Dear Mr. Anderson:
Representatives from EnGEN Corporation have performed observations and conducted in-place density
tests during the grading operations of the building pad as shown on the above-referenced plans for the
subject site. The grading antl compaction operations were performed in accordance with the
recommentlations presented in the Referance No. 1 Report and meet the minimum stantlards and
requirements of the City of Temecula Grading Ordinance. Materials placed within the building pad on
the subject site have been compacted to a minimum of 90 percent relative compaction.
A formal report of all rough grading observations and testing will be submitted after completion of the Rough
Grading Report for the subject site. The final grading report will include all in-place tlensity test results and
their locations, as well as laboratory test results.

In accordance with your request, EnGEN Corporation has conducted R-Value testing of
the subgrade soils proposed for pavement parking lot and access road at the referenced
site. The recommended pavement design is based on R-Value test results from a sample
of subgrade material obtained by a representative of EnGEN Corporation on May 26,
1997, from a location designated during field observations and review of the referenced
grading plan in proposed pavement areas. -

The results of the R-Value test indicate an R-Value of 52. The R-Value test was
performed by G.E.E. in generai accordance with California Test Method 301 procedures.
The test results are attached.
The following pavement recommendation is based on the sub-grade soii having a
minimum R-Value of 52. Tra�c Indexes (TI) of 4.5 and 5.0 were assumed for the
pavement design in the parking lot and access road areas, considered to be
representative of light to moderate automobile traffic. The recommended pavement
sections are as follows:

* 4.0" Class 2 Aggregate Base
over properly prepared Subgrade.
* City of Temecula minimum standard.
Asphalt concrete pavement materials should be as specified in Sections 39-2.01 and 39-
2.02 of the current Caltrans Standard Specifications or a suitable equivalent. Aggregate
base should conform to 3/4-inch Class 2 material as specified in Section 26-1.02B of the
current Caltrans Standard Specifications or a suitable equivalent. To properly prepare
the subgrade, the soil should be recompacted to a minimum 90 percent relative
compaction, to a minimum depth of 12-inches below finish subgrade elevation. The
aggregate base material should be compacted to at least 95 percent relative compaction.
Maximum dry density and optimum moisture content for subgrade and aggregate base
materials should be determined according to ASTM D1557-91 procedures. If pavement
subgrade soils are prepared and aggregate base material is not placed immediately, or
the aggregate base material is placed and the area is not paved immediately, additional
observations and testing will be required prior to placing aggregate base material or
asphaltic concrete to locate areas that may have been damaged by construction traffic,

construction activities, and/or seasonal wetting and drying.
This report has been prepared for use by the parties or project named or described
above. It may or may not contain sufficient information for other parties or purposes. The
findings and recommendations expressed in this report are based on field and laboratory
testing performed during the grading operation and on generally accepted engineering
practices and principles. No further warranties are implied or expressed beyond the
direct representations of this report.
