S I G N CRI T E R I A FOR 2620 1 Y N E Z R D
THE PURPOSE OF THIS CRITERIA IS TO ESTABLISH THE SIGN STANDARD NECESSARY TO
ENSURE COORDINATED PROPORTIONAL EXPOSURE FOR ALL TENANTS. IN THE BEST
INTEREST OF ALL TENANTS, BAYW EST KAILUA BAY LLC, OW NER, HAS DEVELOPED THE
FOLLOW ING SIGN CRITERIA W HICH ALLOW S EACH TENANT ROOM FOR CREATIVITY
WITHIN THE LIMITS OF THIS CRITERIA.
TENANTS SHALL BE RESPONSIBLE FOR THE DESIGN, PERMITTING, FABRICATION AND
INSTALLATION OF THEIR INDIVIDUAL BUSINESS SIGNS WITHIN THE LIMITS OF THIS
SIGN PROGRAM. PERFORMANCE SHALL BE STRICTLY ENFORCED. THE PROPERTY
OW NER AT THE TENANT’S EXPENSE SHALL REMOVE ANY NON-CONFORMING SIGNS.
A. General Requirement
1. All Signs and their installation must comply with all local building and electrical
codes as well as these criteria.
2. No animated, flashing or audible signs will be permitted.
3. No exposed lamps, conduits, crossovers or control devices are permitted.
4. All Owners/Tenants may maintain the following signs:
i. Two Tenant main identification sign s on building.
ii. Building address, as provided by Developer/Owner, on building.
iii. Tenant identification on Monument Sign.
5. Upon removal of any sign by Tenant, any damage to the building surface will be
repaired by Tenant, or by the Owner at Tenant’s cost.
6. Acceptable signage on doors and windows is as follows:
i. Window lettering will be permitted at the main public entrance to each
business, consisting of business name, hours & emergency phone
number.
ii. No signs or posters may be placed outside of the premises.
7. Sign copy will be restricted to the name of the business or principal product
only.
8. All signs shall be kept in a “like new” condition. On notice by the Owner, a
Tenant will be required to refurbish any sign, which does not qualify as being of
accepted standard.
9. Signs will be free of all labels and manufacturers’ advertising with the exception
of code requirements .

10. All signs and installation of signs will conform to the appropriate building and
electrical codes. The Tenant’s sign contractor shall obtain all permits required,
prior to fabrication.
11. Electrical service to Tenant signs shall be on Tenant’s
meters. 12.Exceptions to these criteria will not be
permitted.
B. Approvals
1. The design and construction of Tenant’s exterior sign must receive written
approval by Owner and a permit by the City of Temecula before fabrication.
Owner approval shall be based on:
i. Conformity to the sign criteria established for the building, including
fabrication and method of installation.
ii. Harmony of the proposed sign with the design standards of the
building.
2. The owner has the specific right to refuse approval of any sign which does not
conform to the specific criteria set forth herein or any design not in harmony
with design standards of t he building. To secure Owner approval, three (3)
copies of the design drawings of the sign shall be submitted to the Owner or
Owner’s agent. The sign drawings must indicate and elevation drawing with the
following information:
i. The type, style, color & size of all lettering.
ii. The location of the sign in relation to store frontage.
iii. Colors, finishes and types of materials.
iv. Method of attachment to wall.
v. Method of illumination and electrical connection.
3. For approval, send three (3) copies of the complete sign to:

4. All signs shall have the proper permitting from the City of Temecula as required
by the Temecula Municipal Code prior to installation.
C. Specifications for Tenant Main Identification Signs:
1. Tenants will be required to use individual dimensional letters and logos
(illuminated or non-illuminated), with acrylic faces, or aluminum reverse halo lit
letters. Non-illuminated letters shall be constructed of High Density Acrylic

not to exceed 24” in height. Each Tenant will be allowed two signs. The tenants
on the ends of the building (east and west ends) will be allowed signs on the
entrance and the ends of the building to face the street/ Tenants in the middle
suites are allowed one sign over the entrance and an additional sign on the
south elevation (See site plan with locations marked out). Signs shall be a
part of the building design and shall be compatible to the exterior facade
design of the building.
Face-Lit: letters shall be no more than 5” deep channelized letters with 3/16”
acrylic faces, not to exceed 24” in height. (See Detail “A” for letter
specifications).
Halo/Reverse-Lit: letters shall be no more than 5” deep channelized letters
with aluminum faces and returns, not to exceed 24” in height. (See Detail
“A” for letter specifications).
2. The approved letter styles and colors are as follows:
a. Approved letter styles: Peignot Bold, Optima Bold, Souvenir Demi
Bold, and Helvetica Bold.
b. Approved colors: The color must be in harmony with the existing
building design and subject to Owner approval.
c. Approved Trim Cap color is: Satin Black.
d. Approved Letter edge color is: Satin Black.
NOTE: Owners/Tenants with an established and nationally recognized
letter style color or logo may use that style or logo and shall provide
corporate documents showing letter style, color, and logo to Owner
and the City of Temecula for approval.
3. Square footage for the Tenant main identification signage shall not exceed one-
half square feet per lineal foot of building frontage.
4. Secondary signage shall be permitted on additional frontages of the buildings.
5. For buildings with more than one Tenant, the additional tenants sign shall be
placed over the entrance door/bay door and the sign area will be based on
one square foot of signage per linear foot of leased building frontage.
6. Wording of signs shall include Tenant’s name & type of business or principal
product.
D. Prohibited Signs:
1. Signs constituting a traffic hazard.
2. Immoral or unlawful advertising.
3. Animated, audible, or moving signs.
4. Off premise signs.
5. Painted wall signs.
6. Balloons, pennants, and flags.
7. Signs affixed to vehicles for the purpose of stationary advertisement.
8. Freestanding freeway oriented signs.

E. Illuminated Sign Specifications:
1. Illuminated channel letters shall be constructed of .040 Aluminum with baked
enamel finish or Reverse pan channel letters brushed stainless steel finish.
Letter returns and backs shall be sealed in such a way as to prevent water
penetration. Drain holes shall be provided at the lowest point of each letter or
logo. The letter interior is to be a white baked enamel finish. For Face-lit
illuminated l etters, the faces shall be 3/16” acrylic (Pl exiglass or equal) with
3/4” black trim cap edging. Letter faces shall be attached to letter channel with
a minimum of 4 screws (painted to match trim cap). All LEDs, supports,
connections, transformers, and electrical components shall be U/L approved
and labeled.
2. Letters shall be installed in such a way as to show no clips, straps, braces or any
visible means of attachment. All penetrations of the building shall be sealed
with GE silicone caulk to a watertight condition.
F. Non-Illuminated Sign Specifications:
1. Non-illuminated letters shall be constructed of High Density Acrylic. All
surfaces to be painted the specified color with Matthews brand paint. Letter
faces shall be attached to letter body with GE silicone adhesive. Letters shall
be attached to the wall with GE silicone adhesive.
G. Monument Tenant Panel
1. Each tenant will be allowed one (1) tenant panel per side with a maximum of 5”
high lettering .
2. Monument tenant panels are routed plexi -back with white acrylic.
3. Standard font is ProximaNova Regular.
