governing authority to confirm to stricter

1. GENERAL REODIREMENTS.
(a) Lessee shall submit, within forty -five (45) days and
before fabrication, two (2) copies of the proposed sign to the
Lessor for approval. These drawings must include location, size
and style of lettering, material, type of illumination,
installation details, color selections and design. It may also
include, at Lessor's option, color chips and material samples.
(b) All permits for signs and their construction and,
installation shall be obtained and paid for by Tenant.
(c) All signs shall be constructed and installed at
Lessee's expense. Lessee shall be responsible for the
fulfillment of all requirements and specifications.
(d) All signs must be approved by the proper governmental
agencies having jurisdiction.
(e) The size, .location, design, color, texture, lighting
and materials of these signs shall•in nd way detract from the
design of the shopping center and the surrounding properties.
(f) All eigns,shall be reviewed by Lessor for conformance
with these criteria and overall design quality. Approval or
disapproval of signs based on aesthetics Of design shall remain
the sole discretion of Lessor and its authorized representatives.
(g) Signs must be approved and installed prior to the date
Lessee opens for business or within thirty (30) days of tenants
commencement date as per Exhibit C, which ever is sooner.
(h) All tenant signage shall be approved, in writing, by
Lessor after installation.
2. EXTERIOR FACIA SIGN DESIQf.
(a) ..Building signage shall be channel lettere, internally
illuminated, arid shall conform to the guidelines set forth
herein. Cabinet signs shall not be allowed except for Lessor
approved logp,boxes.

imaginary rectangle or square of vertical and horizontal lines
which fully enclose all sign words, copy or message and shall not
exceed maximum allowed by city codes.
All sizes are subject to Lessor approval.
(c) The color of the letter faces and metal trim may be
selected by Lessee subject to approval of the Lessor. All
surrounds or trim in a single sign shall be a single color. All
colors shall have a matte finish.
(d) Signs shall be internally illuminated to Lessor's
reasonable satisfaction. No additional external illumination
shall be permitted.
(e) Lessee's sign shall

including spacing, shall not exceed the average height allowed in
Section 2(b) above.
(g) The provisions of this Exhibit "D except as otherwise
expressly provided in this Exhibit, shall not be applicable to
the identification signs of a "major," "anchor" or "special"
tenant that may be located in the Shopping Center. It is
understood and agreed that those occupants may have their usual
identification signs on their buildings; provided, however, such
sigma are subject to the following requirements!
(1) All signs shall be in conformance with applicable
Temecula requirements; and Rancho California Business
Association.

(3) Signs must be architecturally compatible and
approved by the Lessor, the City of Temecula and Rancho
California Business Center -1 Association.
3. ,ADDITIONAL SIGNS PERMITTED AND /OR REOUIREQ.

(3) Such signage shall not exceed in square foot
surface area greater than ten percent (10%) of the glass area for
any single pane of glass;
(4) Such signage design shall be submitted to the
Lessor for approval based on aesthetics at the sole discretion of
the Lessor;
(5) Lessee's store hours of operation may be displayed
subject to the above criteria for window signs. Such lettering
shall not exceed one inch (1 in height.
(b) Lighted or neon signs in Leesee'e windows shall not be
allowed except upon written consent and approval of Lessor. Such

signs shall not include products bold except as part of Lessee's

(c) If Lessee has a non customer door for receiving
merchandise, Lessee may have uniformly applied on said door in
location, as directed by the Lessor, in two inch (2•) high block
letters Lessee's name and address and suite number. Where more
than one Lessee uses the same door, each name and address may be
indicated.
(d) No exposed junction boxes, lamps, tubing, conduits,
raceways or neon crossovers of any type are permitted.
4. SIGNS NOT PERMITTED. Banners, paper signs, flags, and other
such temporary signs and materials unless previously approved in
writing by lessor.
5. WINDOWS.
(a) Lessee's window coverings, blinds, curtains, and other
shading devices shall be approved in writing by Lessor for design
aesthetics, and shall remain in the sole discretion of Lessor.
(b) Glass tinting and /or opaque finish shall not be allowed
unless approved in writing by Lessor.
6. CONSTRUCTION RBOUIREMENTS.
(a) Each sign contractor is required to obtain any and all
building and electrical permits.
(b) Location of all openings for conduit in sign panels of
building walls shall be indicated by the sign contractor or
drawing submitted to Lessor.
(c) Each sign contractor must seal off and touch up all
mounting holes and leave the premises free of debris after
installation.
(d) All signs must bear the U.L. label and'the installation
must comply with the building and electrical codes.
(e) Tenant shall be responsible for the operations of its
sign contractor, including repair of any damage to the premises
caused by Lessee's sign contractor. All cabinets, conductors,
transformers, and other equipment shall be concealed.
(f) Any exposed fasteners required for construction shall
be clearly shown on sign drawings and shall match in color and
finish the face and sides of the sign letters.
(g) No labels shall be permitted on exposed surfaces of
signs except those required by local ordinance which shall be
placed in an inconspicuous location.
(h) All penetrations of the building structure required for
sign installation shall be sealed in a watertight condition and
shall be patched to match adjacent finish.,
(i) All exterior signs, bolts, fastenings and clips shall
be of enameling iron with porcelain enamel finish, etainlesa
steel, aluminum, braes or bronze. No black iron material of any
type will be permitted.
