Dear Ms. Beaudoin:
Pursuant to a telephone conversation with Steve of Country
Signs this morning, he has requested that DMP Properties send
you a cop of our sign criteria for Winchester Square
Shopping C nter. He stated that your copy was not the same
as his copy which was attached to his client's new lease. I
find this very curious as our sign criteria for Winchester
Square Shopping Center has not changed since we bought the
center in September of 1989 when the sign criteria was
established. Nevertheless, enclosed is a copy of the sign
criteria which has been in effect since September of 1989.
We would very much appreciate your cooperation in issuing the
necessary permits so that our new tenant, Quan Do (DBA: NU
HAIR), may open for business as soon as possible. Thank you
for your attention to this matter.

The purpose of this Sign Criteria is to update and establish
new sign standards necessary to ensure coordinated
proportional exposure for all tenants. Performance shall be
strictly enforced and any non conforming signage will be
removed at the termination of the tenant's lease agreement or
prior thereto at the tenant's option.
Exceptions to these standards shall be reviewed by the owner
or the owner's designated representative. However, based
upon field experience, deviations will generally result in
serious inequities between tenants. Accordingly, the owner
or owner's representative will retain full rights of approval
of any sign used in the shopping center.
I. GENERAL OWNER /TENANT REOUIREMENTS
A. Each tenant shall submit to the owner for approval
before fabrication, two (2) copies of detailed shop
drawings of proposed signage and one color rendering
indicating conformance with the Sign Criteria as
outlined.
B. The tenant or his representative will submit an owner
approved drawing to the appropriate city /county
authority for approval prior to the start of any sign
construction.
C. The tenant shall pay for all signs, their
installation (inclusive of final connections,
transformers, and all other labor and materials), and
maintenance thereof.
D. The tenant or his representative shall obtain and
remit payment for all necessary permits.
E. The tenant shall be responsible for fulfillment of
all requirements and specifications of this Sign
Criteria.
F. It is the responsibility of the tenant's sign
contractor to verify all conduit and transformer
locations and service prior to fabrication.
G. All signs shall be constructed and installed at
tenant's expense.
H. The maximum allocated sign area for the aggregate of
all permanent signs (except exempt and convenience
signs) shall be noted herein.
I. Exceptions_to the requirements will be given to the
major anchor tenants.

Pursuant to our telephone conversation this morning regarding
the overhead sign for the Emergency Pet Clinic, please find
enclosed a sample drawing which shows how the sign should sit
on the roof line of the building. You stated that you would
add this drawing to the criteria which you already have on
file at your office to further clarify our sign requirements.

II. GENERAL SPECIFICATIONS
Individual illuminated letters will be a pan channel
metal letter (5) inches deep. Maximum letter height
will be eighteen'inches (18 Letter faces will of
Plexiglas with a 3/4 inch trimcap molding for securing
the Plexiglas letter face to the metal letter.
Illumination of the letters will be achieved with neon
tubing mounted inside the letters. Channel letters arP
to be flush mo e

accommodate the new raceways.
Tenants who can utilize a portion of their elevation for
mounting channel letters (i.e. Radio Shack)

III PROHIBITED SIGNS
1. Signs Constituting a Traffic Hazard
No person shall install or cause to be installed or
maintain any sign which simulates or imitates in
size, color, lettering or design, any traffic sign
or signal, or which makes use of the words "STOP
"LOOK "DANGER" or other phrases, symbols or
characters in such a manner to interfere with,
mislead or confuse traffic.
2. Immoral or Unlawful Advertising
It shall be unlawful for any person to exhibit, post
or display, cause to be exhibited, exposed or
displayed upon any sign, anything of an obscene,
indecent, or immoral nature of unlawful activity.
3. Signs on Doors, Window or Fire Escapes
No window signs will be permitted except as noted
herein. No sign shall be installed, relocated or
maintained so as to prevent free access to or egress
from any door. No sign of any kind shall be
attached to a stand pipe except those signs as
required by code or ordinance.
4. Off Premise Signs
Any signs, other than a directional sign, installed
for the purpose of advertising a project, event,
person or subject not related to the premises upon
which the sign is located, is prohibited.
5. Vehicle Signs
Signs on or affixed to trucks, automobiles,
trailers, or other vehicles which advertise,
identify, or provide directions to a use or activity
not related to its lawful making of deliveries of
sales or merchandise or rendering of services from
such vehicles, is prohibited.

