Home My WebLink About#038 Pet Medical CenterGENERAL APPROVALS SIGN CONFIGURATIONS Tenant wall signs: <G I SIGN PROGRAM 1 Pet Medical Center This exterior sign program is unique to this building. The sign regulations herein have been established for the purpose of achieving the best possible effect for tenant identification and overall design. The design and construction of tenant's exterior sign(s) must receive written approval by the landlord prior to fabrication and installation. Landlord's approval will include the sign wording in addition to adherence to the specifics of this sign program. The wording of the sign will be defined in the lease agreement. To secure landlord's approval, tenant agrees to provide to the landlord two copies of the detailed sign design drawings. The sign drawings are to be prepared by a reputable state licensed sign contractor. All drawings marked "Disapproved" or "Approved as Noted" must be corrected and resubmitted. NOTE: No sign shall be constructed until the City of Temecula has issued a sign uermit. These signs (letters and symbols) shall be manufactured of channel construction only. Returns shall be no deeper than 5 Letter heights must be a minimum of 8" and be no larger than 24 In the event that a tenant wish to stack Two lines of copy, the combination of both lines may not exceed 40" including spaces. No letters or symbols shall be installed closer than 12" to any eave. Symbol heights must be constructed so as to appear in proportion with the lettering of the rest of the sign, and also be approved by the landlord. Each suite may utilize up to 10% of its surface area per elevation for signage except for the rear facing portion of the building where only 5% may be utilized. EXCEPTION: One Directional Sign will be present for this property. Whichever tenant occupies the space on this directional sign may not have signage located on the west elevation of the building. Monument Sign: This sign shall provide (4) panels for tenant identification per side. Tenant panel location on monument and size is entirely at the landlord's discretion. Sign panels will be made from .080 sheet aluminum with letters and symbols routed and removed. 1/2" Plexiglas push thru inserts must be inserted. All tenants must provide their own complete "slide -in" panels for the extent of monument sign use and must also replace it with an uncut 'blank" panel upon vacating the monument sign. All panels will have a common background color of Teal. No sign panel shall be permitted more than one line of copy excluding symbols. This sign must be surrounded on all four sides by city approved landscaping at all times. Directional Signs Window Lettering: tenants may utilize up to 20% of their window area for window O lettering (i.e. gold leaf, vinyl lettering NON CONFORMANCE Signs installed or modified, not in conformance with this sign program, shall be corrected or removed by the tenant or the tenant's sign contractor within fifteen (15) days after written notice by the landlord APPROVED SIGN INSTALLERS The name of tenant's sign contractor must be submitted to the landlord for approval, and will be approved at the landlord's sole discretion. SIGN LOCATIONS A maximum of one directional sign may be utilized for directing traffic through this center. Directional sign may be no larger than square feet and cannot be higher than three (3) feet. Threc Note the exception mentioned above which places a condition on use of this directional .sign. NOTE: All of the above mentioned signage must be removed within 30 days of that respective tenants vacating of the premises.
