Prior to fabrication or applying for city approvals, each Tenant shall submit to the Landlord for approval three (3) copies of detailed shop drawings (one in full color) indicating the location, size, layout, design, color illumination, materials and method of attachments. Submit these copies to: Evergreen Ventures, Inc: 2. All permits and fees for signs and their installation shall be obtained by the Tenant or his representative. 3. All signs shall be constructed at Tenant's expense. 4. Tenant shall be responsible for the installation and maintenance of his sign. Should Tenant's sign require maintenance or repair, Landlord shall give Tenant thirty (30) days written notice to effect the maintenance or repair. Should Tenant fail do to so, Landlord may undertake repairs and Tenant shall reimburse Landlord within ten (10) days from receipt of invoice. 5. All signs and their installation must comply with all local building and electrical codes and bear a U.L. label if required by the local governing agency. 6. Tenant shall cause the sign contractor to repair any damage to the building caused by his work. All penetrations of the building shall be neatly sealed in a watertight condition and shall be patched to match the adjacent finish. Damage to the building that is not repaired by the sign contractor shall be corrected at Tenant's expense. Tenant vacating the premises shall be responsible for the removal of their sign. This must be accomplished within 10 days of vacating the premises. Responsibility includes removal, capping electrical wiring, filling all holes and painting to as new condition. No new tenant signage shall be approved until the previous tenant signage is removed and building is restored. 7. At the expiration or sooner termination of Tenant's lease term, Tenant shall remove his sign, neatly seal all penetrations of the building and patch the sign area to match the adjacent finish. Colors, Typestyles; and Materials All signs shall be installed above the exterior awing and below the painted stripe and shall be vertically and horizontally centered on the wall of the Tenant's Premises. Channel letters only. No raceways. All illuminated signs will be on a time clock. All signs shall be channel letters or P.V.C. with a Plex face. All signs shall have no more than two lines of copy. The size of the signs and letters shall be in conformance with the following: (a) Single Line Copy. Maximum height of signs shall be 15". Maximum length of sign shall not exceed 75% of Tenant's Premise width. Sign area shall not exceed one square foot of tenant-1=We (b) Two Line Copy. The secondary sign shall comply with the Sign Criteria. *Non-illuminated letters shall be no less than 1 inch and no more than 5 inches in depth. Non-illuminated letters shall be made of P.V.C., Plex. and Vinyl. Colors and Typestyles All plex faces of the sign must be selected from the following list of colors: White No. 2447, Red No. 2283, Blue No. 2050, Burgundy No. 49, and Black No. 2025 and my be any combination there of. The Returns and Trimcap must be black .
