AMENDMENT TO DEVELOPMENT REGULATIONS

THIS AMENDMENT TO THE DEVELOPMENT REGULATIONS is made on
the date hereinafter set forth by the Board of Directors of the
aforementioned RANCHO CALIFORNIA BUSINESS CENTER -1, acting on
behalf of the lot owners thereof and hereinafter referred to as
the "Board
WITNESSETH:
1. WHEREAS, the original of these regulations were
recorded as instrument #281100, in the office of the Riverside
County Recorder, affecting the following described property:
Parcels 1 through 24, Parcel Map 19582 -1,
in the County of Riverside, State of
California, as set forth on Exhibit "A
which is attached hereto and incorporated
herein by reference.
2. WHEREAS, Section 6.10 of the Declaration of
Protective Covenants for RANCHO CALIFORNIA BUSINESS CENTER -1,
provides for a method to amend said regulations;
3. WHEREAS, the Board has provided for such methods; and
4. WHEREAS, a majority of the members of the Board have
approved the amendment as set forth hereinbelgw and have
instructed its agent John B., Olhasso, II, to record said
amendment.
NOW, THEREFORE, be it known that said Development
Regulations are amended by changing Article VIII as follows:
VIII. SIGNS AND GRAPHICS
All signs shall conform to the criteria contained
in this section.
Each lot shall be allowed at least one (1) free
standing monument sign and will be allowed at least one building
mounted sign. All signs shall meet the following general
requirements:
GENERAL REQUIREMENTS
No signs, billboards, or advertising shall be erected,
placed, or maintained on any real property or any improvement on
said real property in the park prior to written specific approval
by the committee and in accordance with the development
regulations. In no case shall the maximum area of total signage
per street frontage mounted on a building be equal to more that
one square foot per linear foot of building frontage. This
limitation applies to multiple tenant and single tenant buildings
and is calculated on the basis of the overall dimensions of the
sign. "Building Frontage" shall mean, the side of the building
that contains the'primary windows, glass, front doors or the
distinguishing features that encourage pedestrian access to or
from the building. Said frontage may be either perpendicular or
parallel to the street.
Sign colors shall be limited to one color for the
lettering and one color for the background. Additional colors are
permitted when incorporating the company's logo and at the
direction of the Committee.
Typical "can" or "box" internally -lit signs with entire
face -areas in plastic will not be permitted.
Signmaker's label or other identification will not be
permitted on the exposed surface of signs except those required
by local ordinances which shall be located in an inconspicuous
location, not legible five (5) feet or more away from the sign.
Exposed neon lighting shall not be used.
Exposed conduit, tubing, or raceways will not be
permitted. All conductors, transformers, and other equipment
shall be concealed.
Directional and regulatory signs shall be installed as
required with all graphics subject to the review of the Committee.
Al]. graphics, such as stylized letters, numerals, logos,
and symbols, shall be subject to final review of the Architectural
Review Committee.
Each sign shall be harmonious with the texture and color
of the building to which it is affixed or in conjunction with the
area in which it is employed.
MONUMENT SIGNS
All monumeht signs shall be of a design and material that
is compatible with'the building. Maximum size shall be 12'0" long
by 4'0" high, by 1'6" thick. Graphic letters and /or numbers are
to be of material compatible with the building materials and
colors; maximum size shall be 9" with 4" of space between each row
of letters and a minimum of 4" space at the top and bottom of
sign.
The finish grade for monument signs shall be determined
by the average ground height at the base of the sign.
One monument sign is permitted on each street frontage,
for._each lot. Location is to be approved by Committee.
All sign illumination is to be from a concealed source.
BUILDING MOUNTED SIGNS
The maximum area of total signage per street frontage
mounted on the building is equal to one square foot per linear
foot of building frontage. This limitation applies to multiple
tenants and single tenant buildings. Area is calculated on the
basis of the overall dimensions of the sign. "Building Frontage"
may be either perpendicular or parallel to the street.
The diagram below is an example of how the length of the
"Building Frontage shall be determined. If the South side of
Building A was used to determine'the building frontage, sides A,
B, C and D would total the length of the building side. This
length would be used to determine the total allowable building
mounted signage.

The location of building signs must be compatible with
the architectural design of the building.
No roof mounted signs are to be permitted and no sign
shall extend above parapet or eve.
Building scale and sign placement will determine the
letter size, however, the letters must not exceed 42" in height.
Signs or lettering are not to be painted directly onto
any building surface.
Illumination of building signs may either be internal or
external through use of a concealed light source.
POLE SIGNS
No pole signs shall be permitted.
PYLON SIGNS
Pylon signs may be substituted for monument signs in the
Jefferson Avenue frontage of parcels bordering on Jefferson
Avenue. No other pylon signs.shall be permitted.
In the event it is desired to utilize pylon signs, one
of the following alternatives shall be used:
1. A total of three pylon signs, none of which are to
exceed 25 feet in height nor a total sign area each of 75 square
feet per side.
2. A total of two pylon signs, none of which are to
exceed 30 feet in height nor a total sign area of 150 square feet
per side.
3. A single pylon sign not to exceed 35 feet in height
nor a total sign area of 250 square feet per side.

The above alternatives are not to be combined in any way
and do not apply to individual lots, but rather they shall apply
separately to the combination of the Jefferson Avenue lots in the
Property (south of Winchester Road). and to the combination of the
Jefferson Avenue lots in the Annexable Property (north of
Winchester Road). The selection of Alternatives 1, 2 or 3 shall
require the unanimous written consent of all the iumediately
involved property owners; that is, either all the lots in the
Property (south of Winchester Road) with frontage on Jefferson
Avenue, or all the lots in the Annexable Property (north of
Winchester Road) with frontage on Jefferson Avenue.
PROHIBITED SIGNS
Written approval of the Architectural Review Committee
and a Sign Permit, issued by the County of Riverside, are required
for all signage. Signs using flags, or exposed neon are not
allowed without approval of the Committee.
TEMPORARY SIGNS
Development signs:
Declarant may install a master sales sign offering the
sale of portions of the Business Center.
'Individual Lot Real Estates
One sign may be erected on a lot to offer the lot for
sale of lease. These signs shall be no larger than thirty two
(32) square feet per aide.
Construction Signs:
Each project is permitted two temporary signs for
construction, sale, or lease. One of the two signs may be located
at the entry point to the site; the other at the building. Each
sign is limited to 40 sguare feet per side. Sign copy is limited
to the following:

PERMANENT PARR IDENTIFICATION SIGNS
Permanent major Park entry monument signs with the name
of the Park will be allowed at the street corners on Jefferson and
Winchester Roads as indicated in'the Master Development Plan.
