SUBJECT: Planning Department Approval for Planning Application No.PA01-0145 proposal for
a sign program for the Temecula Corporate Centre
Dear Mr. Giese
On June 4 2001, the Planning Director for the City of Temecula approved the above referenced
r� project as submitted. The sign program sets the standards by which all future tenants must comply
J for the installation of signs. All proposed signs require separate review and approval by the
Planning Department prior to issuance of a building permit.
Anyone dissatisfied with this decision may appeal them within fifteen (15) calendar days from the
date of approval. Caution should be exercised in making any expenditures or commitments based
upon this approval until the expiration of the appeal period and the disposition of any appeals,which
may be filed.

SIGN PROGRAM
TEMECULA CORPORATE CENTRE
GENERAL
This exterior sign program is unique to this center. The sign regulations herein
have been established for the purpose of achieving the best possible effect for
tenant identification and overall design.
APPROVALS
The design and construction of tenant's exterior sign(s)must receive written
approval by the landlord prior to fabrication and installation. In the case of the
Temecula Corporate Centre approvals will also need to be obtained from the
association. Landlord's approval will include the sign wording in addition to
adherence to the specifics of this sign program The wording of the sign will be
defined in the lease agreement.
To secure landlord's approval, tenant agrees to provide to the landlord two copies
of the detailed sign design drawings. The sign drawings are to be prepared by a
reputable state licensed sign contractor. All drawings marked "Disapproved" or
"Approved as Noted", either by the association or by the landlord, must be
corrected and resubmitted.
Letter of approval from the landowner and the Rancho California Business
Park Association or its representative designee shall be submitted to the
City of Temecula with the sign package for permit approval.
NOTE: No sign shall be constructed until the City of Temecula has issued a sign
SIGN CONFIGURATIONS
Exterior building signs: These signs will have two configurations as shown in
exhibit A. The first configuration will be for the industrial buildings in the center.
The second configuration will be for the professional building.
INDUSTRIAL BUILDINGS
Includes Bldgs.,B, C,and D

Configurations - 24"x 96" or 16 square feet.
These signs will be non-illuminated, and constructed of two components.
Copy and Graphics:
Industrial Buildings: All copy and graphics as specified by the tenant's lease will
be 1"thick high density sign foam, with an 1/8"plexiglass face to match.All
copy and or logos must be professionally routed and adhered with 100d/6 silicone
sealant. All returns on copy and or logos to be primed and painted to match

Colors: All copy separate from logo,to be painted Frazee exterior grade, semi
gloss 8223m(Sienna Sand)
Logos can use company colors with approval.
Color coatings shall exactly match the colors specified on the approved plans.

Professional Building:All copy and graphics as specified by the tenant's lease
will be 2"thick high density sign foam,with an 1/8"plexiglass face to match. All
copy and or logos must be professionally routed and adhered with 1001/a silicone
sealant. All returns on copy and or logos to be primed and painted to match
fitces.See Ext'bit A for placement.
Contra: To be determined by tenant's trademark or logo
Monument Sign: Monument signs will not be used.
Directional Sign: Directional signs will not be used.
Building Name Signs: Building name signs will not be used.

Door and/or window lettering: Door vinyl will be limited to the company name,
logo,and business hours. All door vinyl must be contained in a centered area of
20"t x 22"w beginning no higher than 18"from the top of the glass on the door.
Type styles and colors will be as outlined by tenants lease. All copy must not
exceed 2"in height per line. Unless written permission from property owner is
given, all copy and graphics must be sign grade high performance vinyl
applications. Window lettering will not be allowed.
INSTALLATION
Sign installation:
A. All installations must be performed by a licensed,bonded, and insured
contractor, and may not be the sub-contractor of an unlicensed contractor or
broker(as per state law.)
B. All copy and or logos to be affixed to the building with 100% silicone
sealant.
C. All building penetrations are to be sealed to prohibit water intrusion.
D. Each tenant,or its sign contractor, shall be responsible for the repair of
any damage to the building caused by the installation of said tenant's sign.
E. Each tenant shall be responsible for the performance of its sign contractor.
F. Each tenant is responsible for the removal and restoration of the building
face at the termination of the lease.
G. Installation site must be left clean and free of debris.
NON-CONFORMANCE
Signs installed or modified,not in conformance with this sign program, shall be
corrected or removed by the tenant or the tenant's sign contractor with fifteen(15)
days after written notice by the landlord.
APPROVED SIGN INSTALLERS
The name of tenant's sign contractor must be submitted to the landlord for
approval, and will be approved at the landlord's sole discretion.
ENMITS
Exhibit A gives a detail of sign construction and sign area allocation.
Exhibit B gives sign locations as a plot plan.
Exhibit C gives sign locations as elevation views.
