Staff has reviewed the proposed revisions and has approved the following language, which shall be considered as the sign standards for shop 3. 1. Shop 3 shall be considered a Pad building and shall be governed by Section E of the sign criteria. 2. Paragraph 1 of Section E is amended to permit tenant signs, for Shop 3 only (as shown on sheet PA03-0035 Revision), on the front and rear fascias of tenant space. A third sign is allowed for tenants occupying either end of the building facing a street or parking area. Letters heights with single lines shall not exceed 24-inches. A maximum of 36- inches overall height for two lines and a separation space. If you have any questions regarding these changes, please come see me. A copy of the insert pages have been placed in the Winchester Meadows Sign Program in the Sign Program Binder at-the front counter. 1. A new type of monument sign has been added, "Type 5," which is a 6-foot high multi- tenant monument sign with four panels, to be located on Pad A for the four tenant suites in that building. Type 5 replaces Type 4, which shall not be installed on Margarita. 2. Sign envelopes for the building on Pad A, both on the front elevation and rear elevation have been provided by the architect, and shall.be followed. The Owner and Architect, in coordination with Sign Methods has developed the following Sign Criteria which,is intended to help each tenant achieve proper visual identification. Tenant agrees to design, construct and install tenant's signage at tenant's sole cost and expense in accordance with this Sign Criteria as set forth below, prior to tenant opening for business in the Center. Conformance to detailed Sign drawings and specifications as - approved by the landlord and the City of Temecula will be strictly enforced and any nonconforming sign must be brought into conformance at the sole expense of the tenant erecting the sign. The landlord shall administer and interpret this Sign Criteria. A., General Requirements: 1. Each tenant shall submit to the Landlord for approval before fabrication, not less ' than two (2) copies of detailed drawings indicating the location, size, layout, design; materials, and color graphics. Such drawings shall be submitted concurrently with sufficient architectural drawings to show the exact relationship with the store design, a site plan indicating the location and the dimensions of the lease frontage. 2. Prior to fabrication, detailed drawings of all signs shall be submitted to the City of Temecula Planning Division for review and approval. These drawings must be signed, stamped and approved by the landlord prior to submittal to the City. 3. Each tenant shall obtain and pay the entire cost of all permits, approvals, . construction, installation, and maintenance of its respective sign. 4. Each tenant shall be responsible for fulfillment of all of these Sign Criteria. 5. No tenant shall affix or maintain upon any glass or other material on the storefront any signs unless they shall first have received the written approval of the Landlord and conform to city ordinances. 1 Sign Criteria Winchester Meadows(continued) B. General Specifications: 1. All letter displays will be illuminated. Non-illuminated signs will be allowed. However, only on secondary elevations i,e. side and rear. These signs are to be flood lit and conform to city ordinances. 2. No painted signs are allowed. 3. Tenant shall be responsible for the installation and maintenance of all signs. 4. The width of the tenant fascia sign shall not exceed 75%of the leasehold frontage. Sign shall center on store unless prior approval is obtained from the owner and sign area not to exceed 1 sq.ft. of leasehold frontage. 5. Tenant's sign contractor shall repair any damage to any work or materials caused by his work. 6. Tenant shall be fully responsible for the operations of the tenant's sign contractor. 7. Electrical service to all signs will be connected to tenant's meter. 8. In addition to the signs described above, each tenant shall be permitted to place vinyl or gold leaf lettering to provide store name and hours as specified on attached detail sheet "STOREFRONT WINDOW SIGN" the total area for this sign shall not exceed 180 square inches. C. Construction Requirements: 1. Letter fastening and clips are to be concealed and be of galvanized, stainless, aluminum, brass or bronze metals. 2. No labels will be permitted on the exposed surface of signs, except those required by local ordinance, which shall be placed in an inconspicuous location. 3. Tenants shall have identification signs designed in a manner compatible with and complimentary to adjacent and facing storefronts and the overall design concept of the center. 4. Design, layout and materials for tenant signs shall conform in all respects with the sign design drawings included with this criteria. The maximum height for letters in the body of the sign shall be as indicated in these documents. 2 . C Sign Criteria Winchester Meadows(continued) 5. All penetrations of the building structure required for sign installation shall be sealed in a watertight condition and shall be patched to match adjacent finish. C4 � 6. Each tenant shall install one sign on the.sign fascia in front of tenant's space. Height of each sign shall not exceed 24"overall from top to bottom, ascenders`— and descenders will be evaluated separately. Length of sign shall not exceed 75% of leasehold frontage. Area of the sign to be no greater than 1 sq. ft. per lineal foot of leasehold frontage. Letters height for two lines of copy shall not exceed 24" with a maximum of 36" overall height for both lines and separation space. Retail "A tenant, if single user, may have a rear elevation sign at 1/2 sq.ft. per lineal foot of leased area. Corner tenants on shop 1, 2, and 4 may have a second sign if facing a street or 40, area. 2. A sign shall consist of internally illuminated individual letters. 