Signage General Once these Design Guidelines are approved, this section shall be the adopted Sign Program for Parcels 2 and 4 of Villages Paseo del Sol shopping center. The signage for the Villages Paseo del Sol will be created as a single thematic program for the M entire development. This will serve as the guide for design of the overall commercial center as well as for individual tenant spaces. It is the purpose of this Sign Program to establish the requirements for the design and fabrication standards of all tenant signage at the Center. The objective of the Sign Program is to provide design standards and specifications that assure 1 consistency in quality, color, size, placement, typestyle and configuration for tenant signs throughout the shopping center. Signage at the Center is viewed as an integral part of the Center's image and success. As such, signs shall be carefully designed and executed to enhance the identity of retail tenants and to 1 exceed the standards and quality normally associated with commercial retail signage. The primary objective of the sign criteria is to generate high quality, creative tenant signage. A diversity of sign types and styles is encouraged to impart a lively quality. Treatments encouraged by the plan include: 1 M mixed -media signs incorporating multi- dimensional forms and combinations of colors, shapes, materials, and lighting techniques. (Note: Sound and/or moving pictures are not allowed.); and 1 fusion of contemporary elements to create a unique appearance. Acceptable Sign Treatments A mixed -media approach where signage is composed of several different elements and lighting 1 techniques is encouraged. The following treatments are considered appropriate: 1 dimensional geometric shapes; 0 painted metal; 1 screens, grids, or mesh; 1 etches, polished, or abraded metal; cut steel or fabricated steel; 1 fiber optics, and/or neon light sculptures; 1 opaque acrylic materials with matte finishes; r banners and boards which suggest lifestyle, use or seasonal messages; VILLAGES PASEO DEL SOL DESIGN GUIDELINES SPECIFIC PLAN NO. 219/AMENDMENT NO 7 Page 6 0 1 1 1 0 0 0 0 :0 0 0 0 0 1 0 0 1 0 0 0 0 0 lettering on awnings; or internally illuminated channel letters if integrated with other treatments outlined in this section. Acceptable Lighting Methods In keeping with the creative design objective, identity signs for tenants should be illuminated using a variety of lighting techniques. All signage lighting shall be in conformance with the City Light Pollution Ordinance. The following are acceptable lighting methods for tenant's signage: reverse channel neon with silhouette illumination; open channel neon; back lit silhouetted letters or logos; architecturally lit (from above in accordance with lighting ordinance) for under canopy or projecting blade signs; can style second line copy; and/or internal illumination, typical of channel letters. All exposed or skeletal neon must be backed with an opaque coating, unless otherwise specified herein or approved. All housings and posts for exposed neon signs must be painted out to match the building background immediately behind and adjacent to the sign. Prohibited Sign Types and Other Elements The following signs and other elements shall be prohibited: Temporary wall signs, pennants, flags, banners, inflatable displays or sandwich boards, unless a temporary permit is obtained from the City; Window signs except where specifically approved in writing by the Owner; Flashing, blinking, moving, animated or audible si ns; Internally illuminated awning backgrounds; Rooftop signs, signs projecting above rooflines or parapets, signs on mansard roofs or equipment screens; Advertising or promotional signs on parked vehicles; and Any sign with wording other than tenant identification (i.e. signs with price information or specific brand names unless said brand name is part of tenant's legal trade name or insignia). VILLAGES PASEO DEL SOL DESIGN GUIDELINES SPECIFIC PLAN NO.219 /AMENDMENT NO 7 Page 7 t Exposed junction boxes, ballast boxes, transformers, lamps, tubing, conduits, raceways or neon crossovers of any type; Signs using "Trim Cap" retainers that do not match the color of letter returns and logo returns; Pre manufactured signs, such as franchise signs, that do not meet the criteria; Paper, cardboard or Styrofoam signs, stickers, or decals hung around, on or behind storefronts; Exposed fastenings, unless fastenings make an intentional architectural statement; Simulated materials (i.e. wood grained plastic laminates, etc.) or wall covering; Animated lights; Exposed conduits and raceways; Electrified neon attached to glass tubing surrounds or crossbars; and Front lighting fixtures that compete with storefront design. Colors The following guidelines are to be adhered to in selecting colors for signage: colors allowed are blue, green, teal, red, yellow, orange, white and/or black; sign colors shall be selected to provide sufficient contrast against building background colors so as to be readable during daylight hours; 1 colors within each sign should be harmoniously blended; sign colors should be compatible with building background colors; signage colors should provide variety and excitement; 0 color of letter returns should contrast with face colors for good daytime readability; interior of open channel letters shall be painted dark when against light I 0 backgrounds; and neon colors should complement related signage elements. 11 All sign colors are subject to review and approval by the Owner in its reasonable discretion as part of the tenant sign submittal. M VILLAGES PASEO DEL SOL DESIGN GUIDELINES SPECIFIC PLAN NO.219 /AMENDMENT NO 7 Page 8 Typestyles The use of logos and distinctive typestyles is encouraged for all tenant signs. Tenants may adapt established typestyles, logos, colors and/or images that are in use on similar buildings operated by them in California, provided that said images are architecturally compatible. The use of graphics consistent with the nature of the product or service being offered is encouraged as a means of enhancing the shopping experience. Type may be arranged in one or two lines of copy and may consist of upper and/or lower case letters. Sign Types and Quantities The following types of signs area anticipated for use in the Villages Paseo del Sol on Parcels 2and4. Shopping Center Identification Monumentation Shopping Center Identification Monumentation for the Villages Paseo del Sol occurs along Highway 79 South and Camino del Sol, at Meadows Parkway and Campanula Way and along Campanula Way at the main entrances. Monuments are sited in conjunction with a coherent landscaping backdrop. Monument signage letterforms will be at a minimum letter size for automotive legibility at the appropriate distances and speeds to allow for safe entry to the site. These signs shall contain only the name of the center. See Exhibit "F'. Multi- Tenant Common Monument Sign A major multi -tenant shopping center common monument sign identifying the shopping center tenants in Buildings "0", "H", "1 "J", "K", "L "M" and "N" not to exceed 12 feet in height and 12 feet in length will be constructed near the right in right out driveway called Villages Center East along Highway 79 South, as indicated on Exhibit "P This sign may be an exception to spacing requirements of all other monument signs. One of these signs is allowed for the center and shall be limited to eight sign panels per side. Multi- Tenant Monument Signs or Single Tenant Monument Signs In accordance with Exhibit "P buildings `B "F" except "C" shall each be allowed an individual monument sign or multi tenant shared monument sign for each building along the frontage of Highway 79 South. Buildings "F "G" and/or "H"), "I "J", "L"), "M" and "N") collectively shall be allowed a monument sign or panel on a shared monument signs along Campanula Way. The building designation letters shown in parenthesis indicate shared signage. See Exhibit "0-1 Multi -tenant signs can provide space for up to eight (8) individual Tenant identification sign panels on each side of each monument sign. Unless otherwise designated, monument signs shall be 90 degrees to the street and shall not exceed six feet in height and maximum 12 feet in length. Tenant monument signs shall be no closer than within two hundred fifty (250') feet of each other unless across a drive aisle. Tenant monument signs may be within fifty (50') feet of a Shopping Center Identification monument sign. Directional signage may name specific tenants for ease of directions as designated by Landlord. Two site plan tenant directories shall be installed within the Village Core, one near the main plaza and one near the casual dining area. These interior site direction signs shall not be readable from the public streets. See Exhibit "G -6 Wall Mounted Signs All building signage will be located within building or tower facade areas specifically designed to allow for tenant signage, as generally indicated by Exhibits "H -1" and "11-2" subject to maximum area calculations, maximum and minimum height requirements and maximum number allowed herein. Adequate amounts of visual open space shall be provided around wall signs so that signs appear balanced and in scale in relation to their backgrounds and building architectural elements. One sign for each business storefront, side and/or rear is the maximum number of signs allowed, up to four, for each tenant. However, a business may only have a maximum of four signs including all wall mounted and freestanding signs (a one -sided or two -sided panel on a monument sign shall be counted as one sign for this purpose), but excluding all under canopy or projecting blade signs. The maximum square footages specified for any copy area for signs, graphics, logo and typography shall appear balanced and in scale within the context of the allowable sign area. Thickness, height, and color of sign lettering shall be visually balanced and in proportion to other signs on the building. Area of Signs Th maximum area, maximum letter height and maximum logo height shall be calculated in accordance with the following Table for Wall Signs. For businesses with more than one permitted wall mounted sign, the second