(1) The uses pemutted in Planning Area 1 of Specific Plan No. 199 shall be the same as those
uses permitted in the LM District in Chapter 17.06 of the City of Temecula Development
Code.
(2) The development standazds for Planning Area 1 of Specific Plan No. 199 shall be the same
as those standazds identified for the LM Residential District in Section 17.06.040 of the City
of Temecula Development Code, except for the following:
A. The reaz yazd shall be not less than ten feet (10').
B. There shall be no maximum % of lot coverage requirement.
(3) Except as provided above, all other zoning requirements shall be the same as those
requirements identified in Chapter 17.06 of the City of Temecula Development Code.
b. Planning Area 2.
(1) The uses permitted in Planning Area 2 of Specific Plan No. 199 shall be the same as those
uses permitted in the LM Residential District in Chapter 17.06 of the City of Temecula
Development Code.
(2) The development standards for Planning Area 2 of Specific Plan No. 199 shall be the same
. as those standazds identified for the LM Residential District in Section 17.06.040 of the City
of Temecula Development Code, except for the following:
A. The rear yard shall be not less than ten feet (10').
B. There shall be no maximum % of lot coverage requirement.

as those standards identified for the PR District in Section 17.14.040 of the City of Temecula
Development Code.
(3) Except as provided above, all other zoning requirements shall be the-same as those
requirements identified in Chapter 17.14 of the City of Temecula Development Code.

(1) The uses permitted in Planning Area 6 of Specific Plan No. 199 shall be the same as those
uses permitted in the LM Residential District of Chapter 17.06 of the City of Temecula
Development Code. In addition, the permitted uses identified under Section 17.06.030 shall
also include noncommercial community association recreation and assembly buildings and
facilities.
(2) The development standards for Planning Area 6 of Specific Plan No. 199 shall be the same
as those standards identified for the LM Residential District in Section 17.06.040 of the City
of Temecula Development Code, except for the following:

and 9A. The existine Plannine Area 7 (item ¢) shall be replaced with the laneuaee listed
below in item e. Plannine Area 9 (item i) shall be amended to add Plannine Area 9A to
item i. The revised laneuaee for Plannine Area 7 and the new laneuaee for 9A is as
follows:

(1) The uses permitted in Planning Area 7 of Specific Plan No. -lsl4 3 shall be the same as

(1) The uses permitted in Planning Area 43 of Specific Plan No. 199 shall be the same as those
uses permitted.in the M Residential District of Chapter 17.06 of the-City of Temecula
Development Code. In addition, the permitted•uses identified under Section L7:06.030 shall
also include noncommercial community association recreation and. assembly buildings and
nF facilities.

(2) The development standards for Planning Area 43 of Specific Plan No. 199 shall be the same
as those standazds identified for the M Residential District in Section 17.06.040 of the City
of Temecula Development Code, except for the following:
A. Minimum net lot area shall not be less than four thousand five hundred (4,500)
square feet.
B. No lot shall have more than sixty percent (60%) of its net area covered with
buildings or structures.
C. The minimum average width of a lot shall be thirty-eight feet (38') with a minimum
lot depth of sixty-five feet (65r). Minimum lot width at the required front property
line shall bethirty-eight feet (38').
D. The front yazd setback including gazages shall be not less than ten feet (10').
E. The sum of the interior side yazd setbacks shall be not less than ten feet (10'). This
permits a zero lot line arrangement with a zero setback on one side yard and ten feet
on the opposite side yazd. Corner side yards shall not be less than ten feet (10').
F. The rear yard shall be not less than ten feet (lOr).
G. There shall be no maximum % of lot coverage requirement.
(3) Except as provided above, all other zoning requirements shall be the same as those
requirements identified in Chapter 17.06 of the City of Temecula Development Code.
qq. Planninp, Area 44.
(1) The uses permitted in Planning Area 44 of Specific Plan No. 199 shall be the same as those
uses permitted in the PR District of Chapter 17.14 of the City of Temecula Development
Code.
(2) The development standards for Planning Area 44 of Specific Plan No. 199 shall be the same
as those standards identified for the PR District in Section 17.14.040 of the City of Temecula O
Development Code.
(3) Except as provided above, all other zoning requirements shall be the same as those
requirements identified in Chapter 17.14 of the City of Temecula Development Code.
rr. Planning Area 45.
(1) The uses permitted in Planning Area 45 of Specific Plan No. 199 shall be the same as those
uses permitted in the PR District of Chapter 17.14 of the City of Temecula Development
Code.
(2) The development standards for Planning Area 45 of Specific Plan No. 199 shall be the same
as those standards identified for the PR District in Section 17.14.040 of the City of Temecula
Development Code.
(3) Except as provided above, all other zoning requirements shall be the same as those
requirements identified in Chapter 17.14 of the City of Temecula Development Code.
ss. Planning Area 46.
(1) The uses pemutted in Planning Area 46 of Specific Plan No. 199 shall be the same as those
uses permitted in the PR District of Chapter 17.14 of the City of Temecula Development
Code.
(2) The development standards for Planning Area 46 of Specific Plan No. 199 shall be the same
as those standards identified for the PR District in Section 17.14.040 of the City of Temecula
Development Code except that there shall be no minimum building setback requirement
from adjoiningproperty lines if the adiacent propertv is used solely for recreation, oven
space or for nazking_purposes. Q
(3) Except as provided above, all other zoning requirements shall be the same as those
requirements identified in Chapter 17.14 of the City of Temecula Development Code.
