' Reference: Preliminary Geotechnical Report For Tract 2351 & P.M. 29466 By Leighton and Associates, Dated July 19, 1999 iINTRODUCTION October 20, 2007 Project No. 07-040.PI ' This report presents our findings and conclusions of a preliminary soil (Geotechnical) investigation for the proposed construction of a backyard swimming pool and a side yard Tennis Court addition at the subject new home site. The main purpose of our investigation were two fold: 1) determine/evaluate the subsurface soils condition under the proposed tennis court site and 2) provide recommendations for earthwork disposal from swimming pool excavation and earthwork preparation for construction of the tennis court pad. Our site investigation included the following scope of work: 1. Conduct two exploratory backhoe trenches within the proposed tennis court pad (as shown on precise grading plan by Lakeshore Engineering) to determine subsurface site conditions and to recover soil samples for laboratory testing (presented under Appendix A)• ' 2. Laboratory testing of representative soil sample recovered from site for determining of soil Expansion property (presented under Appendix B)• 3. Engineering analyses for slab/foundation design and pertinent earthwork preparation and the preparation of this preliminary soil's report. BACKGROUND INFORMATION AND PROPOSED DEVELOPMENT The subject property is part of a newly developed tract home site of about 15 houses total, in the Santiago estates neighborhood of upper scale, well kept, custom built home sites. The remaining houses in the tract were either just completed or stages of near completion Santiago Estates is upper scale, surrounded by custom design -built houses on estate size lots. PI 10/20/07 October 20, 2007 Project No. 07-040.P1 Page Two A Swimming Pool and Volleyball/Sports Court are planned as part of landscape improvement for the subject property. The pool pad is designed to be at the rear of house, cut down about 2-3 feet lower than existing house pad, with the bench cut finished pad grades daylighted out along the edge of the surrounding backyard southerly facing slope. As observed during our site exploration conducted on the afternoon of September 19, 2007, excavation for the swimming pool is completed and pool construction in progress. However, the dirt derived from pool excavation was left as temporary stockpile along the perimeter edge of hillside, waiting permits and to be utilized as borrow material for the adjacent tennis court pad construction. The Sport's Court is planned to be located on the northeasterly corner of the property. Ground here is gently down-sloping towards the east and south directions. Manufactured pad will be supported by combination of cut and fill slopes and retaining walls. Please refer to site grading plan for further details. ' SITE DESCRIPTION The subject property is located on the easterly side of Freeway 15, south of Rancho California Road, and westerly of Margarita Road, in the community of Santiago Estates. The closest intersection is Santiago Road and Cresta Verde Court to the southwest. The lot fronts Belmont ' Court to the west, new houses are to the north and south, and vacant land to the east. All roads are paved. It is a 1.2 acre size lot, somewhat triangular pie in shape, with the house located adjacent to the end of Belmont Court, a short cul-de-sac. The cul-de-sac, constructed by benching into hillside is positioned or built at the near end of a ridge nose with home sites constructed by similarly by benching into the south facing hillside. Existing house sits on a cut level benched made into ridge nose, with the remainder of the lot having southerly and easterly facing down slopes. The remainder of the land is rolling country, moderate to gentle pitched. The land contours are smooth and uniform. Drainage appears as sheet flow over hillside and direct infiltration. No signs of ground surface water seepage, ponding situation, soil erosion or slope distress noted on the lot. Groundcover consist of annual grass. Utilities services are provided except for septic system, where on site seepage pits were installed on the top northeasterly corner of building pad. SUBSURFACE CONDITION Two exploratory backhoe trenches were conducted on the lot within the proposed building area to determine subsurface soil conditions. Our trench logs, detailing subsurface soil encountered in our exploratory trenches, are presented under Appendix "A". Based on our site exploration conducted in the area of proposed building location, the site is capped with loose topsoil, underlain at lower depths by alluvial soil. The loose topsoil or slope wash is in the order of 4-5 feet deep where explored. Topsoil or artificial fill is classified as predominantly of Silty SAND (SM) and clean SAND, poorly graded, dry to slightly moist, grayish light brown, loose with organics or root hairs present to depth of 3-4 feet. LAKESHORE ENGINEERING October 20, 2007 ' Project No. 07-040.P1 Page Three The underlying unit of alluvial soil, below 4-5 feet, are dense, no visible voids observed, an considered competent for support of new fills and/or proposed construction. This unit consists of a Silty SAND and granular SAND (SM/SP), brown, moist, dense and cemented. Clay is present in very small amounts or trace form only. Subsoils in general are classified as granular with slight amount of clay or fines, deemed to be Very LOW in expansion potential (E.I. less than 20)• No water seepage, saturated wet soil ' conditions or sidewall caving were noted in our two exploratory trenches conducted. GENERAL, SITE GEOLOGY, SEISMICITY