These criteria have been established for the purpose of assuring a quality shopping center, and for the
mutual benefit of all Lessees. Conformance will be strictly enforced. Any installed non conforming or
unapproved signs must be brought into conformance at the expense of Lessee. In the event Lessor is
required by the governing authority to conform to stricter requirements with regard to the size of signs and
architectural design, Lessee will conform respectively with such requirements.
a. Lessee shall submit, within forty-five (45) days after mutual lease execution and before
Fabrication, four (4) copies of the proposed sign to the Lessor for approval. These
drawings must include location, size and style of lettering, material, type of illumination,
installation details, color selections and design. It may also include, at Lessor's option,
color chips, and material samples.
b. All permits for signs and their construction and installation shall be obtained and paid for
by Tenant.
c. All signs shall be constructed and installed at Lessee's expense. Lessee shall be respon-
sible for the fulfillment of all requirements and specifications.
d. All signs must be approved by the city of Temecula.
e. The size, location, design, color, texture, lighting, and materials of these signs shall in no
way detract from the design of the shopping center and the surrounding properties.
f. All signs shall be reviewed by Lessor for conformance with these criteria and overall
design quality. Approval or disapproval of signs based on aesthetics of design shall
remain the sole discretion of Lessor and its authorized representatives.
g. Signs must be approved and installed prior to the date Lessee opens for business or
within thirty (30) days of tenants commencement.
h. All signage shall be approved, in writing, by Lessor after installation.
i. All signs will be turned on with a single time clock in the main electrical rooms, gign
will come on at sunset and turn off at 12 midnight.
j. All tenants must have signs removed 10 days from the last day of occupancy.
2. EXTERIOR FACIA SIGN DESIGN
This Sign program only proposes facia signs on the subject property. Should additional types of
signage be proposed onsite in the future, this sign program shill be modified subject to review
and approval of the City of Temecula.
Sian Type
All' Signs shall be channel letters. No can signs are permitted with the the exception of
Logo boxes.

Letter Style
Letter style for all signs shall be script unless the sign is double -lined in which

Allowable letter face colors shall be limited to:
3M Scotchcal Series 230 Pantone Black C, 188C, 220C, 485C2X, 1655C, 123C,
109C, White, Cardinal, Gold Nugget and Holy Green.
3M Scotchlite Series 280/280i Pantone 322C, 294C, 2622C, Deep Sky Blue.
All surrounds or trim in a single sign shall be single color. The City of
Temecula shall review colors on a case -by -case basis to ensure that specific color
Combinations do not create a garish effect.
Sign Illumination
All sign shall be internally illuminated with no external illumination permitted.
Sign Shape
So as to allow creativity, no specific sign shape is required.
Number of Signs
Each tenant shall be permitted a maximum of 1 wall mounted sign per exterior wall of
Suite.
Location of Signs
The location of all signage shall conform to the "Exterior Elevations" sheet and
"Mezzanine Floor Plan" sheet both date stamped August 29, 2001 and attached as
Exhibits A B. Specific sign location modifications shall be reviewed and
Approved by the City of Temecula on a case -by -case basis.
Maximum Sign Area
The maximum sign area shall not exceed 1 square foot per lineal foot of corresponding
Exterior wall of suite.
Maximum Letter /Symbol Height

The maximum sign letter shall be limited to 2' 10 The maximum symbol
Height shall be limited to 4' 6 Signs may incorporate double -line characters.
3. ADDITIONAL SIGNS PERMITTED AND /OR REOUIRED
a. Lessee may have painted sign lettering or decals signifying Lessee's logo or insignia
applied directly to storefront glass, provided that such signs are subject to the following
requirements:
(1)
All painted window signs or decals shall be applied to the inside glass surface.
Such signage shall not include products sold except as part of Lessee's trade
name or insignia.
Such signage shall not exceed in square foot surface area greater than ten
percent (10 of the glass area of any single pane of glass.
(4) Such signage design shall be submitted to the Lessor for approval based on
aesthetics at the sole discretion of the Lessor.

Lessee's store hours of operation may be displayed subject to the above criteria
for window signs. Such lettering shall not exceed one inch (1 in height.
b. Lighted or neon signs in Lessee's windows shall not be allowed except upon written
consent and approval of Lessee. Such signs shall not include products sold except as
part of Lessee's trade name or insignia.

c. If Lessee has a non customer door or receiving merchandise, Lessee may have uniformly
applied on said door in location, as directed by the Lessor, in two inch (2 high block
letters Lessee's name and address and suite number. Where more than one Lessee uses
the same door, each name and address may be indicated.
d. No exposed junction boxes, lamps, tubing, conduits, raceways or neon crossover of any
type are permitted.
4. SIGNS NOT PERMITTED. Banners, paper signs, flags, and other such temporary signs and
material.
5. WINDOWS
a. Lessee's window coverings, blinds, curtains, and other shading devices shall be approved
in writing by Lessor for design aesthetics, and shall remain in the sole discretion of
Lessor.
b. Glass tinting and/or opaque finish shall not be allowed.
6. CONSTRUCTION REOUIREMENTS
a. Each sign contractor is required to obtain any and all building and electrical permits.
b. Location of all openings for conduit in sign panels of building wall shall be indicated by
the sign contractor or drawing submitted to Lessor.
c. Each sign must seal off and touch up all mounting holes and leave the premises free of
debris after installation.
d. All signs must bear the U.L. label and the installation must comply with the building and
electrical codes.
e. Tenant shall be responsible for the operations of its sign contractor, including repair of
any damage to the premises caused by Lessee's sign contractor. All cabinets, conductors,
transformers, and other equipment shall be concealed.
f. No exposed fasteners required for construction shall be clearly shown on sign drawings
and shall match in color and finish the face and sides of the sign letters.
g. No labels shall be permitted on exposed surfaces of signs except those required by local
ordinance, which shall be placed in an inconspicuous location.
h. All penetrations of the building structure required for sign installation shall be sealed in a
watertight condition and shall be patched to match adjacent fmish.
i. All exterior signs, bolts, fastenings and clips shall be of enameling iron with porcelain
enamel fmish, stainless steel, aluminum, brass or bronze. No black iron material of any
type will be permitted.
j. All exterior letter or signs exposed to the weather shall be mounted at least one -half inch
(1/2 from the building wall to permit proper dirt and water drainage.
k. All letters shall be fabricated using prepainted .050 .063 .040 aluminum returns, 5"
deep.
