MINUTES OF A REGULAR MEETING
OF THE CITY OF TEMECULA
DIRECTOR'S HEARING
OCTOBER 11, 2007
A regular meeting of the City of Temecula Director's Hearing was called to order on Thursday,
October 11, 2007 at 1 :30 p.m. in the Main Conference Room, located at 43200 Business Park
Drive, Temecula, California. Principal Planner Patrick Richardson presiding.
Also present were, Junior Planner Eric Jones, Office Assistant Kim Kodani and Minute Clerk
Cynthia Lariccia.
Item No.1: Planninq Application No. PA07-0174. a Minor Conditional Use Permit to allow
used auto sales to be conducted within a multi-tenant buildinq. totalinq 1.080
square feet includinq an office. warehouse space. and a restroom. with all
vehicles beinq stored in the warehouse portion of the suite, qenerallv located on
the south side of Rio Nedo. approximatelv 700 feet west of Diaz Road. at 42103
Rio Nedo. Suite 102
Principal Planner Richardson convened the meeting at 1 :30 p.m.
Junior Planner Jones presented an overview of the project and staff recommendations. The
project is located within a Light Industrial Zone and will operate from 8 a.m. to 8 p.m. Monday
through Sunday. The proposed use will not create any parking problems. The applicant has
not proposed any interior or exterior changes to building. No outdoor display or storage of any
vehicles will be permitted and no maintenance will be performed. The project is consistent with
all applicable City standards, ordinances and guildelines. The project has been deemed to be
CEQA exempt under Section 15301, Class 1, of the CEQA guidelines.
Principal Planner Richardson asked Junior Planner Jones if he checked with Building and
Safety regarding storage of cars inside the building. Planner Jones responded that plans were
routed to all appropriate departments and they had no negative comments.
Applicant Salim Purmul, 29286 Derby Drive, Murrieta, reviewed and concurred with the
Conditions of Approval.
Planner Jones received one anonymous phone call concerning outside display of vehicles and
advised caller the vehicles would not be displayed outside the building.
No other persons were in attendance to speak in opposition or support of the project; Principal
Planner Richardson approved Planning Application No. PA07-0174 subject to the Conditions of
Approval.