sign shall not exceed 80 third 70 and fourth 60% of the maximum allowable sign for each frontage, side or rear in accordance with the Table for Wall Signs VILLAGES PASEO DEL SOL DESIGN GUIDELINES SPECIFIC PLAN NO. 219/AMENDMENT NO 7 Page 10 The maximum area allowed per elevation, the Table for Wall Signs, the maximum letter height and the maximum logo or graphic height shall be in accordance with the following table and its notes: TABLE FOR WALL SIGNS MAXIMUM AREA MAXIMUM LETTER HEIGHT Note 1— If the entire second floor of the office/medical building (Building J) is occupied by a single tenant, one tenant sign on two sides of the building may be allowed immediately below the parapet or eave line. Note 2 When the second floor of the two story office /retail building (Building J) is occupied by more than one tenant, the number of signs shall be limited to a maximum of six (6) wall signs, one (1) on the east elevation. two (2) on the south elevation, one (1) on the west elevation and two (2) on the north elevation. No individual sign shall exceed twenty -five (25) lineal feet in length and forty (40) square feet in area. Note 3 Tenants who elect to place sign panels on a monument sign shall give up one wall sign for each two (2) panels (one on each side) or for any single -sided sign panel on each monument sign. In -line shops, second story office tenants or end -cap shops who only use two (2) wall signs may also have two (2) sign panels (one on each side) on a designated multi tenant monument sign. Certain rear in -line tenants, plaza tenants and freestanding tenants may be allowed additional sign panels on the 12 -foot tall multi- tenant monument sign along Highway 79 South at Landlord's sole discretion. In no case shall the combination of wall signs and monument signs exceed four (4) signs. CO Note 7 Notwithstanding anything in the sign program to the contrary, a subtenant or concessionaire within a Major Tenant or Anchor Tenant space may have wall signage on the storefront only so long as the total maximum sign area for the building storefront area is not exceeded when totaling up all sign areas allowed for such building storefront. Logos and Graphics In order to encourage logos and/or graphics, consistent with the nature of the product or service being offered, as a means of enhancing the shopping experience, graphics may be included as part of the overall business signage. The area of the logo and/or graphic shall be included in the maximum allowable sign area. Wall signs or graphics may not exceed the top of the parapet wall or the bottom of the eaves, whichever is lower. All graphics are subject to review and approval by the Director of Planning prior to installation. Each sign copy or logo copy area is calculated separately by enclosing each sign copy or logo copy area within a geometric shape of vertical and horizontal lines. Circular logo copy may be calculated without the use of straight lines. Each area so calculated shall be added together to determine compliance with maximum area allowed. Calculations shall be provided to City with each sign permit submittal by tenant. Background shall count as sign area if such background is not integrated into the building design where the individual channel letters are affixed directly to the building walL General Design Requirements for Wall Mounted Signs General design requirements for wall mounted signs are as follows: Wall signs shall not be located on windows or doors. Sub leasing tenants are permitted to have wall signs. The signage must fall within the maximum signage area allowed for the tenant space together with other wall signs, and must conform to all other signage restrictions and regulations. These signs shall be half the height of the primary tenant. A diversity of letter types and colors shall be encouraged for wall signs within the Center to create interest. Sign colors should be selected that provide a significant contrast between the background colors and the letters. 9 Internal illumination of the background or letters is preferred. Limited amounts of exposed neon are also acceptable. Under Canopy Signs The intent of these signs is to provide identification for individual businesses solely for pedestrians. Under Canopy signs shall be used either under canopy overhangs of four feet or more or under trellis. They are only permitted for tenants if uniformly used in the shopping center for the in line space or for a single tenant if the tenant is occupying an entire freestanding 9 pad within the Center. One under canopy sign per customer entrance. Four (4) square feet maximum area. General design requirements for under canopy signs: b Must be attached to a permanent canopy, trellis or building. They shall be illuminated only with the lighting from the canopy or trellis. Ground clearance shall be a minimum of 8 feet. S Projecting Blade Signs S The intent of these signs is to provide an alternative form of signage for identification of businesses to the pedestrian strolling along the sidewalk near storefronts where there is no canopy or trellis. The mounting method and signage shape shall be uniform and consistent with under canopy signs and architectural lighting mountings. One projecting blade sign per tenant. Four (4) square feet maximum area. General design requirements for projecting signs: Ground clearance shall be a minimum of 8 feet. The maximum projection is 4 feet. The sign shall not encroach into the public right of way or drive aisles. 