INTRODUCTION
This criteria is for the Ynez Auto Center
at 26667, 26671, 26673 Ynez Road
Temecula, California
This criteria has been established for the purpose
of assuring an outstanding project, and for the mutual
benefit of all Tenants. Conformance will be strictly
enforced; and any installed non conforming or unapproved
signs will not be allowed.

1. GENERAL REQUIREMENTS:
a. Tenant shall submit or cause to
submitted to the Owner for approval
before fabrication three (3) prints
of detailed drawings indicating the
location, size, layout, design and
color of the proposed signs,
including all lettering and /or
graphics.
b. All permits for signs and their
installation shall be obtained by
the Tenant or its representative.
c. All signs shall be constructed and
installed at tenant's expense.
d. Tenant shall be responsible for the
fulfillment of all requirements of
this criteria and shall submit
samples
of sign material if requested by
the Owner and /or the Project
Architect.
e. Owner shall administer and
interpret the criteria and
shall have the right to approve all
signs in writing prior to their
installation.
f. Submittal and Compliance:
(1) Tenant shall submit or cause
to be submitted to
Owner for, approval three (3)
sets of detailed shop drawings
covering location, size
design, color, materials,
lettering, graphics, conduits,
junction boxes, sleeves, and
other mounting apparatus of
the proposed wall sign.

(2) Owner shall review the draw-
ings and return one (1) set
marked "approved as noted
or "revise and resubmit.
(a) "Approved" drawings will
permit Tenant to proceed
with construction and
installation of its sign
in accordance with the
drawings.
(b) "Approved as noted" draw-
ings will permit Tenant
to proceed with sign con-
struction and install-
ation, provided that the
modifications noted are
incorporated into the
modifications noted are

design. If the Tenant
takes exception to the
modifications, Tenant
shall revise and resubmit
as under (c) below.
(c) "Revise and Resubmit"
drawings will be returned
to Tenant with comments.
These drawings shall be
revised and resubmitted
for Landlord approval
within fifteen (15) days
of their receipt by
Tenant.
(3) No signs, advertisements, not-
ices, or other lettering shall
be displayed, exhibited, in-
scribed, painted, or affixed
on any part of the building

visible from outside the pre-
mises except as specifically
approved by the Owner. Signs
which are installed without
written approval or incon-
sistent with approved drawings
may be subject to removal and
reinstallation by Owner at
Tenant's expense. Rude,
obscene, or offensive signs
not permitted in any location,
whether or not visible from
outside the premises and shall
be removed at Owner's
discretion.
(4) The City Planning ae
Department and the
Building a Safety Department
requires sign permits for all
signs.
(5) Owner's approval of Tenant's
plans shall not constitute an
implication, representation or
certification by Owner that
said items are in compliance
with applicable statutes,
codes, ordinances, or other
regulations. Said compliance
shall be the sole responsib-
ility of Tenant for all work
performed on the premises by
or for the Tenant.
MAXIMUM AREA OF SIGNAGE AND NUMBER
OF SIGNS ALLOWED SHALL BE NO GREATER
THAN THAT PERMITTED UNDER CURRENT
CITY ORDINANCES.
Owner may repair or replace any
broken or faded sign at Tenant's
expense.

2.. GENERAL SPECIFICATIONS:
a. No animated, flashing or audible
signs will be permitted.
b. All signs shall comply with all
local building codes.
c. Painted lettering directly on walls
will not be permitted.
3) LOCATION OF SIGNS:
(1) All Tenant entrance /store
identification designs shall
be subject to the approval of
the Owner and or the Project
Architect.
a. Signs shall not be permitted on the
building, except within Tenant de-
signated Leasehold or building
signage area unless specifically
approved by the Project Architect
and Owner and as permitted by the
appropriate local authorities.
b. Tenant will be permitted to install
illuminated or non illuminated
sign on the building exterior.
The maximum projection of
the sign from the face of building
shall be five inches (5

4. DESIGN REQUIREMENTS:

Designs will be uniform and
complimentary to the building
standard.
(2) Wording of signs shall not
include the product sold
except as part of Tenant's
trade name or insignia.
(3) Tenant signs shall be designed
in manner that is of a high
graphic quality. in addition,
Tenant signs should be compat-
ible with and complementary
to adjacent and facing lease
spaces.
(4) The design of all Tenant
identification signs including
style and placement of letter-
ing, size, color, materials
shall be subject to the Arch
tect's approval.
(5) All signs shall be designed as
an integral part of the build-
ing sign band area with letter
size and location approp-
riately scaled and proport-
ioned to the overall lease
space or building design.
(6) No simulated materials (i.e.,
wood grained plastic laminates
etc.) or wall covering may be
used in the sign area.

b. Design Parameters:
(1) Individual letters shall be
used. No can assemblies will
be allowed. (Exception: Unit-
ized assemblies with plex face
signage shall be allowed if
demonstrated to be part of an
established major tenants
sign program and approved by
Owner and /or Project Arch-
itect. Include maximum square
footage of 1 S.F. per lineal
foot of tenant frontage.)
(2) Letters shall be 5" thick
individual channel letters
fabricated from 22 GA paintlock
sheet steel sprayed inside
out with high grade automotive
enamel. Interior illumination
by neon tubing using U.L.
approved protective housing
throughout.
(3) Maximum upper case letter
height shall be 30
(4) Lower case letters shall be
proportional in height to
capital letters.
(5) The standard letterstyle to be
used for the Center is helvetica
medium. However, other letterstyles
may be used subject to landlord's
approval. If a tenant's graphics are
part of a Registered Trademark as
defined in Design Parameters item 11
of this criteria, then this letterstyle
shall be allowed. In any case, tenant's
proposed letterstyle is to be subject to
prior written approval of landlord and
must conform to all size and attachment
requirements as specified herein.

