A grading clearance has been requested for Tr. 23065-F (IP010074;BGR010403)
(IP010094;BGR010508) (IP010106;BGR010589) and Willdan is recommending a
grading clearance subject to the following conditions:
1. Drainage upstream is not to be blocked or diverted from the project.
2. No drainage can leave the site untill the improvements are built. All
drainage must be dell with onsite.
3. No grading should be permitted northerly of the north right of way line
of Anza Road except for the slope easement area identified on IP010094 Rough
Grading Plan.

Al your request, Petra Geotechnical, Inc. (Petra) has prepared this letter for reapproval
of Lots 1 through 15, 20 through 28 and 90 through 103 (The Tournament Collection)
within Tract 23065 located in Temecula area of Riverside County, California. Petra
provided the geotechnical observation and testing services for rough -grading
operations.
The rough -grading of the subject lots was essentially completed in June 2002.(see
References) and the subject lots have remained in their graded stale since completion.
A site reconnaissance was conducted on October 24, 2003. The reconnaissance
verified that the subject lots are free of vegetation and erosion rills and do not appear
to have been significantly disturbed since rough grading., It should be noted that
construction materials (lumber, pipe, etc.) and storage containers have been placed. on

suitability of the lots, however. The lots should be checked following the removal of
the construction materials and bins to verify that remedial grading is not required.
On the basis of our most recent geotechnical observation, the subject lots are deemed
suitable for their intended use. Recommendations for building and slab design remain
applicable as stated in the referenced reports.
