HomeMy WebLinkAbout#011 Palomar VillageL 1 I PALOMAR VILLAGE TENANT SIGN GUIDELINES EXHIBIT F SIGN CRITERIA PP/ An effective signage and graphic system functions not as a separate entity, but as an intergral part of its environment. Unified and controlled signage mutually benefits all tenants and visitors in projecting a cohesive and consistent theme without overpowering the architectural and landscaped environment. To maintain the consistency of the architectural and landscaped image of Palomar Village, no signs shall be permitted within the project boundaries that are not part of or conform to these tenant sign guidelines. The creation of the tenant sign guidelines satisfies all essential signage requirements while preventing the visual clutter often associated with large signage projects. The implementation of this uncluttered statement will reinforce the quality business environment developed by Palomar Village. Included in these tenant sign guidelines are project identification (freestanding tenant signage), on building signage, storefront signage, signage review, and approval. The direction of these Guidelines is to establish and communicate the basic signage standards at Palomar Village. These basic standards: Promote greater sign consistency throughout the project center. Provide sign designers and fabricators with a guideline to signing controls. Provide design criteria to insure that all signage is clear, concise, uniform and aesthetically compatible with the character of Palomar Village. All signage at Palomar Village is subject to approval by the Palomar Village Design Review Committee. All graphics, such as stylized letters, numerals, logos, and symbols shall be subject to final review of the Design Review Committee. All signage must be approved in writing by the Palomar Village Design Review Committee prior to construction. Revised 8/7/90 1 0 0 SIGN SUBMITTALS All sign submittals shall include the following for review: 1. All submittal drawings shall be to scale. 2. Submittal shall indicate for all signs: a. Location; heights, areas, (sign location on building elevation, etc...) b. Design, materials, textures c. Colors d. Illumination e. Typography, graphics f. Section indicating installation and fabrication Criteria for sign approval: 1. Signage shall conform to established tenant sign guidelines. 2. Signs shall be restrained in character and no larger than necessary for adequate identification.. 3. As identification devices, signs shall not excessively compete for citizens attention. 4. Signs shall be harmonious with the materials, color, texture, size, shape, height, location and design of the building, property and environment of which it is a part. 5. Sign designs shall be consistent with professional graphic standards. The following signs and conditions are prohibited: 1. Any sandwich board "A" frame sign or other portable sign. 2. Signs which identify or advertise a product or service not available on the the property. 3. Any sign placed or displayed on vehicles parked primarily for the purpose of displaying the sign. 4. Any shop illumination which, in the opinion of the Design Review Committee exhibits undue glare. 5. Sign banners, pennants or temporary signs displayed on any building or in the parking area. 6. Sign cans of any kind. PALOMAR VILLAGE TENANT DESIGN GUIDELINES AND EXHIBITS 1. The major external site signage has been developed to compliment the architectural detailing of structures within Palomar Village, while adequately promoting the commercial aspects. A unique, consistent theme is desired for Palomar Village which serves to unite all sign types into a system which benefits both visitors and tenants. A. Primary entrance sign (refer to Exhibit A) Identifies primary project entrance and boundary at Palomar Village with name and symbol only. B. Primary tenant monolith (refer to Exhibit 8) Identifies anchor tenants at primary project entrance. Internally illuminated sign structure with pierced typography. Tenant identity must fit within graphic area as specified on Exhibit 8. One of the following colors will be allowed for tenant graphics: Plexiglass; Aqua 2324, Teal Blue 2457, Sky Blue 2343, Yellow 2325, Blue 2050, Red 2415. C. Anchor and Major tenant on building identification (refer to Exhibit D) The sign area allowed for the primary tenant frontage identification shall be one half square foot of sign area per one (1) linear foot of business frontage, or 20 square feet, whichever is greater, except no sign shall exceed fifty (50) square feet or five percent (5%) of the building face, whichever is greater. 1) No on -site advertising sign shall be affixed on, above or over the roof of any building, and no on -site advertising sign shall be affixed to the wall of a building so that it projects above the parapet of the building. For the purposes of this section, a mansard style roof shall be considered a parapet. 2) The maximum surface area of signs affixed to a building shall be as follows: a. Front wall of building The surface area of the sign shall not exceed 5% of the surface area of the front of the building b. Side walls of a building The surface area of the sign shall not exceed 5% of the surface area of the side face of the building. c. Rear wall of a building The surface area of the sign shall not exceed 5% of the surface area of the rear face of the building 3 a 3. The maximum height of lettering for anchor and major tenant facia and monument signage shall be four (4) feet. 4. All proposed signage shall require approval from the City of Temecula Planning Department, and appropriate permits shall be obtained from the building department. All on building tenant signage to be individual channel letters. No sign cans of any kind to be allowed. All signage trim cap and returns to be finished white. Sign depth for all signs not to exceed five (5) inches. Sign face colors are limited to the following colors: Plexiglass; Aqua 2324, Teal Blue 2457, Sky Blue 2343, Yellow 2325, Blue 2050, Red 2415, and White. One color per sign face allowed. D. Shop tenant fascia oh identification Sign area allowed for tenant signage that is located on the fascia shall be fifteen (15) square feet of sign area and a maximum character height of fourteen (14) inches. All on building fascia signage to be individual channel letters. Trim cap and returns to be finished white. Sign depth not to exceed five (5) inches. Tenant permanent door identification (refer to Exhibits F, G, H tore identity, graphics, typography and /or logo may be silkscreened on the tenant door in the following finishes only: Alluminum leaf, Copper leaf, Silver leaf, Gold leaf, or White where a leaf finish would not be appropriate, as determined by the Palomar Village Design Review Comittee. The maximum square foot graphic area allowed per door is 2 1/2 square feet. A standard format has been provided for customer convenience signage. Customer convenience graphics indicate hours of operations and address numbers. They are to be white matte, self adhesive vinyls applied directly to glass door. Type face is to be Gill Sans typestyle. Size placement and layout to follow dimensions set forth in the signage guidelines drawings (refer to Exhibit H). F. Temporary Window Sins Temoprary window signs are allowed if they follow the following criteria: temporary window signs are those signs which advertise or promote a special event, such as an opening, or offering of a new product or service. A. Sign graphics of any nature painted directly on a window shall not be considered a temporary window sign. B. A window sign advertising or promoting any product or service offered on a regular basis or at a regular price shall not be considered a temporary window sign. C. Temporary window signs shall not be illuminated. G. In Store Window Exhibits In store window exhibits must be set back off the front glass at a minimum of 18 Exceptions may be granted with approval from the Palomar Village Design Review Committee. H. Tenant Trellis Shop Sign (refer to Exhibits I J) Tenants may have one shop sign per building frontage. Shop sign consists of a standard frame unit attached onto facia trellis. Tenants are required to custom design an insert sign to hang within the standared frame unit, 4 foot maximum square footage, 4 inch tall letters maximum. Materials may be metal or painted plexiglass. Colors are limited to the following colors to match plexiglass: Aqua 2324, Teal Blue 2457, Sky Slue 2343, Yellow 2325, Blue 2050, Red 2415, and White. All tenant insert signs are subject to approval by the Palomar Design Review Committee. i C0 I.
