DIRECTOR'S HEARING
MARCH 6, 2008
A regular meeting of the City of Temecula Director's Hearing was called to order on Thursday,
March 6, 2008 at 1:30 p.m. in the Main Conference Room, located at 43200 Business Park
Drive, Temecula, California. Planning Director Debbie Ubnoske presiding.
Also present were Principal Planner Patrick Richardson, Senior Planner Stuart Fisk, Junior
Planner Eric Jones and Minute Clerk Kim Kodani.
Item No. 1: Planning Application No. PA07-0161 an Extension of Time for a Development
Plan to construct a 7 000 square foot office building, located at 41919 Moreno
Road
Planning Director opened the public hearing at 1:30 p.m.
Junior Planner Eric Jones presented an overview of the project and staff recommendations.
The proposed Development Plan consisted of a 7,000 square foot, two-story office building on
0.74 acres within the Community Commercial District of the Old Town Specific Plan. The
applicant has requested an Extension of Time due to an increase in construction costs and an
over supply of office space in the immediate area. The applicant has proposed no changes to
the originally approved project. The project remains consistent with all appropriate ordinances
and regulations. The project has been deemed categorically exempt from further environmental
review per CEQA Section 15332, Class 32 In-fill Development. Staff is recommending approval
of this project.
Planning Director asked if any of the Conditions of Approval have changed. Junior Planner
stated there were no changes.
Applicant Bob Purdue, 41919 Moreno Road, Temecula, stated he had reviewed the Conditions
of Approval and was in agreement with the content. Mr. Purdue wanted to state for the record
that due to the current economic times, consideration be given to a three-year extension instead
of a one-year extension.
Planning Director stated that she would review the possibility of a three year extension and also
that the City is reviewing simplifying the process.
No other persons were in attendance to speak in opposition or support of the project. Planning
Director closed the public hearing and approved Planning Application No. PA07-0161 subject to
the Conditions of Approval
There being no further business, the hearing was adjourned at 1:34 p.m.
