HomeMy WebLinkAbout#023 Winchester Creek PlazaWINCHESTER CREEK PLAZA Exhibit "C" This criteria has been established for the purpose of assuring an outstanding commercial center. The intent of the following sign criteria is to offer the Tenant as much flexibility as possible and to encourage different types and colors of script. The specified signs will offer both identity and maximum aesthetic quality which benefits the Tenant and the commercial center. Conformance will be strictly enforced; and any installed non conforming or unapproved signs must be brought into conformance at the expense of the Tenant. A. GENERAL REQUIREMENTS: 1. Prior to applying to City and /or County Planning Department for approval permits, each Tenant shall submit to the Landlord and his agent approval before fabrication, at least two copies of detailed drawings indicating the location, size, layout design and color of the proposed s including all letterling and /or graphics. 2. All sig n�3. shall be revised by the Landlord and his agent for conformance with this criteria and overall design quality. Approval or disapproval of sign submittals based on aesthetics of design shall remain the sole right of the Landlord. No sign shall be installed until such approvals have been granted in writing by Landlord. 3. All permits for signs and installation thereof shall be obtained by the sign contractor /Tenant who shall also be responsible for compliance with all applicable codes and with this criteria. The expense of fabrication and installation of all signs,', including permits, shall be the responsiblility of the Tenant. B. GENERAL SPECIFICATIQtS: 1. No projections beyond the sign area will be permitted. The sign area is to be within limits as indicated by Landlord and this criteria. 2. All signs and their installation shall comply with all local building and electrical codes. 3. All electrical signs will be fabricated by a UL (Underwriters Laboratories) approved sign company, according to UL approved specifications and will have a UL approved label affixed to side in a clearly visible location. 4. Tenant will be responsible to supply Landlord with a copy of sign permit prior to sign installation. C. RESTRICTIONS AND PRDHIBITI5: 1. Tenant shall be responsible for the manufacture, complete installation and maintenance of all signs. 2. All signs are to be installed under the inspection of the Owner's superintendent of representative. Tenant shall coordinate installation and inspection. 3. Tenant shall be fully responsible for the operations of Tenant's sign contractor. 4. All penetrations of the building structure required for sign installation shall be sealed in a watertight condition and shall be patched to match adjacent finish. %.11/ 5. Exposed conduit, tubing, or raceways will not be permitted. All conductors, transformers, and other equipment shall be concealed. 0 WINCHESTER CREEK PLAZA Page 2 Exhibit "C" Directional and regulatory signs shall be subject to review by the Landlord. Each sign shall be harmonious with the texture and color of the building to which it is affixed or in conjunction with the area in which it is employed. 6. No animation, flashing or audible signs will be permitted. 7. Each Tenant who has a non customer door for receiving merchandise will have uniformly applied on said door in a location directed by Landlord and his agent, in two inch high black Helvetica medium letters, the Tenant's store name and address. Lettering will be centered on the door width and two feet down from the top of the non customer door. 8. Tenant will be permitted to place in the window panel to the right of each entrance of its Demised Premises no more that 144 square inches of Helvetica medium copy, not to exceed tow inches in height, indicating hours of business, telephone, etc. 9. Tenant may install on the store front, if required by the U.S. Post Office, the numbers only for the street address. Numbers will be centered two inches above the door transom in two inch high white Helvetica medium letters. 10. Typical "can" or "box" internally -lit signs with entire face -areas in plastic will not be permitted. 11. Signmaker's label or other identification will not be permitted on the exposed surface of signs except those required by local ordinances which shall be located in an inconspicuous location, not legible five (5) feet or more away from the sign. 12. Exposed neon lighting shall not be used. 13. The location of building signs must be compatible with the architectural design of the building. 14. No roof mounted signs are to be permitted and no sign shall extend above parapet or eve. 15. Signs or lettering are not to be painted directly onto any building surface. 16. All signs not specifically addressed in the criteria are prohibited unless approved by the Landlord and his agent. D. SIGN TYPES: 1. Signs shall be composed of individual or script lettering. Logos will be considered on a case -by -case basis. Colors will also be approved on a case -by -case basis. The "copy criteria" for each sign shall be as follows: a. Tenants shall display only established trade names, or their basic product name, i.e., "John's Liquor "Cleaners" or combination thereof. b. The maximum area of total signage per street frontage mounted on the building is equal to one square foot per lineal foot of building frontage. Area is calculated on the basis of the overall dimensions fo the sign. The width of the Tenant fascia sign shall not exceed 75% of the width of the Demised Premises unless prior approval or directions are obtained from Landlord or his agent. 0 0 WINCHESTER CREEK PLAZA Page 3 Exhibit "C" c. The letter height shall be a minimum of 12" and a maximum of 42" and shall not exceed 5" depth, with the exception of logo style increases subject to approval on a case -to -case basis by Landlord. All letters will have colored 1/8" or better, plastic faces. d. All letters may be individually illuminated from within with tube neon. No exposed neon will be permitted. All openings shall be properly sealed to prevent light leaks. e. Letters will be all metal "pan channel" construction, and use approved "PK" housing if neon penetrates the walls. f. Color of sign can returns to be black. Trim cap on letters to be bronze, black or gold. Face color to be one of the following: white, red, blue, green, yellow or orange. E. SIGN O RIBACTOR GENERAL RECOME NTS: 1. Channel letter sign's design and fabrication shall be selected by the Tenant with the prior written approval of the Landlord and his agent. All sign contractors must comply with Section B -3 of this sign criteria or they will not be considered by the Landlord. All sign contractors must submit UL (Underwriters Laboratories) certification of approval to Landlord. a. Landlord suggests the Tenant contact: b. Any deviation from these specifications may result in Landlord's refusal to accept same. 2. The entire display shall be guaranteed for one year against defects in material and workmanship. Defective parts shall be replaced without charge. Written agreement to this stipulation will be furnished to Landlord by sign contractor. 3. The sign company shall carry Workers' Compensation Insurance, and shall carry Public Liability Insurance in the amount of $500,000 against all damage suffered or done to any and all persons and /or property the construction or erection of signs. Certificate of Insurance evidencing all coverages shall be furnished to Landlord. 4.