AND SECONDARY SEISMIC HAZARDS For site geology, seismicity and geologic hazards, please refer to reference geotechnical report by Leighton and Associates, preliminary soil report dated July 19, 1999. CONCLUSION AND RECOMMENDATIONS From a soil and foundation engineering standpoint, the site will be suitable for the proposed tennis court pad construction, provided conclusions and recommendations presented hereon in report are incorporated into the earthwork operation, slab design, project plans and job specifications. ' Based on our site exploration conducted, the lot is covered by a 4-5 feet layer of loose topsoil, underlain by competent alluvial. The lower alluvial d.g soil residuum, below topsoil, is considered dense and competent, and ready for support of new structural fills. Based on our understanding of the site conditions in the tennis court area, the upper 4 % feet of loose topsoil is considered substandard in nature and needs to be reworked as engineered fill before deeming it suitable for support of new fill constriction. Clay are present as trace form and not of significant amount, local soils are considered low in expansion potential. GRADING AND EARTHWORK PREPARATION ' Based upon our review of grading improvement plan, earthwork should accomplish the following: 1) prepared level pad ready for structural slab pour and 2) provide adequate surface gradients for control of water runoff away from concrete slab areas. After the areas to be graded have been stripped and cleared of surface vegetation/grass, root hairs, the on-site organic free soils will be considered satisfactory for reuse as structural fill dirt. tLakeshore Engineering recommends the proposed pad and surrounding 3 feet beyond, be reworked to a depth of 4 feet below existing grades. The underlying soils at 4 feet below existing ' grade are expected to be competent and considered suitable for support of new fill dirt. Bottom of soil excavation or removal should be scarified another 12 inches, moisture conditioned first, and recompacted, to a uniform dry density of +90 percent relative compaction. Rework or scarified soils should first be moisture conditioned to near optimum conditions and recompacted with the aid of heavy equipment (such as a D-4 Dozer). The compacted soils should LAKESHORE ENGINEERING October 20, 2007 Project No. 07-040.P1 Page Four be near brought up to near optimum moisture conditions and densified to at least 90 percent of its relatively density, as determined by ASTM D1557-78 compaction method. Any surface and/or subsurface obstructions encountered during grading operation, such as rocks, boulders, utility/irrigation lines, should first be removed from areas to receive new fills. No underground obstruction facilities should remain in any structural areas which receive compacted fills, building foundations, concrete slabs and/or pavement. Boulders encountered during grading that are 6 inches in diameter or larger should not be used in any structural fills Depression and/or rootballs cavities (including any exploratory trenches conducted) created as a result of the grading obstruction removal, should be properly backfilled with suitable fill materials and compacted under engineering observations and testing. All fills should be densified in conformance with the appropriate grading code but shall no be less than 90 percent relative compaction by using mechanical means only. VATING AND RIPPABILITY Based on our experience working in the area, excavation and/or ripability of local soils should not be a factor for this site. We do not anticipate rock outcrops, or boulder obstruction. Except for the 4 - 5 feet over excavation, there are no need or plans for deep soil removal. Most of the proposed grading will utilize onsite dirt from swimming pool excavation and cut -fill operation. Based on our past work experience in the area, excavation can be achieved and/or dug with a D-4 dozer or standard full size backhoe. The walls of temporary construction excavations should stand nearly vertical provided the total depth/height does not exceed 5 feet and surficial stability is field verified. Shoring of excavation walls or flattening may be required if greater excavation depths are necessary. For deeper cuts, slopes should not be made steeper than 1 :1 (H:V)• SLOPE CONSTRUCTION AND STABILITY Fill slope supporting tennis court is in the order of less than 10 feet, to be pitched at 2;1/H:V and cut slopes are in the order of 15 feet high, also pitched at 2:1/H:V. Planned cut and fill slopes should be grossly and surficial stable provided they are constructed under engineering field inspections and in accordance with UBC guidelines. Field monitoring by soil's consultant during cut slope construction is suggested to verify that the underlying soil exposed by cuts are deemed favorable and suitable for its intended use. Fills slope construction should also be monitored during construction and fill compaction tested for compliance with minimum relative compaction. GRADING CONTROL All grading and earthwork including trench backfill should be performed under the observation and testing of the soil's consultant or their assigned representative. Sufficient notification prior to stripping and earthwork construction is essential in order that the work be adequately observed and tested for compaction. In order for us to provide written opinion as to the adequacy of the soil compaction and trench backfill operation, the entire operation should be conducted under inspection and density testing. LAKESHORE ENGINEERING October 20, 2007 Project No. 07-040.Pt Page Five FOUNDATION