The intent of this Planned Sign Program is to produce uniform standards for all signage required by the project known as THE SUMMIT AT CRYSTAL RIDGE (TSCR). MAINTENANCE All signs within TSCR shall be maintained in on as-new condition. The owner shall make periodic inspections of all signs on site. Any deficiencies shall be immediately corrected by the parry responsible for said signs. APPROVALS All iwiaq must have ritt n aoorovol of TSCR or i D i n th i f T I t be implemented, Prior to review 4giblesign applicants shol first obtain the approval of TSCR or its Designee by submitting the following: 1. For Preliminary Approval, submit the following to TSCR or its Designee: A. Site plan and building elevation(s) showing proposed sign location(s), size(s) and dimensions. B. Proposed materials, finishes and colors, in writing;and samples, if requested. 2. For Final Approval, submit shop drawings with the following information: A. Site plan and building elevation(s) showing proposed sign location(s),size(s)and dimensions. B. Details, materials, finishes and colors. 3. For City of Temecula approval, submit shop drawings as approved by owner or its Designee to the City of Temecula Planning Department and then to the Building Department to obtain sign and building permits. No Ground Mounted Signs may be installed by the tenants Final Color,Size and Location of all signs shall be approved by TSCR or its Designee prior to installation of the signs. Final drawings must be submitted to TSCR or its Designee for approval. PROBHIBITED SIGNS All signs listed in The City of Temecula's Sign Ordinance Section 17.28.040 Prohibited Signs are prohibited. These include but are not limited to the following: pole signs, roof signs,flashing, rotating, moving, reflecting,prismatic or blinking signs,and signs that project perpendicular to the wall face. Portable signs,]ndudng A frame, sandwich boards,poster boards and signs mounted on trailers or motor vehicles or other transportable carriers. Boners, pennant flags and other advertising{lags(unless granted prior writtenapprovaiforaspecialsalesor romotionalevent)ondfreestandingtentersigns. Inflatable signs or figurines(typicaNy located on a root'are prohibited. THE SUMMIT AT CRYSTAL RIDGE Planned Sign Program July 15, 2002 PAGE 2 UNCERTAINTY OF SIGN STANDARDS If a situation arises that is not covered by these sign standards or there is ambiguity, the sign applicant is referred to TSCR or its Designee for clarification and determination. TSCR shall then approve signing that best meets the intent of the Planned Sign Program. COMPLIANCE REQUIREMENT No person shall erect, re-erect, construct, enlarge, move, improve, remove, convert or equip any sign or structure,or cause or permit the some to be done contrary to or in violation of any of the provisions of this Planned Sign Program. Conformance will be strictly enforced by TSCR, and The City of Temecula. All non- conforming or unapproved sign(s) must be brought into conformance within 30 days of notification and at the expense of the tenant responsible for the installation of said sign(s). TENANT TERMINATION Upon termination of tenant lease and/or vacating the premises,vacating tenant(within 30 days) shall be responsible for the removal of their sign. This includes removing all attachment hardware, filling all holes and painting the building(reveal to reveal) to as new condition. No new tenant signage shall be approved until the previous tenant signage is removed and building is restored as indicated above. DESIGN CRITERIA GENERAL SIGN STANDARDS l Sign area is defined as the entire area within a perimeter defined by a continuous line composed of right angles which enclose the extreme outer limits of lettering, logo or trademarks. 2. Logos shall not occupy more than 25%of the sign area. Logo square footage shall be counted against the overall signage. 3. All paint on aluminum;Sintra and/or acrylic shall be Matthew's semi-gloss acrylic polyurethane over proper primer. Al paint on urethane foam letters shall be high quality water base paint to allow for future repainting of buildings and signs. The color of all building graphics,other than tenant names, shall match project graphic color. 4. All Tenant signs attached to the building shall be formed by individual letters and shall be surface mounted. All signs shall be single-line-of-copy signs. Two-line signs may be allowed subject to review and approval of TSCR and the City of Temecula. No "cabinet signs" or signs painted directly on the building will be permitted. 5. All attachment hardware w ll be stainless steel to preclude rust staining of architectural surfaces and to permit ease of future removal and servicing. b. All on-building signs shall be mounted directly onto or into the building surface. No"Raceways" or other visible means of attachment may be used. Graphics may not cross over any horizontal reveals. 7. If foamgraphics are used on the sign manufacturer must cut graphics from 2-LB (min.)polystyrene extruded foam with 60 mil. polystyrene faces. Letter returns to be weatherproofed and sealed with a silica/stucco finish. 8. All signs shall meet requirements as stated in the sign description section. This sign type is provided for on-building business identification. This sign type shall occur at the concrete spandrel panel as shown on the elevation. The copy shall be limited to company name in project letter style lfutural. Registered logos and/or letter styles may be permitted for major tenant signs upon approval from TSCR or its Designee. Only one sign wi11 be permitted per tenant.. Graphics shall be reverse channel fetters and fabricated from aluminum or stainless steel. The color of all graphics are as indicated below. Major and Secondary Tenant signs may be illuminated. for location(s), see site plan(page Sl) and/or elevations(page S2). This sign iypeprovides regulatory information. The signs are made from square aluminum post(s)and .090 oluminurn panel(s)with vinyl graphics. All signs to be installed in a concrete footing base. Provide mow-strip in turf locations. For location, seearchitectural plans plans and/or elevation (page S5). Sign Type/item N/A: Project Letter Style(see page S6). The letter style for this project is Futura (see page 56). EXHIBITS The exhibits following this text are included to aid in interpreting the intent of this Planned Sign Program.
