Tenant shall not place or permit to be placed any sign, placard, picture, advertisement, name, notice or similar matter on doors, windows, exterior walls, roof or any par: of the outside or inside of the Building without the prior written consent of Landlord, which consent may be withheld for any reason. Landlord shall have the right to remove at Tenant's expense and without notice any sign installed or displayed in violation of this rule. A. Landlord shall install a sign listing Tenant's name and suite number "Tenant Directory Sign location on the directory board located at the entrance to the Building. B. The directory board at the entrance to the Building is provided for the exclusive display of the name and location in the Building of each tenant. III. TENANT SUITE SIGN A. Landlord shall furnish and install a sign listing Tenant's name and suite number (Tenant Suite Sign located on the entrance door leading to Tenant's Premises. B. Location of all openings for conduit in sip panels of building walls shall be indicated by the sign contractor on drawing submitted to Landlord. C. Each alga contractor must seal off and touch up all mounting boles and leave the Premises free of debris after installation. D, All sips must bear the U.L. Label and the installation must comply with the building and electrical codes. E. Tenant shall be reapoasibie for the operation of its sip contractor, Including repair of any damage to the Premises caused by Tenant's sip contractor. All cabinets, conductors, transformers, and other equipment shag be concealed. P. Any exposed fasteners required for coestrucdon shall be dearly shown on sign drawings and shag match in color and finish the face and sides of the sip letters. 0. No labels shall be permitted on exposed surfaces of signs except those required by local ordinance which shag be placed in an Inconspicuous location. H. All penetrations of the building structure required for sip installation shag be sealed in a waterdght condition and shell be patched to match adjacent finish. I. All exterior signs, bolts, fastenings and clips shall be of enameling Iron with porcelain enamel finish, stainless steel, aluminum, brass or bronze. No black iron materials of any typo will be permitted. J. All exterior letters or sips exposed to the weather shall be mounted at least 3/4' from the building wall to permit proper dirt and water drainage. K. All letters shag be fabricated using full•welded construction. EXHIBIT P, Sign Criteria Additional Signs Permitted and or Required (coned) Notwithstanding the foregoing, Tenant shall have the right to install on Tenant's front entrance doors Tenant's name and logo In an area not to exceed six (6) square feet and to display adjacent to Tenants front entrance door credit card affiliations in an area not to exceed one and one -half (114)•square feet. Method of application of Tenant's rigs name and logo shall be subject to Landlord's approshL Monument Sign and Pylon Sign. Tenant shall install its trade name on both sides of the Tenant Monument Sign located on Rancho California Road as approximately shown on Exhibit A, page A -1 and on both sides of the Pylon Sign located on Ynez Road as approximately shown on Exhibit A, page Al. Tenant's share of each such sign shall be in the location and in the approximate size designated on Exhibit F, pages P4 and F -S hereto for such alga (Tenant's Signs') Tenant agrees that Tenant shag design and install Tenant's S in accordance with the provisions of this Exhibit F and with all governmental laws, rules and regulations, that such signs shall be subject to Landlord's approval, and that Tenant shall perform or cause to be performed all of the work and shall bear all costs associated with the design and installation of Tenant's Signs. Tenant shall pay to Landlord on the earlier of the Rent Start Date or the date Tenant installs Tenant's Sign on either such sign, $11,411.00 as Tenant's share of the cost of construction and Installation of the Pylon Sign and the Tenant Monument Sign. Landlord shall maintain, repair and, if neracrary, replace the Monument Sign and the Pylon Sign and shall maintain and repair Tenant's Signs. Tenant shall pay its pm rata share of such maintenance, repair and replacement based on the square footage of Tenant's Sips divided by the square footage of all sign pants which are occupied on such sign at the time such expenses are incurred.
