A. EXISTING SITE CONDITIONS
The project is located at the NE corner of Nicolas Rd.and Calle Girasol in Temecula
California.The project consists of 4.03 Ac. with one mobile house and two barns.
There are two upstream areas that naturally drain onto the property.The first enters the
property from the northeast(Al)and the other crosses the property from east to west
within the southern half of the property(A2).
The drainage tributary to Al totals about 15 acre with rural single family development and
drainage from this area was analyzed using the Topographic maps provided by the county of
Riverside County Flood Control with date of preparation 01-09-2012.This area drainage
enters the property within the easterly 80 feet on the north side of the property and
continues through the property south west and exists the property at the southwest corner
and into the Long Valley Wash and continues westerly.
The area drainage of A2 was analyzed by reviewing flood maps provided by Riverside County
Flood Control(attached herein this report)and the original Parcel Map from which this
parcel was originally deeded.
B. PROPOSED SITE CONDITIONS
Through a new house development,the owners of this property are proposing to build a
single family house at the Northwest corner of the property away from the flood plain of A2
and away from the natural drainage from Al.The two barns will be demolished and the
existing mobile house will be moved out of the property.
C. BASIS AND ASSUMPTIONS
The 100-year frequency storm would be used for hydrology and hydraulics calculations for
the proposed development conditions.
We will use the assumption that all the upstream properties will be developed per the
existing zoning.
This hydrology study would determine the following:
- The 100 storm-water flow through the property.
- Design any required drainage facilities if any to protect the proposed structure and its
pad.

E. SUMMARY AND CONCLUSION
a. Area 1 will generate 26.7 cfs of storm-water passing through this property in a 100 year
storm.26.7 cfs can be contained in a 30" cmp at 0.5%slope. However,this amount of
storm-water runoff will pass through the property and the only recommendation is to
protect the slopes of the elevated pad of the house with 4"-8" rock along the north and
easterly slopes of the pad,or through developing a paved interceptor which would
collect any storm-water that is directed to pad and carry the storm-water around the
pad and release it back onto the natural drainage.
From the site visit and the performed TOPO survey we discovered that upstream
property owners have diverted all the flows toward the northeasterly corner of the
subject property,and that was the reason the house pad was pushed as far
northeasterly to stay away from the natural drainage area.We also assumed that the
two concrete interceptors surrounding the pad might receive about%of the whole
tributary area and were designed accordingly.
Therefore,about 7cfs would be divided equally over the two swales giving each 3.5cfs
rounded up to 4cfs.Total Clan for each of the interceptor at the proposed slope (1%) is
8.3 cfs with a cross section area of 1.5 sf.4cfs=0.11m3/s and from Caltrans reference
(attached)a 3"-6" rock with a length of 10 feet,4 foot width and 1'deep would suffice
for protection.
b. We also took consideration to stay away from the natural drainage area. Eventhough,
the course flattens on our site and sheet flows southwesterly,we left a 30'wide area,
15'on either side of the lowest point(Flow line if there were one)and delineated such
on the grading plan.
c. Area 2,the flood plain from the Long Valley wash has been delineated on the original
Parcel Map from which this property was deeded (PM01-pages 45-47).The flood plain
boundaries have also been delineated on a newer Parcel Map contiguous easterly to
this property.The proposed house is located 154'away from the flood plain boundary
line.

1. All runoff index (RI) numbers are for Antecedent Moisture Condition
(AMC) II.
2. Quality of cover definitions:
Poor-Heavily grazed or regularly burned areas. Less than 50 per-
cent of the ground surface is protected by plant cover or brush
and tree canopy.
Fair-Moderate cover with 50 percent to 75 percent of the ground sur-
face protected.
Good-Heavy or dense cover with more than 75 percent of the ground
surface protected.

Notes:
1. Land use should be based on ultimate development of the watershed.
Long range master plans for the County and incorporated cities
should be reviewed to insure reasonable land use assumptions.
2. Recommended values are based on average conditions which may not
apply to a particular study area. The percentage impervious may
vary greatly even on comparable sized lots due to differences in
dwelling size, improvements, etc. Landscape practices should also
be considered as it is cannon in some areas to use ornamental grav-
els underlain by impervious plastic materials in place of lawns and
shrubs. A field investigation of a study area should always be made,
and a review of aerial photos, where available may assist in estimat-
ing the percentage of impervious cover in developed areas.
3. For typical horse ranch subdivisions increase impervious area 5 per-
cent over the values recommended in the table above.

RUNOFF COEFFICIENT CURVE DATA
The data in the following tables may be used to develop runoff
coefficient (C) curves for any combination of runoff index (RI)
number and antecedent mositure condition (AMC) . For an RI number
with an AMC of II (from Plate D-5.5) enter the tables on the
following pages and plot the "C" curve data directly on Plate
D-5.8. "C" curve data is given for even RI numbers only, but values
may easily be interpolated for odd RI numbers.
For an AMC of I or III enter the tabulation on this page with the
RI for AMC II, and read the appropriate RI for AMC I or III. Use
this revised RI to enter the tables on the following pages to deter-
mine "C". For example if RI = 40 for AMC II, then RI = 22 for AMC I
and RI = 60 for AMC III.