DESIGN CONCRETE SLAB -ON -GRADE ' Review of updated plans show that the volleyball/sports court will support a granular sand layer surface. Planned concrete slab -on -grade floors are presently limited to pool decking rear yard areas. he onsite soils are granular in nature (E.I. Less than 20) and of low expansion potential. Expansion joints for slabs should be provided where practical (at center court), and slabs should be reinforced with at least 6"x6"/# 6/#6 welded wire mesh or equivalent of no. 3 rebars placed at ' 18 inches on center, installed at sidelight. Concrete floor slabs should be at least 4 inches thick nominal. In addition a shoulder footing of 12 inches deep by at least 8 inches in width be provided around the perimeter of slab to prevent or mitigate future horizontal movements. ' Overhead lighting columns (for volleyball court) may be designed to be founded on spread footings with an allowable soil bearing value of 1500 pounds per square foot. The design value may be ' increase by one-third, if the structural engineer takes into consideration short duration structural loading conditions, such as those induced by wind and/or seismic forces. ' Pier or spread footings should be founded at least 18 inches into competent soil and 12 inches in width. Footings should be reinforced with at least 2 number 4 rebars, one place near top and one at bottom, and consistent with the recommendations from the structural engineer or design ' Architect and in compliance with guidelines as found in the Uniform Building Code. SETTLEMENT ' Total settlement due to expected structural loads founded on a uniform compacted fill cushion should not be a design factor as they should be less than '/2 inch. Differential settlement should be within design tolerable limits, and estimated to be at less than '/4 of an inch in a span of 20 feet. LATERAL CAPACITY For design purposes, resistance to lateral loads can be assumed to be provided by friction acting at the base of the foundation and by passive earth pressure and may be combine without reduction. If passive earth pressure is used, it is important that backfill should be placed under engineering observation and testing. ' A coefficient of friction of 0.30 may be used with the dead load forces. An allowable lateral passive earth pressure of 250 pounds per square foot per foot of depth may be used for the sides of footings poured against undisturbed and/or recompacted soils. The lateral bearing values indicated above are for the total of dead and frequently applied live ' loads. If the normal code requirements are used for seismic design, the values may be increased by 1/3 for short duration of the loading which include the effects of wind or seismic forces. LAKESHORE ENGINEERING October 20, 2007 Project No. 07-040.P1 Page Six RETAINING WALLS Proposed free standing retaining walls are in the order of 6 feet or less, supporting a 2:1/H:V backcuts (please refer to grading plan). Proposed retaining walls may be constructed per City of ' Temecula "Retaining Wall Details Handout Sheets". For walls higher than 6 feet, and if needed, design recommendations can be provided upon request. FOOTING TRENCH EXCAVATION AND INSPECTION All footing trench excavations and final subgrade preparation should be inspected prior to pour of ' concrete to verify that the bottom of trenches and subgrade preparation are competent and deemed suitable for support of construction. Inspection should be conducted prior to placement of any wooden formwork or steel reinforcing rebars placement. SITE DRAINAGE ' Positive drainage should be provided around the perimeter of the entire structure to minimize water infiltratoing into the underlying soils. Finished grades adjacent to exterior slab/footings should be slope down and away at a minimum of 2 percent to swale flowlines or design catch ' drains, to facilitate surface drainage. All drainage should be directly off-site via non-erosive devices such as ditches and/or manufactured swales. The homeowner should be made aware of the potential problems which may develop when drainage is altered through the construction of ' garden walls, patios, pools and gazebos. Ponding water situations, leaking irrigation systems, over watering or other conditions which could lead to ground saturation must be avoided. GENERAL INFORMATION AND LIMITATIONS This report presents our findings, conclusions and recommendations pertaining to the subject site based on the assumption that the subsurface conditions do not deviate appreciably from those disclosed by our exploratory trenches. In view of the general conditions of the area, the possibility of different local soil conditions cannot be discounted. It is the responsibility of the property owner to bring any deviations or unexpected conditions observed during earthwork construction to the attention of the consulting engineer. LAKESHORE ENGINEERING APPENDIX A Two exploratory backhoe trenches were conducted in the are of the building pad. The trenches were achieved with a standard backhoe, 18 -inch wide bucket (Mr. Richard ' Pascottello's Backhoe rental service) on the afternoon of October 18, 2007. ' The soil profile were logged by our field personnel and classified by visual examination in accordance with the unified Soil Classification System. Our trench logs are attached for review. ' To evaluate the compaction characteristics of the subsurface soil, field density tests were on undisturbed ring samples recovered from knocker drive tubes. Also, a representative ' bulk sample was recovered and shipped to the laboratory in polyethylene bags for testing.