5. CONSTRUCTION REQUIREMENTS:
a. All penetrations of the exterior
storefronts or Buildings required
for sign installation shall be
neatly sealed in a water tight
manner.
b. No labels will be permitted on the
exposed surface of signs except
those required by local ordinance
which shall be applied in an
inconspicuous location.
(6) The standard color of letters is to be plexiglas
#2793 red with 3/4" gold trim cap. The returns
(edges) will be painted dark bronze. Other
colors can be approved subject to Bldg. owner's
approval.
(7) Tenant logos can be incorporated into the
maximum area of allowable sign.
(8) Sign area shall be determined by delineation
of simple rectangles encompassing all elements
of the sign including logo.
(9) Wall signs shall fit within
the designated sign band area
and shall be limited in over-
all length to 75% of the
tenants business frontage.
(10) Colors of logos signs shall be
limited.
(11) Tenants wanting to use their logo on typeface
must have a Registered Trademark which per-
tains to logos and logo types that have been
registered and are on file with the United
States patent and Trademark office in Wash-
ington, D.C.
c. City Approval:
(1) Variations to City signage
standard will require a special
use permit and require Landlord
approval.

c. Sign Contractor shall repair any
damage to any work caused by his
work.
d. Tenant shall be fully responsible
for the operations of Tenant's
sign contractors.
e. All signs shall conform to Uniform
Building Code standards.
f. All work to be performed by a professional
sign company. Said sign company must be in
possession of a current Contractors License
to perform such work (C -45 License)
6. MISCELLANEOUS REQUIREMENTS:
a. If Tenant has a non customer door
for receiving merchandise, it may
have uniformly applied on said
door in location, as directed by
the Owner and /or the Project
Architect, in two inch (2 high
block letters, the Tenant's name
and address. Where more than one
(1) Tenant uses the same door,
each name and address shall be
applied. Colors will be as
selected by the Project Arch-
itect and /or Owner.
b. Except as provided herein, no
advertising placards, banners,
pennants, names, insignia, trade-
marks, or other descriptive mat-
erial shall be affixed or main-
tained upon the glass panes and
supports of the show windows and
doors, or upon the exterior walls
of the building or storefront or
on freestanding signs outside of
Tenant's lease line.

SIGN PLACEMENT
Locations are marked with a letter in a circle and correspond
to an address.
DISCLAIMER
all measurements must be verified in the field to insure that
they are as built. This must be one prior to the fabrication of
any signage and /or installation.
B. DEFINITIONS
AGGREGATE SURFACE AREA. The area of a sign face measured in
square feet. Where a sign is composed of cut -out elements, the
aggregate surface area shall be computed on the basis of a
rectangle large enough to encompass them. "Cut -out element" shall
mean individual letters or numbers without any material outlining
or backing other that the building or other structure to which
the elements are attached.
LEASEHOLD. The linear length of a building directly face a public
street, alley, parking area or pedestrian walkway, which contains
a public entrance, not including by windows or other ornamental
trim.
FACE. A surface of a sign letter which creates it shape.
LOGO. A visual symbol identifying the business or service
provided, which may be all or part of a sign.
PERMITTED SIGN SIZE. The combination of the aggregate surface
area of a sign and the area of its sign structure measured in
square feet. Only one face of a double -faced sign shall be
included in the aggregate surface area.
PROJECTION. The distance by which a sign extends beyond the
building line.
SIGN. Any display, announcement, or devise, constructed of any
material, containing any writing, emblem, logo, insignia,
pictorial representation or printed matter, for the purpose of
advertising, promoting or otherwise communicating to the general
public the interest, message, position or view of any person,
group, business or enterprise, when such devise is visible to the
general public. This definition shall not include:

A. The display of the flag of the United States or the
flag of the State of California, or any structure used
exclusively for displaying these flags.
B. A table or other similar display containing merchandise
or products for sale, or literature, pamphlets, or
other written or printed information available to the
general public.
C. A handbill.
SIGN, ANIMATED. A sign which is designed and constructed to give
a message through a sequence of progressive changes of parts by
either action and motion, flashing or color changes requiring
electrical, wind or manual energy.
SIGN BANNER. A sign made of fabric, paper or other lightweight
material, whether or not enclosed in a rigid frame, attached to a
canopy or wall.
SIGN, CANOPY. Any of the following:
A. Any sign placed on or supported entirely by a rigid or
non -rigid shelter or other structure projecting out
from any exterior wall or portion of a building or
other structure.
SIGN, WINDOW. Any sign which is placed or erected on the exterior
or interior side of a window, if visible to the public street or
adjoining property. This shall also include signs within two feet
of the interior side of the window, if visible to the general
public from a public street or adjoining property.
STREET. A public or private thoroughfare which affords a
principal means of access to the abutting property.
RACEWAYS. Raceways may be used to brace signs on building "C"
with prior written approval of building owner.
