All signs shall be constructed at Tenant's expense. 1 .4. SUBJECT TO BUILDING DEPT. APPROVAL CITY OF TEMECULA PLANNING DEPT. PROJECT MEETS ZONING STANDARDS PERMITS ARE REQUIRED ATUR APPROVED DATE aa 1. Prior to fabrication or applying for city approvals, each Tenant shall submit to the Landlord for approval three (3) copies of detailed shop drawings (one in full color) indicating the location, size, layout, design, color illumination, materials and method of attachment. Send these copies to: James R. DeMarco, 2030 Main Street, (Suite 1200), Irvine, California 92614. 2. All permits and fees for signs and their installation shall be obtained by the Tenant or his representative. 4. Tenant shall be responsible for the installation and maintenance of his sign. Should Tenant's sign require maintenance or repair, Landlord shall give Tenant thirty (30) days written notice to effect the maintenance or repair. Should Tenant fail to do so, Landlord may undertake repairs and Tenant shall reimburse Landlord within ten (10) days from receipt of invoice. 5. All signs and their installation must comply with all local building and electrical codes and bear a U.L. label if required by the local governing agency. 6. Tenant shall cause the sign contractor to repair any damage to the building caused by his work. All penetrations of the building shall be neatly sealed in a watertight condition and shall be patched to match the adjacent finish. Damage to the building that is not repaired by the sign contractor shall be corrected at Tenant's expense. 7. All signs shall be installed above the glass exterior of Tenant's Premises and shall be vertically and horizontally centered on the concrete frontage of Tenant's Premises. 8. All signs shall be mounted on a raceway 12" high and 6" deep. The raceway shall be painted in Dunn Edwards, Snowball White, Q- 15 -16 -P. The power distribution box will be located on interior of building fascia area. All illuminated signs will be on the same time clock. 9. All signs shall be channel letters. All signs shall have no more than two lines of copy. The size of the signs and letters shall be in conformance with the following: (a) Single Line Copy. Maximum height of signs and letters shall be 24 Minimum height of letters shall be 12 Maximum length of sign shall be 75% of Tenant's width. (b) Two Line Copy. Maximum height of sign shall not exceed 30" with no single letter greater than 24" high Minimum height of letters shall be 12 Maximum length of sign shall be 65% of Tenant's Premise width. 10. Trademark or established signage will be individually considered. 11. Each Tenant will be permitted one (1) sign unless Tenant's Premises includes a corner of a building, in which case, Tenant may be permitted a secondary sign on the side of Tenant's Premises which sign shall be no larger than the sign installed by Tenant on the frontage of Tenant's Premises. Any such secondary sign shall be installed at a location approved by Landlord. The secondary sign shall comply with the Sign Criteria. In addition, Tenant may install a sign on the rear of Tenant's Premises no greater than 50% of the size of Tenant's primary sign. Initials: Rev. Oct., 2004 12. All plex faces of the sign shall be one color and must be selected from the following list of Acrylite Company colors: White No. 2447, Red No. 2283, Light Blue No. 2051, Dark Blue, No. 2114, and Yellow, No. 2037: The side of the metal channel letter and trimcap must be painted either black or white. Logo colors may differ from sign colors. 13. Neon A limited amount of exposed Neon may be permitted. 14. Prohibited Signage: (a) Except as provided herein, no advertising placards, external displays, decorative lighting, flags, balloons, banners, pennants, names, insignia, trade marks or other descriptive material, shall be affixed or maintained upon either the interior or exterior glass panes and support of the show window and doors or upon the exterior walls of the building. (b) Signs on or affixed to trucks, automobiles, trailers or other vehicles which advertise, identify or provide direction to a use or activity not related to its lawful making of deliveries of sales or merchandise or rendering of services from such vehicles are prohibited. 15. At the expiration or sooner termination of Tenant's lease term, Tenant shall remove his sign, neatly seal all penetrations of the building and patch the sign area to match the adjacent finish.
