This Sign Program has been prepared for the Vail Ranch Center shopping center
"Shopping Center"), located in the City of Temecula, Califomia. A Site Plan of the
Shopping Center is attached as Exhibit 1. This sign program contains provisions for
type, size, location and design of all signs for this commercial center.
I. GENERAL DESIGN GUIDELINES:
Vail Ranch Center is a community commercial shopping center based upon a Village
Center concept. The purpose of the Sign Program is to insure coordinated signage
which will be an integral and enhancing part of the visual aesthetic and ease of use
enjoyment of the Shopping Center. The signs will assist in creating the village
atmosphere with a variety of distinctive shapes, colors, fonts and locations.
Freestanding and wall signs will be interior illuminated individual letters, script or
cabinet designs utilizing single line, multi -line or curved graphic features. Locating the
signs at different levels on the buildings window signs at eye level, wall signs in a
band above the windows and on raised facades will contribute to the pedestrian scale
of the architecture. Cabinet signs are prohibited on shop buildings.
The Shopping Center is intended to include, upon completion, up to twenty six (26)
one -story buildings identified on the Site Plan as Major, Pad, Shop, TheatertKioskarad
Day -Care buildings. The signs for the Shopping Center will include (A) freestanding

center signs, (B) freestanding theater sign, (C) (D) monument signs, wall and window
signs.
The freestanding, wall and monument signs will generally be internally lit. All signage
is subject to: (a) conformance with this Sign Program; (b) conformance with the
provisions of the Declaration of Restrictions Grants of Easement "Declaration and
(c) issuance of all appropriate permits from the City of Temecula. As used herein, the
"Operator' means Vail Ranch Limited Partnership, a Califomia Limited Partnership (the
initial developer of the Shopping Center), or its successor -in- interest as the Operator of
the Shopping Center designated pursuant to the Declaration.
II. TYPES OF SIGNS:
Types A D: Freestanding Center and Tenant Monument Signs. Two (2) 15
high Freestanding Center Signs,Type A, are located at the main entrances to the
Shopping Center along Highway 79 South and along Redhawk Parkway. Two (2)
11'-6" high Tenant Monument Signs Type D, are located near the east and west
boundaries of the Shopping Center along Highway 79 South, in the approximate
locations indicated on the Site Plan attached as Exhibit 1. Each Type A D sign shall
be located at least five (5) feet behind the property line. Each Type A D sign shall
identify up to four (4) occupants of the Shopping Center. The occupants entitled to
display signs on each Type A D sign shall be determined as set forth in the
Declaration. Each sign's base and cap colors shall be consistent with the exterior
colors used on the Shopping Center. Sign colors and sizes shall be as shown on
attached Exhibits 2 and 2A.
Type B Freestanding Theater Sign. One (1) Freestanding Theater Sign is
located along Highway 79 South in the approximate location shown on Exhibit 1. The
internally illuminated sign will display the name of the theater and a panel for
removable listings of current movies The sign, base and cap colors shall be consistent
with the exterior colors used on the Shopping Center. Sign colors and sizes shall be as
shown on attached Exhibit 3.
Type C Tenant Monument Signs. Three Freestanding Tenant Monument signs
are located along Highway 79 South. Each Tenant Monument Sign shall identify the
freestanding Pad occupant adjacent to the Tenant Monument Sign. The locations of
the proposed Tenant Monument Signs are indicated on attached Exhibit 1. These
signs shall conform to the following standards:
1. Each Tenant Monument Sign shall be located at least five (5) feet behind the
property.line.
2. Each Tenant Monument Sign shall be intemally illuminated with translucent
acrylic -type sign surface and located in accordance with attached Exhibit 1.
3. A minimum distance of one hundred (100) feet shall be maintained between
Tenant Monument Signs.
4. Each sign's base and cap colors shall be consistent with the exterior colors
used on the Shopping Center and shall not be considered part of the overall
square footage of the Tenant Monument Sign. Sign colors and sizes shall be as
shown on attached Exhibits 2 and 3.
Pad 2 Wall Signs (including logos). Wall applied signs for McDonald's shall be
interior illuminated single -face cabinet signs. Window signs shall be unlighted.
Pad 3 Wall Signs (including logos). Wall- applied signs for Chevron shall be
intemally illuminated or unlighted.
Shop Wall Signs (including logos). Wall- applied signs shall be interior illuminated
individual letters, script or cabinet designs. Creativity in design is encouraged. t o he
maximum surface areas of sigrOaffixed to Shops shall not exceed 10% of the surface
area of the front face or side face of the Shop and 5% of the rear face of the Shop. The
maximum length of the sign copy area shall not exceed 80% of the lineal foot frontage
of the occupant's Shop and shall be centered on the Shop. The maximum height the
sign copy area shall be in conformance with the following schedule:

