GENERAL REQUIREMENTS a) Any and all signs will require landlord written prior approval b) City approval of all signs must be obtained on an individual basis. C) Permits are required prior to installation. d) Sign, building and electrical permits are required for each sign. e) The sign contractor shall be responsible for the fulfillment of all requirements and specifications, completing installation of signs in a workmanlike manner to include clean-up, patching and painting all surfaces damaged by them. f) The tenant shall be responsible for cost of maintaining all signs in working condition. g) The tenant shall be responsible for entire cost of sign. h) Signs covered by this program include those mounted on building facia area, above windows and entry doors. Property owner reserves the right to add monument and directional signage to criteria by revision at a later date. i) Advertising placards or posters may only be placed in window areas only if approved by landlord. �v\ D Window lettering identifying tenants name, hours of business and telephone, etc. may be placed on primary entry door, not to exceed 144 sq. in. of text at a maximum size of 30 letters. Letterstyle must complement tenants storefront sign. k) Signs must be limited to established trade names only. No duplication of copy will be allowed. 1) Signs must be built and installed by a professional sign company. M) The tenant shall be responsible for removal of signs and restoration of storefront upon termination of lease. n) All signs must comply with City of Temecula Zoning, Building and Electric Codes o) Signs which include animation, flashing elements, audible devices or emission of smoke shall be prohibited. P) No exposed conduit or piping shall be used to connect sign elements. All electrical connections must be concealed behind facia. q) No painted signs shall be allowed. 2 II. SIGN DESIGN SPECIFICATIONS a) Sign width shall be a maximum of 70%of storefront width. b) Signs shall be centered vertically in facia area of tenant leasehold space. See attached elevations for sign locations allowed. C) One sign shall be allowed per tenant on east elevation facing the parking lot. A secondary sign on west elevation will also be allowed. d) Maximum area of each sign shall be one(1)square foot per lineal foot of store frontage. e) The east elevation facing the parking lot shall be considered the primary elevation for all tenants. f) Tenants on ends of building will have the option of a third sign. g) Sign designs must be architecturally compatible with all building elements. h) Sign type shall be Individual pan channel letters or semi-individual connected script pan channel letters. i) Letter Styles are to be as selected by the tenant with approval by landlord. Script letters must never be all capitals. Only initial capitalization will be allowed. Nationally- recognized franchises may use their customary logo style with approval of landlord. j) Letter height shall be a maximum of 24' (not including lower-case descenders). Minimum height shall be 15'. k) Sign faces shall be acrylic plastic with a minimum thickness of 1/8". Translucent vinyl overlays on letter faces to produce multicolor effects will be allowed. All sign designs must be approved by landlord before fabrication. 1) Letter faces shall be retained by 3/4'trim cap, color to be approved by landlord. M) Channel letter cans shall be 5"deep, color to be approved by landlord. n) A logo channel may be incorporated into sign design if it does not exceed 20%of the area of the sign. The logo should contain a graphic element and plain text in a box will be discouraged. Logo channel must also be 5"deep. o) Sign placement should consider the effects of maturing trees and landscaping. 3 III. CONSTRUCTION REQUIREMENTS a) Lags, fasteners or screws must be rustproof zinc plated or stainless steel and must be installed in a concealed manner. b) Channel cans must be of welded construction. C) All building penetrations must be sealed in a watertight fashion. d) UL labeling shall be required on all letters and logo cans. e) No manufacturer labels shall be exposed to public view. Such labels may only be attached in concealed locations. f) Contractor shall be responsible to repair all damage caused by their work. g) Neon illumination must use minimum 13mm tubing with 30 milliamp transformers. h) Letter depth shall be five inches. i) Acrylic plastic letter faces shall be a minimum of 1/8°thick. j) Sheet metal must be primed on both inside and outside surfaces. Ok) Sheet metal thickness must be 24 gauge minimum. 1) No exposed raceways or crossovers shall be allowed. M) No exposed illumination shall be used in signs. n) Flood lighting of signs shall not be allowed. 4 IV. FREE-STANDING MONUMENT SIGN a) One free-standing Internally Illuminated Monument Sign shall be erected to allow onsite tenant identification. b) Sign shall be designed as shown in included Exhibit. C) Sign will be located as shown in included Site Plan and Landscape Plan. d) Tenant Identification panels shall be assigned as follows: Top Panel: Suite E (PACIFIC DENTAL GROUP) 2nd Panel Suite A 3rd panel Suite B Bottom Panel Divided evenly between Suites C and D e) If existing suites should be subdivided at a later date, the panels assigned above must be divided evenly between the new tenants. f) No more than two tenants may share a divided panel if suites are subdivided. Bottom panel may not be divided further. g) Tenant copy shall be routed from aluminum pan face with W thick clear acrylic push-thru ® letters mounted on white acrylic backing to allow proper illumination. Letter faces shall have a translucent vinyl color overlay h) Tenant copy must be at least 5"tall.
