The purpose of signage is to provide Identification for the retail stores, however, when
designed properly, signage can set the stage for the whole look & atmosphere of the
retail center. The following criteria will provide the guidelines to help create this
Atmosphere.
GENERAL REQUIREMENTS
Each tenant should review the contents of this criteria prior to the design of their
signage.
A. APPROVALS
Approval of preliminary plans or working drawings for any premises does not constitute
approval of sign work. The tenant shall submit drawings showing the location of each
sign on the storefront elevation, together with all graphics, color, construction and
attachment details. All colors must be called out using plastic color chip numbers &
paint color numbers. Incomplete plans or submittals will slow down the approval
process. Plans must be supplied in hard copy (no faxes).
Two copies of drawings and specifications shall be submitted to:

The shopping center approval agent will return (1) set of plans marked "Approved" or
"Approved with changes". If submittals is non-conforming, it will be returned
"Disapproved". All approvals should be completed within 7 days of receipt. The city
will not Issue a permit without shopping center approval.
B. FABRICATION & INSTALLATION
•AII costs of signage and their installation will be the sole responsibility of the tenant.
•AII signs and their installations shall conform to all local building and electrical codes
and bear a U.L. label placed in an inconspicuous location.
•AII penetrations of the building shall be sealed in a watertight condition.
C. MAINTENANCE
-Tenant shall maintain the sign in good aesthetic order and repair, at tenant's sole cost
and expense.
•In the event Landlord notifies tenant of an eAsting defect and tenant fails to cure said
defect within (10) days of notification, Landlord may cause defect to be repaired.
Tenant agrees to reimburse Landlord In the cost of curing the defect, as additional rent,

SMALL SHOP TENANT SIGNAGE
-One (1) primary identification sign is permitted on the main entry elevation of each
storefront.
• Shops with multiple elevations will be permitted to have one additional sign per
elevation, subject to governmental approval.
•24" maximum letter and logo height, sign width not to exceed 70% of the storefront
width. "Allowable Sign Area" for all small shop,tenants is determined by multiplying the
building frontage by 1 square feet.
•Logos are permitted. Two lines of copy may also be permitted, subject to Landlord
approval.

D. TECHNICAL CRITERIA
-Chanel letter and logos shall be constructed from a minimum 22 ga.paintloc sheet
2 metal or.050 aluminum backs with .040 returns.Al channel letter returns are to be 5'
r deep,each letter will have a minimum of two 1141 drain holes,the interior of letters to
be pointed white.
•Ail letters to be raceway mounted with raceway painted to match building sign
fascia.
-Leifer faces to be of 3/16 plex, letter face and trimcap colors optional.
E. WINDOW GRAPHICS
Computer generated AN lettering will be permitted on windows subject to the
following conditions:
�- 1)Not to exceed 10%of window area.

2)Shall be limited to business name, logo or business hours.

F. TEMPORARY SIGNAGE
A penalty of$100.00 dollars per day as additional rent shall be charged for violating
this section of the sign program.
1)Banners for grand opening and or other special occasions may be permitted with
prior written approval of Landlord,subject to City of Temecula sign codes.
2)No A-frames,flags, poster boards or other types of advertising devices are
permitted.
3)No Moving, audible or flashing signs to be allowed.
4)Sale signs,posters, neon skeletons,are not permitted on the exterior of glass
windows or within 24'of any Interior gloss window.
5)No roof signs are permitted.
