Tbe purpose of this Update Geotechnical Report is to evaluate the current site conditions, the applicability of previous recommendations to the proposed project, and to provide additional recommendations as necessary. The results of a prior investigation were presented in our report titled "Geotechnical Investigation, Proposed Winans Residence, 30277 Via Brisa, Temecula, California", dated April 30, 2003. In summary, our services for this "Update Geotechnical Report" consisted ofthe following: I) Review of the previous referenced report and our project file; 2) Review of the grading plans prepared by Vandenberg Civil Consulting, dated June 8, 2005; 3) PerfOlmance ofa visual surface reconnaissance of the site by our engineering and geolob'Y staff; and 4) Preparation of this report. \ Update Geotechnical Report iJuly 27,2005 Job No. 03-l7A Page 2 The conclusions and recommendations presented in this report are based in part on data ,developed and documented by our firm during previous investigations on the site and the associated laboratory analysis. We also relied upon our surficial observations and our experience with the soil land geologic conditions in the site vicinity. No additional subsurface exploration or laboratory ,testing was performed in connection with this update report. This report has been prepared for Mr. Steve Dohrman and his design consultants to be used solely in the evaluation and design of the proposed project. This report has not been prepared for use by other parties, and may not contain sufficient information for purposes of other parties or other uses. The information in this report represents professional opinions that have been developed using that degree of care and skill ordinarily exercised, under similar circumstances, by reputable geotechnical consultants practicing in this or similar localities. No other warranty, express or implied, is made as to the professional advice included in this report. PROJECT DESCRIPTION Proposed Project: The proposed project will be the construction of a single-family residence. It will be constructed on the majority of the building pad which currently exists on the site. Additional earthwork will be performed to accommodate the building footprint. According to the referenced grading plan, the additional earthwork will include extending the fill slope horizontally a short distance, and the construction of three retaining walls. FINDINGS Existing Site Conditions: Based on our observations made during our recent surficial reconnaissance, the site conditions appear to be generally unchanged since the time of our original investigation. WESTERN SOIL AND FOUNDATION ENGINEERING, INC. 1.-- Update Geotechnical Report July 27,2005 Job No. 03-17A Page 3 CONCLUSIONS AND RECOMMENDATIONS General: It is our opinion that the recommendations presented in our original Report of Geotechnical Investigation are, in general, applicable to the proposed development of the site as we understand it. The modified recommendations presented below should be incorporated into the design and construction ofthis project. Any unusual or unanticipated conditions exposed during earthwork or construction should be brought to the attention of the Geotechnical Consultant. Impermeable Membrane: We recommend that a IS-mil-thick impermeable membrane, such as stego wrap or an approved equal, be placed midpoint within the sand bedding beneath the proposed slab-on-grade. Retaining Wall Fonndations: The retaining wall foundations placed on the slope or near the top of the slope should be deepened to provide a horizontal distance of 8 feet between the outer edge of the foundation and the adjacent slope face. LIMITATIONS The recommendations and opinions expressed in this report reflect our best estirnate of the project requirements based on recent surficial observations as well as our previous evaluation of the subsurface soil conditions encountered at the subsurface exploration locations, and the assumption that the soil conditions do not deviate appreciably from those encountered. It should be recognized that the performance of the foundations and/or cut and fill slopes may be influenced by undisclosed or unforeseen variations In the soil conditions that may occur in the intermediate and unexplored areas.