Sign design within the letter /logo sign copy area may incorporate single line, multi -line
or curved graphic features but the overall height of the sign, including spacing, shall
not exceed the maximum height allowed in the designated sign band areas. Shop wall
sign location shall be as shown on attached Exhibits 7, 8, 9 and 10.
Freestanding Shops/Pads/Day Care: Signage for the Shopping Center freestanding
Shops, Pads and Day Care shall conform the criteria established above for Shop Wall
Signs and subject to the approval of the Operator.
Major and Theater Wall Signs: Wall applied signs shall be interior illuminated
individual letters, script or cabinet designs. The maximum surface area of signs affixed
to a Major or Theater shall not exceed 10%' of the surface area of the front face or side
face of the Major or Theater and 5% of the rear face of the Major or Theater. The
average maximum height identifying the occupants name shall be nine feet. Additional
signs shall be permitted identifying various conveniences in typical locations as shown
on Exhibit 8. Wall sign sizes and locations for Major 1 shall be as shown on attached
Exhibits 11.E
Window Signs: Any graphics applied to the glass of Pad or Shop buildings, unless
otherwise noted within this Sign Program shall not exceed 10% of window area and
shall be subject to Operator's total discretion and approval. Any window sign
displaying hours of operation, credit cards accepted, and other such items shall not
exceed a cumulative square footage of two (2) square feet, and is also subject to
Planning Department approval.

Directory Signs: One (1) directory sign is permitted at each Shop or Pad building
complex, not to exceed six (6) feet in height and six (6) square feet in size.
Service Door Sign:If Tenant has a non customer service door for receiving
merchandise, Tenant may have uniformly applied on said door in a location as directed
by the Operator, in 2" high block letters, Tenant's name, address and suite number.
Where more than one tenant uses the same door, each name and address may be
indicated.
Temporary Promotion Signs. Banners and temporary signs may be permitted for a
limited time to announce the Grand Opening of a business, special promotions, sales,
and outdoor exhibitions or performances on the premises, subject to these limitations:
1. Signs painted on or attached to a window surface will be permitted,
except that such signs for Pad and Shop buildings shall not cover more
than 25% of the total window surface.
2. Signs shall advertise only the goods or services available on the
premises.
3. Temporary banners, pennants, streamers, whirligigs, or similar
attention -getter devices without wording erected for the purposes of
advertising the Grand Opening of a business: (a) shall obtain a sign
permit from the City Building Dept. prior to installation; (b) shall not
obstruct visibility of a neighboring property; (c) shall also be subject to
Operator's discretionary approval; and (d) shall be permitted for a period
of thirty (30) days after initial opening of the business to the public.
4. Temporary signs shall be permitted for a period not to exceed thirty (30)
business days for a Grand Opening.

5. Temporary signs will also be permitted for three (3) days before and three
(3) days after a maximum of 4 events per year.
6. A temporary sign shall be placed in the general vicinity of the business it
promotes. No signs shall be placed on roof -tops.
Leasing Signs: A leasing sign shall be permitted in the window of each unoccupied
Major, Pad, or Shop space. If the occupancy level of the Shop space is below 80 the
Operator will be permitted to place freestanding leasing signs on the property.
Traffic Control Sign/Center Regulations: City standard traffic control signs (i.e.,
stop yield, no entry, tow away, etc.) and Shopping Center regulation signs "no
skateboards "deliveries etc.) shall be permitted in the parking lot areas to assist the
normal flow of traffic to and from the Shopping Center and to identify the regulations of
the Shopping Center.
0 III ENFORCEMENT:
The design of all signs in the complex shall conform to this Sign Program. Sign Plans
shall be prepared by a licensed sign contractor. Sign plans for all signs, except signs
for the Major buildings shall be submitted to the Operator for approval prior to
submission to the City or application for a sign permit. Only signs approved by he
Operator shall be submitted for approval to the City of Temecula. Only signs approved
by the City of Temecula shall be installed in the Shopping Center.
All signs shall be subject to the Operator's discretionary approval, architecturally
compatible and in conformance to applicable govemment requirements.
No sign shall project above the parapet of a building nor shall signs be allowed which
are flashing, moving or audible.
