S6 ZEVO DRIVE INDUSTRIAL CENTER Planned Sign Program September 3, 2004 PAGE 191 ZEVO DRIVE INDUSTRIAL CENTER PLANNED SIGN PROGRAM PURPOSE AND INTENT The purpose of this Planned Sign Program is to provide for adequate and aesthetically pleasing On - Building and Ground Mounted signs in accordance with the requirements set forth by ZEVO DRIVE INDUSTRIAL CENTER (ZDIC) and The City of Temecula Sign Criteria. The intent of this Planned Sign Program is to produce uniform standards for all signage required by the project known as ZEVO DRIVE INDUSTRIAL CENTER (ZDIC). MAINTENANCE All signs within ZDIC shall be maintained in an as -new condition. The owner shall make periodic inspections of all signs on site. Any deficiencies shall be immediately corrected by the party responsible for said signs. APPROVALS All signing must have written approval of ZDIC or its Designee and the City of Temecula to be implemented. Prior to review eligible sign applicants shall first obtain the approval of ZDIC or its Designee by submitting the following: 1. For Preliminary Approval, submit the following to ZDIC or its Designee: A. Sign location plan and building elevation(s) showing proposed sign location(s), size(s) and dimensions. QB. Proposed materials, finishes and colors, in writing; and samples, if requested. 2. For Final Approval, submit shop drawings with the following information: A. Sign location plan and building elevation(s) showing proposed sign location(s), size(s) and dimensions. B. Details, materials, finishes and colors. 3. For City of Temecula approval, submit shop drawings as approved by owner or its Designee to the City of Temecula Planning Department and then to the Building Department to obtain sign and building permits. No Ground Mounted Signs may be installed by the tenants. Final Color, Size and Location of all signs shall be approved by ZDIC or its Designee prior to installation of the signs. Final drawings must be submitted to ZDIC or its Designee for approval. PROBHIBITED SIGNS All signs listed in The City of Temecula's Sign Ordinance Section 17.28.040 Prohibited Signs are prohibited. These include but are not limited to the following: pole signs, roof signs, flashing, rotating, moving, reflecting, prismatic or blinking signs, and signs that project perpendicular to the wall face. Portable signs, including A -frame, sandwich boards, poster boards and signs mounted on trailers or motor vehicles or other transportable carriers. Banners, pennant flags and other advertising flags (unless granted prior written approval for a special sales or promotional event) and freestanding center signs. Inflatable signs or figurines (typically located on a roof) are prohibited. ZEVO DRIVE INDUSTRIAL CENTER Planned Sign Program September 3, 2004 PAGE 2 UNCERTAINTY OF SIGN STANDARDS Q If a situation arises that is not covered by these sign standards or there is ambiguity, the sign applicant is referred to ZDIC or its Designee for clarification and determination and with City approval. ZDIC shall then approve signing that best meets the intent of the Planned Sign Program. COMPLIANCE REQUIREMENT No person shall erect, re -erect, construct, enlarge, move, improve, remove, convert or equip any sign or structure, or cause or permit the same to be done contrary to or in violation of any of the provisions of this Planned Sign Program. Conformance will be strictly enforced by ZDIC, and The City of Temecula. All non -conforming or unapproved sign(s) must be brought into conformance within 30 days of notification and at the expense of the tenant responsible for the installation of said sign(s). TENANT TERMINATION Upon termination of tenant lease and/or vacating the premises, vacating tenant (within 30 days) shall be responsible for the removal of their sign. This includes removing all attachment hardware, filling all holes and painting the building (reveal to reveal) and/or sign panel to as new condition. No new tenant signage shall be approved until the previous tenant signage is removed and building is restored as indicated above. DESIGN CRITERIA GENERAL SIGN STANDARDS 1. Sign area is defined as the entire area within a perimeter defined by a continuous line composed of right angles which enclose the extreme outer limits of lettering, logo or trademarks together with any frame or structural trim forming a part of the display used to differentiate the sign from the background against which it is placed. 2. Logo square footage shall be counted against the overall signage. 3. The color of all building graphics/signs shall match. 4. All Tenant signs attached to the building shall be formed by individual letters and shall be surface mounted. All signs shall be single -line -of -copy signs. Two-line signs may be allowed subject to review and approval of ZDIC and the City of Temecula. No "cabinet signs" or signs painted directly on the building will be permitted. 5. All attachment hardware will be stainless steel to preclude rust staining of architectural surfaces and to permit ease of future removal and servicing. 6. All on -building signs shall be mounted directly onto or into the building surface. No "raceways" or other visible means of attachment may be used. 7. All signs shall meet requirements as stated in the sign description section. ZEVO DRIVE INDUSTRIAL CENTER Planned Sign Program September 3, 2004 PAGE 3 K SIGN DESCRIPTIONS The following describes the types of signs allowed within the project: Sign Type/ Item A & B: OwnerlTenant Wall Sign (see pages S1 & S2). This sign type is provided for on -building tenant identification. This sign type shall occur on the concrete panel, as shown on the elevation (S2). The copy shall be limited to company name in project letter style (Copperplate Gothic or Helvetica). Registered logos and/or letter styles may be permitted upon approval from ZDIC or its Designee. Only one sign will be permitted per tenant. Buildings 1, 2, 5 and 6 may choose between a Tenant Identification sign on the front, or on the side of the building. Graphics shall be 4" deep fabricated aluminum or stainless steel. The color of all graphics are as indicated below. For location(s), see sign location plan (page S1) and/or elevations (page S2). NOTE: The maximum sign area for a wall mounted sign shall not exceed 1/2 square feet per lineal feet of building frontage. Maximum Size 73 square feet Maximum Logo Height: 36 inches tall Maximum Letter Height: 24 inches tall Minimum Letter Height 6 inches tall Maximum Length 24'-4" long Copy Face Color Stainless Steel (#4 Horizontal) or ZDIC approved Copy Side/Return Color Stainless Steel (#4 Horizontal) or Avon Cream (1W1 8-3) Letter style/Logos Copperplate or Helvetica (or Registered Trademark style) Sign Type/ Item C: Building Address (see pages S1 & S3). This sign type is provided to easily identify the building address. The letters shall be fabricated from stainless steel. For location, see sign location plan (page St) and/or elevation (page S3). For height and depth dimensions, see building address plan (page S3). Sign Type / Item D: Monument Sign (see pages S1 & S4). This sign type is provided for project and building address identification. The sign is constructed from concrete (poured in place and sacked and painted) to match building finish and color. The graphics are 1/2" deep computer cut aluminum. The sign may be illuminated with concealed ground mounted low pressure sodium sign light fixture(s) that provide even (flood) illumination of the sign face. All exterior illumination to be consistent with Riverside County Ordinance 655, Palomar Light Pollution Ordinance. For location, see sign location plan (page S7) and/or elevation (page S4). This sign type is provided for identification and display of specific information, with copy limited to the following: Entrance Door The copy can include company logo, name and hours of operation. Man Door The copy can include company logo, name, will call, receiving and/or entry information. Copy area shall not extend beyond dimensions shown on the drawings (8 inches tall by 12 inches wide outside dimension for Entrance Doors, and 6 inches tall by 12 inches wide for Man Doors. (maximum copy height is 2" tall). All signs to be installed level and plum. The maximum number of these signs shall be one per entrance or man door. Tenants/Owners are required to provide drawings to ZDIC or its Designee for approval, prior to fabrication and installation of any sign. See elevation drawing (page S5). Project Letter Style (see page S6). The letter styles for this project are Copperplate and Helvetica (see page S6).
