Definitions PERMITS ARE REQUIRED Wall Sign—A single sided sign fastened directly to the si DATE Protruding Sign—A double-sided sign supported by a decorative metal bracket mounted to the surface of the building so that the sign hangs perpendicular to the face of the building. Under Canopy Sign—a double-sided sign suspended by decorative metal chains from the underside of a structural canopy or soffit. Window Lettering—Signage directly applied to the surface of a suite window in lieu of a fabricated sign. B. General Requirements I. All signs and their installation must comply with all local building and electrical codes as well as these criteria 2. No animated, flashing or audible signs shall be permitted 3. No exposed lamps, conduits, crossovers or control devices are permitted O4. All Ownersrrenants may maintain the following signs: I. Tenant main identification sign on building ii. Building address, as provided by Developer, on building iii. Tenant main identification sign on a building mounted awning in lieu of (not in addition) a main sign on the building S. Upon removal of any sign by Tenant, any damage to the building surface shall be repaired by Tenant, or by the Owner at Tenant's cost 6. Acceptable signage on doors and windows is as follows: L Window lettering shall be permitted at the main public entrance to each business, consisting of business name, hours & emergency phone number ii. Second and third story businesses may have one window sign with the business name iii. No signs or posters may be placed outside the premises 7. All,signs shall be kept in a "like new" condition. On notice by the Owner, a Tenant shall be required to refurbish any sign, which does not qualify as being of an accepted standard 8. All signs and installation of signs shall conform to the appropriate building and electrical codes. The Tenants' sign contractor shall obtain all permits required, prior to fabrication 10. Electrical service to Tenant signs shall be on Tenant's meters II. All ground level signs shall be illuminated from an external source. Internally illuminated signs shall not be permitted. Awnings or signs located in the belt cornice shall be illuminated by a gooseneck wall mounted fixture equal to B-K Lighting Sign Star-type D'. See attached exhibit. 12. Exceptions to these criteria shall not be permitted. C. Approvals I. The design and construction of Tenant's exterior sign must receive written approval by Owner and a permit by the City of Temecula before fabrication. Owner approval shall be based on: I. Conformity to the sign criteria established for the building, including fabrication and method of installation ii. Harmony of the proposed sign with the design standards of the building 2. The Owner has the specific right to refuse approval of any sign which does not conform to the specific criteria set forth herein or any design not in harmony Owith design standards of the building. To secure Owner approval, three (3) copies of the design drawings.of the sign shall be submitted to the Owner or Owner's agent. The sign drawings must indicate an elevation drawing with the following information: I. The type, style, color& size of all lettering ii. The location of the sign in relation to store frontage iii. Colors, finishes and types of materials IV. Method of attachment to wall V. Method of illumination and electrical connection 3. All signs shall have the proper permitting from the City of Temecula as required by the Temecula Municipal Code prior to installation. Signs under 12 square feet may be administratively approved. Signs affixed to vehicles for the purpose of stationary advertisement 8. Freestanding freeway-oriented signs 9. Wall mounted or protruding signs above the I'floor belt cornice. Window lettering is acceptable E. Wall Signs I. Wall Mounted Tenant Sign Sizes: i. Front of building: (facing 5' Street and Mercedes Street) A maximum of one square foot per linear frontage foot of business establishment is permitted. To be located no higher than 25 feet above grade, bottom of the sill line of the 2""floor windows or cornice line of the building. 2. All wall mounted Tenant signs shall be centered above suite entrance if installed in the belt cornice or on a wall immediately adjacent to suite entrance. If sign is installed adjacent to the suite entrance, the sign shall not protrude from wall more than 7", and the top of the sign shall not be lower than 7'0"A.F.F. 3. Sign styles i. Kiln dried, wood sandblasted ii. Hand carved wood or like material. Like materials shall be approved on a case by case basis, subject to approval by the Old Town Local Review Board and the Director of Planning iii. Hand painted on solid wood, not laminated (NO plywood) 4. All lettering and signs shall be hand painted and antiqued in appearance. Colors on all signs shall be limited to four (4) and from the approved color palette attached. The color palette is based on the Sherwin Williams Preservation Palette as described in the Old Town Specific Plan. Protruding Signs I. Each Tenant may have one double-sided protruding sign for the front of the building (facing 5" Street and Mercedes Street) 2. All protruding signs shall be no more than 3 square feet 3. All protruding signs shall be double sided 4. All protruding, hanging signs shall be mounted to a decorative bracket either painted or rusticated. Not real rust S. Signs shall be mounted to metal and decorative brackets closest to suite entrance. Bracket design, fabrication, approval and installation is the responsibility of the tenant 6. Signs shall be mounted to metal brackets perpendicular to shop doorway. The lowest surface of each sign shall be no less than T-0" above walkway. Protruding signs shall not exceed more than 3 feet from the wall surface. 