Per the request of Norm Gassman, Leighton and Associates, Inc. (Leighton) has prepared this interim as - graded report for the subject site. The subject site was rough graded during the period of November 13, 1998 through January -15, 1999 in accordance with the recommendations of the above referenced report and our field recommendations. The subject lots have been graded and are acceptable for residential construction from a geotechnical viewpoint. Based on our laboratory testing of the near surface finish grade soilsi00000 , the subject lots have a very low. expansion potential (expansion index between 0 and 20 per UBC 18 -I -B) and negligible to moderate sulfate attack to concrete. The proposed foundation and slab systems for the subject lots may be designed as conventional foundation systems in accordance with structural considerations and in accordance with the recommendations contained in Table I for very low expansion potential. Concrete in contact with onsite soil should be designed in accordance with Table 19-A-4 of the Uniform building Code (UBC, 1997) for soils with moderate sulfate concentrations If you have any questions regarding this letter, please do not hesitate to contact this office. We appreciate this opportunity to be of service. —R esp ec tfu l I y. s ub m i tted, LEIGLEIG/ND ASSOCI TES, INC. obert F. Depth of interior or exterior footings to be measured from lowest adjacent finish grade. 2. - The base of the grade beam should be at the same elevation as that of the adjoining footings. 3. Living area slabs may be tied to the footings as directed by the structural engineer. For HIGH EXPANSION: Dowels consisting of No. 3 bars should be placed at 36 inches on centers in the footings and bent 3 feet into the slab. 4. It has been observed that welded wire fabric reinforcement seldom stays at the design height within concrete slabs. We recommend the use of No. 3 bars at 24 inches O.C. instead of 6x6-10/10 WWF and No. 3 bars at 18 inches O.C. instead of 6x6-6/6 WWF. S. 6 -mil Visqueen sheeting hes proved successful. Equivalents are acceptable. 6. Garage slabs should be isolated from stem wall footings with a minimum 3/8" felt expansion joint. 7. Sand base should have a Sand Equivalent of 30 or greater (e.g., washed concrete sand). Post -Tensioned Slabs Asan alternative to conventional foundations, buildings maybe supported on post -tensioned slabs, to be designed by a structural engineer in consultation with the geotechnical consultant. In addition, a post -tensioned slab is also recommended for VERY HIGH expansion potential below the adjacent grade. The slabs should be designed such that ihoy udn be deformed approximately 1 inch vertically over a width of 30 feet without distress in the event of shrinkage or swelling of the supporting soils. Living area slabs should be underlain by a 6 -mil Visqueen moisture barrier covered by a 1 -inch layer of sand. Presoaking is recommended for post -tensioned slabs: 0.2) x optimum to a depth of 12 inches, (1.3) x optimum to a depth of 18 inches, and (1.4) x optimum to a depth of 24 inches for MEDIUM, HIGH, and VERY HIGH expansion potential soils. respectively. Placement of sand base below Visqueen is also suggested for post -tensioned slabs: 2. 3, and 4 inches thick for medium, high, and very high expansive potential soils, d base below 0 GROUP PLANNING • ENGINEERING • SURVEYING January 12, 1999 City of Temecula Department of Public Works P.O.