3 VILLAGES PASEO DEL SOL DESIGN GUIDELINES SPECIFIC PLAN NO.219 /AMENDMENT NO 7 Page 13 PC Must be attached to a permanent canopy or building. Minimum distance between projecting signs shall be 20 feet. 9 May not conflict with wall mounted signs. e Additional Awning Signs The intent of these signs is to provide identification to individual businesses, and can be pedestrian or automobile oriented. One awning sign per business frontage in addition to wall mounted and/or under canopy or blade signs. Wall signs shall be affixed without visible means of attachment, unless attachments make an intentional design statement and are deemed compatible with architectural elements. 2. All sign fabrication work shall be of excellent quality. All logo images, graphics and typestyles shall be accurately reproduced. Lettering that approximates typestyles shall not be acceptable. The Owner shall reserve the right to reject any fabrication work deemed to be below standard. 3. Signs must be made of durable rust inhibited materials that are appropriate and complementary to the building. All formed metal, such as letter- forms, shall be fabricated using full -weld construction. 4. All ferrous and non ferrous metals shall be separated with non conductive gaskets to prevent electrolysis. In addition to gaskets, stainless steel fasteners shall be used to secure ferrous to non ferrous metals. 5. Threaded rods or anchor bolts shall be used to mount sign letters that are spaced out from background paneL Angle clips attached to letter sides will not be permitted. 6. Paint colors and finishes must be reviewed and approved by the Owner. Color coatings shall exactly match the colors specified on the approved plans. All paint finished shall be matte. 7. Surfaces with color mixes and hues prone to fading (e.g., pastels, fluorescent, complex mixtures, and intense reds, yellows and purples) shall be coated with ultraviolet- inhibiting clear coat in a matte or semi -gloss finish. 8. Joining of materials (e.g., seams) shall be finished in such a way as to be unnoticeable. Visible welds shall be ground smooth and finished with auto -body filler. Finished surfaces of metal shall be free from canning and warping. All sign finishes shall be free of dust, orange peel, drips, and runs and shall have a uniform surface conforming to the highest standards of the industry. 10. Reverse channel letters shall be pinned 2" off building wall. Minimum return depth shall be 5 and signs shall have a clear acrylic backing. Double tube neon shall be used where width of letter stroke exceeds 2 -1/4 11. Depth of open channel letters shall be 2 All hardware and neon tube supports inside open channel letters shall be painted to match interior letter color. Neon tubing shall be sufficient to make letters read "solid" and shall be installed so that top surface of neon is flush with front edges of open channel. 12. Letter returns shall be painted or finished to contrast with color of letter faces. 13. Signs illuminated with neon shall use 30 m.a. transformers. The ballast for fluorescent lighting shall be 430 m.a. Fluorescent lamps shall be single pin (slimline) with 12" center -to- center lamp separation. All lighting must match the exact specifications on the approved plans. 14. Surface brightness of all illuminated materials shall be consistent in all letters and components of the sign. Light leaks will not be permitted. 15. The back side of all bare neon used for signage shall be painted to provide an opaque finish. Paint color shall exactly match the Owner approved specification. 16. All conduit, raceways, crossovers, wiring, ballast boxes, transformers, and other equipment necessary for sign connection shall be concealed. All bolts, fastenings and clips shall consist of enameling iron with porcelain enamel finish; stainless steel, anodized aluminum, brass or bronze; or carbon bearing steel with painted finish. No black iron materials will be allowed. 17. Electrical signs shall be powered by dedicated circuits provided from the tenant's sub panel and shall operate during such minimum hours as designated by Owner. 18. Underwriter's Laboratory- approved labels shall be affixed to all electrical fixtures and visible in accordance with code or local requirements. Fabrication and installation of electrical signs shall comply with all national and local building and electrical codes. 19. Penetrations into building walls, where required for sign installation, shall be neatly sealed in a watertight condition. Signs shall be installed so as to permit proper dirt and water 1 drainage. 20. Location of all openings for conduit sleeves and support in sign panels and building walls shall be indicated by the sign contractor on drawings submitted to the Owner.
