THE REF. SITE IS LOCATED AT THE END OF LA CORONA CT. (A CUL-DE-SAC) IN THE CITY
OF TEMECULA, CALIFORNIA.
! PROPOSED USE OF REFERENCE SITE
IT IS MY UNDERSTANDING THAT THE REF. SITE IS BEING DEVELOPED FOR A SINGLE FAMILY
RESIDENCE WITH ATTACHED GARAGE.
I PRE-GRADING SITE CONDITIONS AND GRADING REC_OMMENDATIOliS
THIS PROPERTY WAS IMPROPERLY GRADED SOME YEARS AGO. THE CONDITIONS OF THE SITE IN
'MAY 1999 ARE DESCRIBED IN MY PRELIMINARY SOILS REPORT DATED MAY 20, 1999 AND
INCLUDED AS ATTACHMENT "AU OF THIS REPORT.
THE GRADING RECOMMENDATIONS ARE INCLUDED IN MY PRELIMINARY SOILS REPORT DATED MAY
20, 1999 AND INCLUDED AS ATTACHMENT "AU OF THIS REPORT.
: GRADING EQUIPMENT USED ON THE SITE
A CATERPILLAR D6H BULLDOZER, A MOTORGRADER AND A LARGE WATER TRUCK WERE USED TO
COMPLETE THE GRADING AND COMPACTION ON THIS SITE.
:GRADING OPERATIONS
GRASS, WEEDS AND ALL DEBRIS WERE REMOVED FROM THE SITE PRIOR TO ANY GRADING
OPERATIONS. THE EXISTING UNCOMPACTED SOIL WAS REMOVED FROM THE NORTHERLY
PORTION OF THE SITE AND STOCKPILED ON THE EXISTING CUT SURFACE ON THE SOUTHERLY
SIDE OF THE SITE. ON THE NORTHERLY SIDE OF THE SITE, ADDITIONAL LOOSE FILL WAS
NOTED BELOW ORIGINAL GRADE. CONSEQUENTLY, THE NORTHERLY SIDE OF THE SITE WAS
OVER EXCAVATED TO A DEPTH OF 4 TO 5 FT.
'ALL CUT MATERIALS WERE WETTED AND THOROUGHLY MIXED ON THE SOUTHERLY SIDE OF THE
SITE. THE AREA TO RECEIVED FILL WAS KEYED AND BENCHED INTO FIRM NATURAL SOILS
AND INSPECTED BY OUR PERSONNEL. THE MIXED AND DAMPENED SOIL WAS THEN PLACED IN 6
TO 8 INCH LAYERS AJ,D THOROUGHLY COMPACTED WITH THE BULLDOZER AND WATER TRUCK.

THE ROUGH GRADING WAS COMPLETED BETWEEN JUNE 1, 1999 AND JUNE 11, 1999.
WAS FINISHED WITH THE MOTORGRADER IN EARLY JULY 1999.
THE PAD
SOILS OBSERVED
THE SOILS NOTED ON THE SITE WERE BROWN, DECOMPOSED GRANITE WITH SUFFICIENT FINES
TO COMPACT WELL. THE SOILS WERE THOROUGHLY MIXED AND WETTED PRIOR TO PLACING AND
COMPACTING.
FIELD TESTING PROCEDURES
FIELD IN-PLACE DENSITY AND MOISTURE CONTENT TESTING WERE PERFORMED IN ACCORDANCE
'WITH ASTM D1556-82 (SAND CONE TEST) AND D1557-78 (MOISTURE DENSITY TEST).
DURING THE GRADING OPERATIONS, SEVERAL LAYERS OF SOIL WERE REQUIRED TO BE
RECOMPACTED TO ATTAIN THE 90% RELATIVE SOIL COMPACTION REQUIREMENTS. ULTIMATELY,
,ALL SOILS TESTED ATTAINED A MINIMUM OF 90% RELATIVE COMPACTION.
A SUMMARY OF THE MAXIMUM DRY DENSITY TEST AND THE FIELD IN-PLACE DENSITY AND
MOISTURE CONTENT TESTS ARE INCLUDED ON SHEETS 3 AND 4 OF THIS REPORT. A COPY OF
THE SITE PLANS SHOWING THE FIELD IN-PLACE DENSITY TEST LOCATIONS IS INCLUDED AS
SHEET 5 OF THIS REPORT.
I CONCLUSIONS AND RECOMMENDATIONS
'THE GRADING ON THIS SITE HAS BEEN COMPLETED IN ACCORDANCE WITH THE APPROVED
GRADING PLAN DATED 3-31-99, MY PRELIMINARY SOILS REPORT DATED MAY 20, 1999 AND
THE GRADING CODE OF THE CITY OF TEMECULA.
'ALL CONCRETE FOUNDATIONS PLACED ON THIS PAD MUST BE REINFORCED WITH A MINIMUM OF
TWO #4 STEEL REBARS PLACED AT THE TOP AND BOTTOM OF ALL FOOTINGS. IF CONCRETE
SLABS ARE PLACED ON THIS FILL, THEY SHOULD BE A MINIMUM OF 4 INCHES THICK AND
REINFORCED WITH 6" X 6" # 10 WWM.
,THE FINDINGS AND RECOMMENDATIONS EXPRESSED IN THIS REPORT ARE BASED ON FIELD AND
LABORATORY TESTING PERFORMED DURING THE ROUGH GRADING OPERATIONS AND ON GENERALLY
ACCEPTED ENGINEERING PRACTICES AND PRINCIPLES. NO FURTHER WARRANTIES ARE IMPLIED
OR EXPRESSED BEYOND THE DIRECT REPRESENTATIONS MADE IN THIS REPORT.

