SUMMARY
This report presents a drainage analysis for the construction of a single-family residence in the
City ofTemecula. The site is located at the easterly intersection of Enfield Lane and Riverton
Lane. The purpose ofthe report is to provide calculations in support of the drainage depicted on
the grading plan.
Existinl! Condition
. 1ihe existing site is approximately 3.98 acres in size and is currently in a natural state. The
majority ofthe site drains to the south and west onto Riverton Lane and approximately Y. of the
site drains to the east onto Metropolitan Water District Easement. There no significant storm
runoff that flows onto the property from off-site, since the parcel is the local high point.
Developed Condition
Development of the site will include grading ofthree pads, two of which will be for future home
. sites. The grading of the pads will respect the existing drainage patterns and will not
. significantly increase the run-off from the site.
The net increase in run-off is as follows:
