SIGN SUBMITTALS
SIGN CRITERIA
All sign submittals shall include the following for review:
1. Submittal drawings shall be to scale, and of adequate size and
level of detail to fully describe the signage.
2. Submittal shall indicate for all signs:
a. Location; heights, areas (Sign location on each building
elevation, and freestanding pylon or monument if
applicable.)
b. Design, materials, textures
c. Colors of face and returns
d. Type of illumination
e. Typography, graphics
f. Cross section details indicating installation and
fabrication
Criteria for sign approval:
1. Signage shall conform to all established tenant sign
guidelines.
2. Signs shall be restrained in character and no larger than
necessary for adequate identification.
3. As identification devices, signs shall not excessively compete
for citizens attention.
4. Signs shall be harmonious with the materials, color, texture,
size, shape, height, location and design of the building,
property and environment o which it is a part.
5. Sign designs shall be consistent with professional graphic
standards.
The following signs and conditions are prohibited:
1. Any sandwich board "A" frame sign or other portable sign.
2. Signs which identify or advertise a product or service not
available on the property.
3. Any sign placed or displayed on vehicles parked primarily for
the purpose of displaying the sign.
4. Any shop illumination which, in the opinion of the Design
Review Committee, exhibits undue glare.
5. Sign banners, pennants or temporary signs displayed on any
building or in the parking area.
6. Sign cans of any kind.
7. Temporary signs beyond approved period of display.

COSTCO COMMERCIAL CENTER TENANT DESIGN GUIDELINES AND EXHIBITS
1. The major external site signage has been developed to
complement the architectural detailing of structures within
Margarita Meadows, while adequately promoting the commercial
purpose of Margarita Meadows. A unique, consistent theme is
desired for Margarita Meadows which serves to unite all sign
types into a system which benefits both visitors and tenants.
2. Tenant Monolith (refer to Exhibits A and J)
Identifies anchor tenants. There will be one sign of this type. The monolith will
identify up to four tenants. Sign to be internally illuminated structure with
pierced typography. Sign area per tenant is 42 square feet. Anchor Tenant letter
type and colors may be allowed. Total tenant signage area not to exceed 150
square feet or as approved by City of Temecula. (amended per Pa04-0468 on July 26, zoo
Service Station Monolith Signage
Where required by law, a facility selling motor fuels may have
a free standing sign on their respective parcel. Height not
to exceed 5'. Materials and colors to match tenant monolith.
3. Anchor and Major Tenant Building Identification
Anchor tenants shall be defined as those of 20,000 sq. ft.
gross leasable area and above. Major tenants shall be defined
as those between 5,000 19,999 sq. ft. The sign area allowed
for primary identification affixed to a building including
logo and letters shall be as follows:
Anchor, Tenants:
Frontwall of building the surface area of the sign shall not
exceed 10% of the surface area of the front face of the
building. Side walls of a building the surface area of
sign shall not exceed 10% of the surface area of the sideface
of the building. Rear wall of a building the surface area
of the sign shall not exceed 5% of the surface area of the
rear face of the building. Letter height shall not exceed
5
Major Tenants:
Sign area shall be limited to 10% of the tenant's building
fascia. Rear building signage area not to exceed 5 Side
wall signage area shall not exceed 10% of surface area of side
wall. Letter height shall not exceed 42

4. Shop Tenant Fascia Identification (refer to Exhibit B)
All on- building fascia signage to be individual channel
letters with white trim cap and returns to be finished white.
Letter height for shop and pad building tenants of 0 4,999
sq. ft. shall be 30" maximum. Sign depth not to exceed five
(5) inches. Sign faces are limited to the following colors:
Plexiglass; Teal Blue 2457, Yellow 2325, Blue 2050, Red 2793,
Orange, White and Black. Returns to be black or white.
5. Tenant Window Identification
Store identity, graphics, typography and /or logo may be
silkscreened or etched on the tenant's window in while only,
as determined by Developer. The maximum square foot graphic
area allowed per window is 4 square feet. No graphic signs
will be allowed on the doors.
Window signs are any signs permanently adhered directly to the
window. Window signs shall not be internally illuminated.
A neon sign shall be permitted subject to approval by
Developer.
Tenant Window Identification continued:
A standard format has been provided for customer convenience
signage. Customer convenience graphics indicate hours of
operations and address numbers. They are to be white matte
self adhesive vinyls applied directly to glass. Type face is
to be Gill Sans typestyle.
6. Temporary Window Signs
Temporary window signs are allowed if they follow the
following criteria: Temporary window signs are those signs
which advertise or promote a special event, such as an
opening, or offering a new product or service, and are easily
removed.
a. Sign graphics of any nature painted directly on a window
shall not be considered a temporary window sign.
b. A window sign advertising or promoting any product or
service offered on a regular basis or at a regular price
shall not be considered a temporary window sign.
c. Temporary window signs shall not be illuminated, shall
be limited to 12% of the tenant's storefront glass area,
and shall be displayed no more than 14 days.
d. Flashing or moving signage is prohibited.

7. In -Store Window Exhibits
Store window exhibits must be set back off the front glass at
a minimum of 18 Exceptions may be granted with approval
from Landlord.
8. Under Canopy Hanging Sian (refer to Exhibit C)
Tenants may have one hanging sign per building frontage. Shop
sign consists of a standard frame unit attached onto truss or
trellis. Tenants are required to custom design a sign within
the standard frame unit, 4 foot maximum square footage, 4 inch
tall letters maximum. Materials may be metal or painted
plexiglass. Colors are limited to the following colors to
match plexiglass; Teal Blue 2457, Yellow 2325, Blue 2050, Red
2793, White and Black. All tenant insert signs are subject
to approval by Developer.
11. Ouality Control
One sign contractor approved by the landlord will be used for
the fabrication of all tenant signs. Any exceptions to be
specifically approved by the landlord. All work must be of
excellent quality and identical in workmanship, materials and
colors to their signs. Developer reserves the right to reject
any work judged below standard.
12. Review and Approval
All sign submittals must be issued to Developer for review by
Vanderbyl Design. Developer shall notify the Tenant within
21 days of receipt of each submittal in writing if the
submittal is approved, approved with comments or disapproved.
13. City of Temecula
Location, size and number of signs subject to review and
approval by City of Temecula for conformance to these
guidelines. The tenant is responsible for submittal to the
City of Temecula for review and approval after review and
approval by Developer.
14. Cost of Signaae
All building signage cost, including review fees, to be paid
by tenant. Tenants participating on primary tenant monolith
signs shall reimburse the Developer their pro rata percentage
of the Developer's cost to construct the signs. Tenants shall
be solely responsible for the cost of their respective sign
area on monolith signs.

15. "Major 1" Freestanding Monument Sign (refer to Exhibits H and I)
Identifies anchor tenant "Major 1 There will be one sign of this type. The
monument sign will identify the primary tenant within "Major 1" building. Sign
to be internally illuminated structure with pierced typography. Anchor Tenant
letter type and colors may be allowed. Sign area is a maximum of 20 square feet
per side. Sign to be located consistent with Exhibit I. Colors and materials for
the sign shall be consistent with "Major 1" building and shall use architectural
elements at the top, base, and sides of the sign. A 100 square foot landscape area
(exclusive of turf) shall be provided and maintained at the base of the sign
pursuant to Section 17.28.070 of the Development Code. (Text added per PA04-0468 on
July 26, 2004)