PER YOUR REQUIREMENTS, I COMPLETED A PERCOLATION TEST AJ{D A PRELIMINARY SOILS
INVESTIGATION ON THE REFERENCE PROPERTY. A SUMMARY OF MY CONCLUSIONS ARE AS
FOLLOWS:
, EXISTING CONDITIONS ON THE SITE
THIS PROPERTY WAS IMPROPERLY GRADED SOME YEARS AGO. THE OBVIOUS PROBLEMS WITH
'THE EXISTING GRADING ARE:
1. THEY STARTED THE GRADING AT THE PROPERTY LINE, WITH NO SETBACKS.
2. THE FILL ISN'T COMPACTED.
3. THE TOE OF THE FILL ACTUALLY EXTENDS ONTO THE ADJACENT LOT.
AFTER A REVIEW OF THE SITE, I CONFERRED WITH GERALD ALEGRIA CONCERNING THE
PROBLEMS ON THIS SITE. OUR CONCLUSION WERE AS FOLLOWS:
1. THERE IS A DRIVEWAY AND LAWN AREA ON THE ADJACENT PROPERTY AND CONSEQUENTLY
'THE LACK OF PROPER GRADING SETBACKS, ON THE CUT SLOPE ISN'T A CRITICAL FACTOR.
2. THE FILL WOULD HAVE TO BE REMOVED AND RECOMPACTED, WITH PROPER SETBACKS.
: SOILS NOTED ON THE SITE
THERE ARE NO DRAINAGE COURSES ACROSS THIS PROPERTY OR AREAS OF UNSTABLE SOILS OR
,STEEP SLOPES. IN THE EXISTING CUT AREAS, THE SOILS ARE FIRM AND STABLE.
'THE SOILS ARE DECOMPOSED GRANITE WITH ENOUGH FINES TO COMPACT WELL.
,A MOISTURE CONTENT OF APPROXIMATELY 8 TO 10% WILL BE NEEDED TO PROPERLY COMPACT
THESE SOILS.
I GRADING RECOMMENDATIONS
THE EXISTING LOOSE FILL WILL HAVE TO BE PUSHED BACK UP ON THE CUT PORTION OF THE
PAD, CLEANED OF ALL DEBRIS AND ORGANIC MATERIALS, MIXED, WETTED AND RECOMPACTED
IN ACCORDDANCE WITH THE FOLLOWING RECOMMENDATIONS:
1. IN THE FILL AREAS, A MINIMUM OF ONE FOOT OF EXISTING TOP SOILS MUST BE
REMOVED AND THE TERRAIN MUST BE KEYED AND BENCHED INTO FIRM NATURAL SOIL FOR FULL
SUPPORT. PREPARATION SHALL BE APPROVED BY A REGISTERED CIVIL ENGINEER PRIOR TO
PLACEMENT OF FILL MATERIAL.
2. THE FILL MATERIAL MUST BE WETTED TO APPROXIMATELY 8 TO 10% MOISTURE AJ{D
THOROUGHLY MIXED TO ASSURE CONSISTENT MOISTURE CONTENT THROUGHOUT THE FILL AREA.
3. THE FILL MATERIAL SHALL BE COMPACTED IN 6 TO 8 INCH LAYERS WITH TRACTORS,
COMPACTORS OR ROLLERS OF SUFFICIENT WEIGHT TO ATTAIN A MINIMUM OF 90% COMPACTION.

4. THE CIVIL ENGINEER (SOIL TEST ENGINEER) MUST BE NOTIFIED AFTER EACH 6 TO 8
INCH LAYER IS COMPACTED, SO THAT HE CAN COMPLETE INSPECTION & COMPACTION TESTING
PRIOR TO ADDITIONAL FILL MATERIAL BEING PLACED.
CONCLUSIONS
IT IS MY PROFESSIONAL OPINION, THAT IF THE GRADING IS COMPLETED IN ACCORDANCE
WITH MY GRADING PLAN DATED 3-31-1999, AND THE ABOVE RECOMMENDATIONS, THE SITE
WILL BE A ST~BLE, SAFE BUILDING PAD FOR THE PLANNED SINGLE FAMILY RESIDENCE.
