MINUTES OF A REGULAR MEETING OF THE CITY OF TEMECULA DIRECTOR'S HEARING November 8, 2007 A regular meeting of the City of Temecula Director's Hearing was called to order on Thursday, November 8, 2007 at 1 :30 p.m. in the Main Conference Room, located at 43200 Business Park Drive, Temecula, California. Director of Planning Debbie Ubnoske presiding. Also present were, Junior Planner Eric Jones, Assistant Planner Christine Damko, Senior Planner Stuart Fisk and Minute Clerk Kathy Simpkins. Item NO.1: Planninq Application No. PA06-0363, a Tentative Parcel Map with a Final Map Waiver (TPM 35319) to establish six office condominium units within the Park Place office buildinq Director of Planning Ubnoske convened the meeting at 1 :30 p.m. Assistant Planner Damko presented an overview of the project and staff recommendations, The project is a Tentative Parcel Map for condominium purposes will establish six units within the Park Place Office building. The building is located on the southwest corner of Winchester Road and Diaz Road. The project has been deemed to be CEQA exempt under Section 15315, Planning Director Ubnoske stated there is a Waiver with this map and confirmation was given by Assistant Planner Damko. Applicant Jim Grant, Jefferson Partners, reviewed and concurred with the Conditions of Approval. Planning Director Ubnoske cited that there were no speakers in support or opposition of the project and approved Planning Application No. PA06-0363 subject to the Conditions of Approval. Item No.2: Planning Application No. PA07 -0116. a Minor Conditional Use Permit to upqrade the liquor license from a tvpe 41 (on sale beer and wine eatinq place) to a tvpe 47 (on sale general- eatinq place) and to serve alcohol on an existinq patio Junior Planner Jones presented an overview of the project and staff recommendations. The project is a Minor Conditional Use Permit to upgrade the current type 41 liquor license to a type 47 liquor license at the Country Gardens Restaurant. The applicant would like to serve alcohol and food on an existing patio. Both the restaurant and patio are currently existing buildings. The project has been deemed to be categorically exempt under CEQA. The application has been reviewed by all city departments and has been conditioned for various approvals. Staff is recommending approval Applicant Raphael Chavez, Country Garden Restaurant, stated he has reviewed Conditions of Approval and is agreement. R:\DIRHEARIMINUTESI2007\II-08-07 minutes.doc . Planning Director Ubnoske cited that there were no speakers in support or opposition of the project and approved Planning Application No. PA07-0116 subject to the Conditions of Approval.
