HomeMy WebLinkAbout#055 Remington Business Center REMINGTON BUSINESS CENTER OWNERS'ASSOCIATION SIGN PROGRAM GENERAL This exterior sign program Is unique to this center. The sign regulations herein have been established for the purpose of achieving the best possible effect for tenant identification and overall design. APPROVALS The design and construction of unit owner's exterior sign(s) must receive written approval by the Association prior to fabrication and installation. In the case of the Remington Business Center approvals will also need to be obtained from the Master Association (Westside Business Centre). Association approval will include the sign wording in addition to adherence to the specifics of this sign program. To secure Associations approval, each unit owner agrees to provide to the Associations (master and sub) two copies of the detailed sign design drawings. The sign drawings are to be prepared by a reputable state licensed sign contractor. All drawings marked "Disapproved" or "Approved as Noted", either by the Master Association or Remington Business Center Owners Association must be corrected and resubmitted. CWritten approval is required from Remington Business Center Owners Association prior to installation. There will be no requirement for submission to the Master Association (Westside Business Center) if total compliance to the sign program for Remington Business Center is adhered to. This criteria has been established for the purpose of assuring an outstanding building complex and for the mutual benefit of all tenants. Conformance will be strictly enforced. In the event Association/Owner is required to revise these requirements to conform to governmental regulations, Owner/Tenant agrees to conform with such requirements. NOTE.• No sion shall be construdled until the City of Temecula has issued a sion neimit. SIGN CONFIGURATIONS Exterior building scans: These signs will have one configuration as shown in Exhibit A. Exhibit Al outlines the sign area specifications for each unit. These signs will be non-illuminated, and constructed of two components. Copy and Graphics: All copy and graphics will be 1-1/2" thick high-density sign foam, with a 1/8" plexiglass (acrylic) face to match, 8" high or less. All copy and or logos must be pro with 100% silicone sealant. All returns on copy and or logos to be primed ar D faces. SUBJECT TO BUILDING DEPT.APPROVAL CITY OF TEMECULA PLANNING DEPT. Logos can use company colors with approval. Color coatings shall exactly match the colors specified on the approved plans. Door and/or window lettering: Door vinyl will be limited to the company name, logo, and business hours. All door vinyl must be contained in a centered area of 20"tall x 22"wide beginning no higher than 18"from the top of the glass on the door. All copy must not exceed 2"in height per line. Unless written permission from Association is given, all copy and graphics must be sign grade high performance vinyl applications, white in color. Window lettering will not be allowed. Additionally each owner/tenant may add one additional line stating: "No Soliciting" INSTALLATION Sign installation: A All installations must be performed by a licensed, bonded, and insured contractor, and may not be the sub-contractor of an unlicensed contractor or broker(as per state law.) B. All copy and/or logos to be affixed to the building with 100% silicone sealant. C. All building penetrations are to be sealed to prohibit water intrusion. D. Each unit owner, or its sign contractor, shall be responsible for the repair of any damage to t \ the building caused by the installation of said sign. E. Each unit owner shall be responsible for the performance of its sign contractor. F. Installation site must be left clean and free of debris. REMOVAL OR REVISIONS Each owner/tenant will be required to remove their own sign at their own expense when terminating the building or making revisions. The removal will include for the owner/tenant to paint and patch. NON-CONFORMANCE Signs installed or modified, not in conformance with this sign program, shall be corrected or removed by the unit owner, or the unit owner's sign contractor with fifteen (15) days after written notice by the Association. EXHIBITS Exhibit A gives a detail of sign construction and sign area allocation. Exhibit Al gives signage area, unit specific. The signage for those units must be no larger than the signage area allocated for all units.