6. Light Bulb Strings and Exposed Tubing
External displays, other than temporary decorative
holiday lighting, which consist of unshielded light
bulbs and open, exposed neon or gaseous light
tubing, are prohibited. An exception hereto may be
granted by the landlord and /or architect when the
display is an integral part of the design character
of the activity to which it relates.
7. Banners, Pennants and Balloons Used for Advertising
Purposes
No flags, banners or pennants or a combination of
same may be permitted unless previously approved by
the landlord, the city and an architect.
8. Signs in Proximity to Utility Lines
Signs which have less vertical horizontal clearance
from authorized communication or energized
electrical power lines that are prescribed by the
laws of the State of California are prohibited.
IV. MISCELLANEOUS
The provisions of this Exhibit, except as otherwise
expressly provided in this Exhibit, shall not be
applicable to the indentification signs of department
stores or other occupancy designated by the landlord as
a "major" or "special" tenant that may be located in the
shopping center. It is being understood and agreed that
these occupants may have their usual time on similar
buildings operated by them in California, provided,
however, there shall be no rooftop signs which are
flashing, moving or audible, and provided said sign is
architecturally compatable and has been approved by the
landlord and architect.

III" PROHIBITED SIGNS
1^ Signs Constituting a Traffic Hazard
2. Immoral or Unlawful Advertising
3" Signs on Doors, Windows or Fire Escapes
4. Off-Premise Signs
Any signs, other than a directional sign, installed
for the purpose of advertising a project, event,
person or subject not related to the premises upon
which said sign is located, is prohibited.

No person shall install or maintain or cause to be
installed or maintained any sign which simulates or
imitates in size, color, lettering or design any
traffic sign or signal, or which makes use of the words
'/STOP'', "LOOK", "DANGER", or other phrases, symbols or
characters in such a manner to interfere with, mislead
or confuse traffic.
It shall be unlawful for any person to exhibit post
or display, cause to be exhibited, exposed or displayed
upon any sign, anything of an obscene, indecent, or
immoral nature or unlawful activity.
No window signs will be permitted except as noted
herein" No sign shall be installed, relocated or
maintained so as to prevent free access to or egress
from any door. No sign of any kind shall be attached
to a stand pipe except those signs, as required by code
or ordinance.
Signs on or affixed to trucks, automobiles, trailers
or other vehicles which advertise identify, or provide
direction to a use or activity not related to its lawful
making of deliveries of sales or merchandise or rendering
of services from such vehicles, is prohibited.
External displays, other than temporary decorative
holiday lighting, which consist of unshielded light
bulbs and open, exposed neon or gaseous light tubing,
are prohibited. An exception hereto may be granted by
the landlord and/or architect when the display is an
inteSral part of the design character of the activity
to which it relates.

7" Banners, Pernnants and Balloons Used for Advertising
Purposes.
No flags, banners or pennants or a combination of
same may be permitted unless previously approved by
the landlord, the city and the architect.
8" Signs in Proximity to Utility Lines
Signs which have less horizontal or vertical clearance
from authorized communication or energized electrical
power lines than that prescribed by the laws of the
State of California are prohibited.
IV. MISCELLANEOUS
The provisions of this Exhibit, except as otherwise
espressly provided in this Exhibit, shall not be
applicable to the identification signs of department
stores or other occupancy designated by the landlord
as a '/major" or "special" tenant that may be located
in the shopping center. It is being understood and
agreed that these occupants may have their usual time
on similar buildings operated by them in California,
provided, however, there shall be no rooftop signs which
are flashing, moving or audible, and provided said sign
is architecturally compatible and has been approved by
the landlord and architect.