3. Channel letters shall be made of sheet metal or aluminum, 5"deep. These letters shall be fastened to and be centered on the sign fascia. 4. Letters shall be internally illuminated via neon lighting. Transformers shall be housed in a raceway located behind the sign fascia. 5. Individual letter styles of tenants shall be allowed. Design, color, style, and spacing of letters are subject to written approval by Landlord. 6. Plastic faces shall be trimmed with a3/4"trimcap. E. Sign Specirication—Pads A, B, C, D, E& F.- 1. .1. Each tenant may install one sign on each sign fascia. One (1) square foot of sign area per lineal foot of leased frontage. In case of a single user of either pad, tenant may install letters on any available elevation.. Front and street side elevations at one 1 sq.ft. per lineal foot of frontage, rear and side elevations at 1/x.6., 3. If any one pad should be shared by two or more tenants, each tenant may have a sign display on their respective leased area, subject to approval by Landlord and city. 4. A sign shall consist of internally illuminated individual letters. Legally requested names and logo graphics will be considered on an individual basis. 5. Channel letters shall be made of sheet metal or aluminum, 5" deep. Channel letters shall be fastened to and be centered on the sign fascia. 6. Tenant shall install their signs on the sign fascia in front of tenant's space. Length . of sign shall not exceed 75% of the leasehold frontage. Sign area not to exceed 1 sq.ft. of leasehold frontage. 2. The sign shall consist of internally illuminated channel letters. An illuminated cabinet logo with raised letters is permitted only if the logo is the nationally recognized and registered identification for the company. Internally illuminated sign cabinets shall consist of, (1) sheet metal or aluminum cabinet, (2) internal fluorescent lighting, and(3) plastic face or flexible face. 3. Electrical feeds shall be concealed within the sign cabinet and fed into the backside of sign fascia and connect to junction box furnished by tenant. The anchor tenant shall submit sign drawings to Landlord for approval. Square footage will remain at 1 foot of sign area for each lineal foot of store frontage and 1/2 square foot for rear elevation. Signs to be installed on appropriate designated areas. 4. All metal surfaces shall be primed and painted to match colors specified in design drawings. 4 Sign Criteria Winchester Meadows(continued) 5. In addition to the signs described above, tenant shall be permitted to place vinyl or gold. leaf lettering to provide store name and hours information as specified on attached detail sheet "STOREFRONT WINDOW SIGN". The total area for this sign shall not exceed 180 square inches. G. Sign Installation: 1. All work to fabricate, erect, or install signs (including connection to electrical junction box) shall be contracted and paid for by tenant and subject to approval by Landlord. 2. All signs shall be designed, constructed and installed in accordance with local codes and ordinances. All permits shall be obtained by tenant's sign contractor. 3. Signs not installed in strict accordance with previously approved plans and specifications shall be corrected by tenant, at tenant's cost and expense, upon demand by the Landlord. If not corrected within thirty (30) days, sign may be corrected by Landlord at tenant's expense. 4. Erection of any sign shall be promptly and safely effected with as little disruption to business and traffic as possible and with minimum of inconvenience to the Landlord and to the other tenants. 5. Upon removing any sign, the tenant shall, at its own expense, repair any damage created by such removal and shall place the area from which the sign was removed back to its original condition. All debris from removal shall be promptly removed from the site. H. Protection of Property: 1. Tenant's sign contractor shall design and erect his sign in such a manner that it will not overstress, deface, or damage any portion of the building or grounds. 2. Any sign, temporary or permanent, capable of exerting damaging pressures on the building due to its size, weight or design shall have its design examined by a structural engineer and shall have his written approval verifying that no unsafe condition will be imposed upon the building or other structure to which the sign may be attached. 5 Sign Criteria Winchester Meadows(continue) 3. All exposed parts of any sign or sign support subject to corrosion or other similar damage shall be protected in an acceptable manner. 4. Any sign on which stains or rust appear, or which becomes damaged in any way, or which in any manner what so ever is not maintained properly shall be promptly repaired. Landlord may remove and store, at tenant's expense, any.signs not maintained properly or not in accordance with these criteria. L Insurance: 1. Sign contractor shall carry property damage and public liability insurance which shall protect him, tenant, and Landlord against any property damage or liability claim caused by or connected with the installation, use, or structural sufficiency of the sign. Certificate of Insurance shall be provided to the Landlord. A valid California Contractor's license is required. 2. All tenants are to carry liability insurance protecting themselves and Landlord in accordance with terms and conditions specified in the lease. 6 pecifications 1. Suite Number 2.
