The intent of this Program is to produce uniform standards for all signage required by tenants at the project known as California Business Condos, LLC - The Vineyard in order to enhance the development, building architecture and the surrounding industrial land uses. Adherence to the Program will assure that the quality of the multi-tenant development will be realized. MAINTENANCE All signs within California Business Condos, LLC - The Vineyard shall be maintained in an as-new condition. The owner shall make periodic inspections of all signs on site. Any and all deficiencies shall be corrected immediately by the party or parties responsible for said signs upon notification by the California Business Condos, LLC - The Vineyard or the City of Temecula. DEFINITIONS Definitions for terms used within this Program are contained within Chapter 17.28 (Sign Standards) and Chapter 17.34 (Definition of Terms) of the Development Code. In the event that there is any uncertainty or ambiguity of the terms, the Director of Planning shall have the ultimate authority in rendering an interpretation of the subject term. APPROVALS All signs must have written approval of California Business Condos, LLC - The Vineyard or its Designee and the City of Temecula before being installed. Prior to review, eligible sign applicants shall first obtain the approval of California Business Condos, LLC - The Vineyard or its Designee by submitting the following: • For Approval, submit the following to California Business Condos, LLC - The Vineyard or its Designee: A. Sign location plan and building elevation(s) showing proposed sign location(s), size(s) and dimensions. B. Proposed materials, finishes and colors, in writing; and samples if requested. • For City of Temecula approval, submit drawings as approved by owner or its �I Designee to The City of Temecula Planning Department and then to the Building UIL Department to obtain sign and building permits (if applicable). ;EC PROHIBITED SIGNS ET ITS All signs listed in The City of Temecula's Sign Ordinance Section 17.28.040 Prohibited Signs, are prohibited. These include, but are not limited to, the following: pole signs, flashing, rotating, moving, reflecting, prismatic, or blinking signs, and signs that project 2 o subject to review and approval of California Business Condos, LLC - The Vineyard and The City of Temecula. 4. All signs shall meet requirements as stated in the sign description section. SIGN DESCRIPTIONS The following describes the types of signs allowed within the project: Sign Type/ Item 1: Entry Arbor Beam, (see Pages S1 &S2). This sign type is provided for identification of the entire development. This sign type shall occur on the stucco trellis entry beam, which serves to visually connect the two (2) multi- tenant buildings. The copy shall be limited to the name of the development "The Vineyard". The project site is an industrial site and a destination site, therefore, large, decorative, wall mounted signs are not necessary and the Vineyard arbor beam shall serve as the primary site identification, thus making it easier for visitors to locate the project site. The criteria for the lettering are indicated below. For location, see sign location plan, (Page S1), and/or elevations, (Page S2). Maximum Letter Height Three feet(3) tall Minimum Letter Height N/A Maximum Length Forty feet(40') long Letter Style/Logos Arial Bold, Flat Face Letter Material Formed Plastic Letter Color Duranodic Bronze Letter Depth Minimum of two and one-half inches (2 W) Sign Type/Item 2: Building Address, (see Page S2). This sign type is provided to easily identify the building address. The letters shall be recessed into the tilt-up concrete with beveled edges. Address colors shall be the same as the accent color used for the building in proximity to the address location, or a color deemed acceptable by the City of Temecula. Minimum height shall be twelve inches (12"). For location, see elevation, (Page S2). Sign Type i Item 3: Suite Signage (see Page S3) This sin a shall be provided for each individual tenants ace in order to allow for 9 type P P specific identification for the user. This, when used in conjunction with Item 4 (below) will allow for easy identification for individual tenants within the development. The Suite numbers will be flat face, formed plastic, Duranodic Bronze in color and approximately Y4" in depth. These letters will be glued onto a 16" x 20° plastic panel, which will be mounted onto the building face. The panel shall be beveled around the face edge (1 W). SIN Color shall be an accent color of that used in the vicinity of the suite. There are three JLA accent color possibilities, depending on the color scheme of the building. All paints are i ZC Dunn Edwards. Scheme 1 will utilize Desert Gray SP8. Scheme 2 will utilize Taos SP ARI 2650. Scheme 3 will utilize Sonora Gray SP 2220. Only one (1) panel shall be allowed per suite. No other wall mounted signs will be permitted in the center beyond the window signs permitted in this sign program. 4 Sign Type/ Item 4: Tenant Identification Signage (See Page S3) This sign type is provided to allow individual tenants the opportunity to identify the name of their business in a manner that will assure consistency within the development. Logos will be permitted, provided they adhere to the guidelines listed in this Program. A maximum of 80% of the width of the window may be used and no more than 18 inches of vertical area may be used for signage and the logo area. This allows a logo, lettering, hours of operation and contact information. The City of Temecula will permit nationally recognized trademark logos so long as they are located within the guidelines stated previously. The City of Temecula will also permit logos with a variety of colors, however, all lettering and words shall be limited to white vinyl. The limitations in terms of signage height, length percentage of storefront/window coverage and materials have been mandated in order to assure that different signage opportunities are contained within a similar format and framework. This will assure quality and continuity within the development. The criteria are listed below. In the event that a tenant occupies more than one (1) suite, they are allowed only one (1) tenant identification sign. For location, see elevations (Page S3).
