RDA 9140 A RESOLUTION OF THE REDEVELOPMENT AGENCY OF TEMECULA, AUTHORIZING A PURCHASE AND SALE AGREEMENT AND ESCROW INSTRUCTIONS BETWEEN THE AGENCY AND BEDFORD PROPERTIES ~, the Redevelopment Agency of the City of Temecula ("Agency") desires to purchase from Bedford Properties ("Seller") the certain real property generally described as Margarita Canyon, which is located southwest of Front Street and west of Interstate 15, comprising 92 acres; and WHEREAS, the proposed purchase would allow the Agency to acquire property for fair market value in furtherance of redevelopment as defined under the Community Redevelopment Law (Health and Safety Code Section 33000 et sea_). and the Redevelopment Plan for Redevelopment Project No. 1-1988 adopted pursuant to Ordinance Nos. 91-11 and 91-15; and WHEREAS, the acquisition of the property is in the best interest of the City of Temecula and the health, safety and general welfare of its residents and is in accord with the public purposes and provisions of the Redevelopment Plan for Redevelopment Project No. 1-1988; and NOW, THEREFORE, THE REDEVELOPMENT AGENCY OF TEMECULA DOES HEREBY RESOLVE, DETERMINE AND ORDER AS FOLLOWS: Section 1. An environmental impact report CEIR") was approved for the Redevelopment Plan for Redevelopment Project No. 1-1988. In light of the EIR, the Agency has determined that no substantial or minor changes are indicated by the proposed purchase (the "project") with respect to the circumstances under which the project is to be undertaken which require important revisions to the previously adopted EIR due to the involvement of new significant environmental impacts not covered in said EIR. No subsequent EIR or supplement to the EIR is necessary or required pursuant to 14 California code of regulations Sections 15162 and 15163. Accordingly, the proposed disposition of property will have no significant effect on the environment except as identified and considered in the previous EIR. Additionally, the Agency finds that the project is categorically exempt pursuant to 14 California Code of Regulations Sections 15325, 15316 and 15313. Section 2.