7. Styles of protruding signs: i. Kiln dried, double-sided, wood, sandblasted with raised lettering. ii. The color palette is based on the Sherwin Williams Preservation Palette as described in the Old Town Specific Plan. 9. All protruding signs shall be aged and antiqued in effects and appearance 10. All protruding signs shall only be attached to buildings, not to poles or other signs. Protruding Sign G. Under Canopy Signs I. Each Tenant may have one double-sided under canopy sign for the front of the building (facing 51" Street and Mercedes Street) 2. All under canopy signs shall be 3 square feet 3. All under canopy signs shall be double-sided 4. Signs shall be mounted from structural canopy above and shall not hang lower than T-0" above walkway and shall be perpendicular to shop doorway 5. Hanging/mounting devices shall be rusticated or painted in a manner consistent with the design of the sign 6. Styles of under canopy signs: i. Kiln dried, double-sided, wood, sandblasted with raised lettering ii. Solid wood, with hand painted lettering and artwork iii. Hand carved kiln dried wood or high density styrene 7. Colors on all under canopy signs shall be limited to four (4) and from the approved color palette attached. The color palette is based on the Sherwin Williams Preservation Palette as described in the Old Town Specific Plan. 8. Lettering on windows not to exceed 20% of total window assembly area for first floor 2. Second floor window lettering not to exceed 30% of total window assembly area 3. Window lettering shall be of period style as listed under section L. Fonts of the sign program. 4. Window signage shall be hand painted. Vinyl cut signage is prohibited. S. Colors for window lettering shall be limited to four (4) and from the approved color palette attached. Individual Cut Letters I. Individual cut letters shall be kiln dried 2" thick wood sand blasted for aged effect. 2. All letters to be primed and painted. Letters shall be of a color that contrasts with the surface on which they are installed. The letters are to have a raised '''A" pin striped outer edge in a contrasting color. Colors on individual cut letters shall be from the approved color palette attached. The color palette is based on the Sherwin Williams Preservation Palette as described in the Old Town Specific Plan. 3. Maximum character height is 10". 4. Signage formed by individual cut letters shall not exceed 72". 5. Maximum sign area for individual cut letters, measured as a box surrounding all letters of the sign (including blank spaces between letters) shall not exceed one square foot per linear frontage foot of business establishment. J. Suite Address Identification I. The identification of each suite's address shall be displayed in 6" high numbers/letters over the main entry doorway in the transom (at ground level) or on the window displaying signage for the suites on the upper floors 2. Awnings shall be fabric with a metal frame and be self-supporting from its mountings to the face of the building i. Ground mounted supports are not permitted ii. Awnings shall be fixed not retractable iii. Supports for the awnings shall be contained within the geometry of the canopy. Diagonal supports are discouraged but are permitted if they attach to the building not lower than 8'0" A.F.F. iv. Awning fabric color shall be comparable to the paint colors approved for the project or, subject to approval by the Director of Planning, shall compliment the exterior brick veneer of the building V. Non-fabric awnings (rigid) are not permitted 2. Awning signage is limited to the face of the awning and shall not exceed 15 SF and shall not exceed 50% of the awning face. Awning signage shall not exceed 20% of the exteriorsurface of each awning on the ground floor and shall not exceed 10% of the exterior surface of each awning on the second and third levels. i. Logos and emblems are limited to 4 SF ii. No lettering is allowed on the sides of the awning iii. Maximum lettering height is 10" iv. Maximum face height of awning is 15" V. No internal illumination of awning signs is allowed. 3. Building permits are required for awnings. Sample Fonts I. Fonts should be of a historic character and should be a simple serif font. Sample Fonts: Americana BT Antiques and Fine Art Classic Garamond BT Antiques and Fine Art 2. Other fonts are acceptable but must be of a similar character to the sample fonts provided. The building owner and the Director of Planning must approve alternate fonts prior to fabrication or window lettering.
