MAINTENANCE All signs within RVPC shall be maintained in an as-new condition. The property owner and/or manager shall make periodic inspections of all signs on site. Any deficiencies shall be immediately corrected(30 days or less) by the party responsible for the sign and at their expense. APPROVALS All signing must have written approval of RVPC or its Designee and the City of Temecula to be O implemented. Prior to review, eligible sign applicants shall first obtain the approval of RVPC or its Designee by submitting the following: 1. For Approval, submit shop drawings with the following information: A. Site plan and scaled building elevation(s) showing proposed sign location(s), size(s) and dimensions. B. Details including: materials, finishes, colors, method of attachment and color samples(if required). 2. Final Color, Size and Location of all signs shall be approved by RVPC or its Designee and The City of Temecula prior to installation of the signs. Final drawings must be submitted to RVPC or its Designee for approval. 3. For City approval, submit(3) Colored sets of drawings showing approval by the owner RVPC or its designee to the Planning Department for consideration. After receiving Planning Department approval, proceed to the Building Department to obtain building permits. RANCHO VIEW PROFESSIONAL CENTER O Planned Sign Program March 19, 2008 PAGE1 UNCERTAINTY OF SIGN STANDARDS OIf a situation arises that is not covered by these sign standards or there is ambiguity, the sign applicant is referred to RVPC or its Designee for clarification and determination. RVPC shall then approve signing that best meets the intent of the Planned Sign Program. However, no sign shall be installed without City approval and all necessary City Permits. COMPLIANCE REQUIREMENT No person shall erect, re-erect, construct, enlarge, move, improve, remove, convert or equip any sign or structure,or cause or permit the same to be done contrary to or in violation with any of the provisions of this Planned Sign Program. Conformance will be strictly enforced by RVPC or its Designee and The City of Temecula. All non-conforming or unapproved sign(s) must be brought into conformance at the expense of the tenant responsible for the installation of the sign(s). DESIGN CRITERIA GENERAL SIGN STANDARDS 1. Sign area is defined as the entire area within a perimeter defined by a continuous line composed of right angles which enclose the extreme outer limits of lettering, logo or trademarks together with any frame or structural trim forming a part of the display used to differentiate the sign from the background against which it is placed (NOTE:allowance for logos with ascenders and descenders may be given at the discretion of RVPC and The City of Temecula. O2. Monument signs are for the identification of the project only. 3. The location of all applicable ground mounted signs shall conform to The City of Temecula set backs and corner cut-off requirements for monument signs and must be a minimum of seventeen feet from the base of curb. 4. All paint on aluminum shall be Matthew's semi-gloss acrylic polyurethane over proper primer. All paint on polystyrene plastic and/or foam letters shall be high quality,water base, exterior grade paint (to allow for future repainting of buildings and signs). The color of all building graphics shall match. 5. All signs attached to the building shall be formed by individual letters and shall be surface mounted. All signs shall be single-line-of-copy signs. No"cabinet signs"or signs painted directly on the building will be allowed. 6. All metals and/or attachment hardware to be stainless steel, aluminum or approved plastic to preclude rust staining of architectural surfaces and to permit ease of future removal and/or servicing (the use of steel or sheet metal is prohibited). 7. All illuminated signs to be reverse channel halo using low voltage LED(light emitting diode) for illumination. Location of penetrations to be on the letter horizontal center to minimize damage to the building fascia and for potential reuse by future tenant(s). RANCHO VIEW PROFESSIONAL CENTER O Planned Sign Program March 19, 2008 PAGE 2 GENERAL SIGN STANDARDS (cont.) O8. All on-building signs shall be mounted directly onto or into the building surface. No"Raceways"or other visible means of attachment may be used. Letters or logos may not be located closer than one half of the letter height to any building edge or architectural feature. 9. Tenant is responsible for the cost(s)of returning building surface(s) to its original condition in the event of revision to their sign and/or upon termination of their lease and/or removal of their sign. 10. At its discretion, RVPC retains the right to approve or disapprove the design and/or dimensions of any sign. In addition,The City of Temecula has final discretion on signage. SIGN DESCRIPTIONS The following describes the types of signs allowed within the project: Sign Type/Item 1: Project Monument Sign (pages S1 &S2) This sign type is provided for ground mounted project and tenant identification. The sign(s) are located within the landscape setback area a minimum of V-0"away from front property line and 17'-0" away from driveway or interior property line. Construction shall be either poured in place concrete and/or concrete block,then sacked and painted to match building finish and color(s). This sign is non-illuminated. See sign location plan (page S1) and elevation drawing (page S2). Sign Type/Item 2: Building Address Numbers (pages S1 & S3) O This sign type is provided to easily identify the building address. The letters are illuminated (LED), 2" deep and fabricated from stainless steel. Address numbers are located as required by the City of Temecula Fire Department(field verify). See sign location plan (page S1) and elevation drawing (page S3). OThis sign type is provided for on-building business identification. The sign shall occur on the building as shown on the elevation drawing. The copy shall be limited to company name in project letter style (Helvetica Neue 75 Bald). Registered and/or Corporate trademarks and letter styles may be permitted upon approval from RVPC or its Designee. Graphics shall be fabricated from stainless steel.This sign type is non-illuminated.See sign location plan (page S1), elevation drawing (page S4) and reverse channel (non-illuminated) letter detail (page S7). NOTE:Tenants that have negotiated and have been granted sign rights exceeding 4,000 sq. ft of lease space, quality for Top of Building Signage. Tenants that have negotiated and have been granted sign rights less then 4,000 sq. ft., qualify for Building Eyebrow Signage.
